About the property

30 minutes to Beaver Valley and 40 minutes to Blue Mountain

Lothbroek is nestled in cozy hills among farms and natural bush. The views are lovely from every window, overlooking a salt water pool, perennial garden, fields and bush. Private trails twist through 100 acres of mixed forest past ponds and a river; with abundant deer and other wildlife. Explore a winter wonderland before cozying up by the fire with a warm cup of local cider or a home-brewed gourmet coffee. Near skiing (Beaver Valley 30 min), beaches (10 min) and a pioneer village (10 min).

Large rooms in the original 1903 farmhouse with hardwood floors, high ceilings and large bright modern windows give the house a light airy feeling and help keep you connected with the outdoors even when inside. The recent addition doubled the living space while keeping the original feel of the house. It also modernized the services in the house. In a move towards sustainability, the house is heated and cooled using a geothermal system. The kitchen boasts luxury Miele appliances including a steam oven, two regular ovens, a built in whole bean coffee maker, dishwasher, hob and two large fridge/freezer combinations. The kitchen is fully stocked with dishes, cutlery, basic kitchen tools for cooking and baking and several small appliances - toaster, mixer, hand blender, kettle, mini food chopper.

The property has only been rented since 26 December 2016 and received numerous five star reviews on the original listing site during its first year. The owners would prefer to make all future bookings through this site and have deactivated the other listing.

All mattresses, pillows, bath towels and bed linens were new for January 2017.

The property is rural so the internet is satellite based. The fastest download speed available is 10 Mbps and severe weather may impact download speeds and availability.

The house and property are fully accessible except for the linen closet, barn, garage and bunkie. Access to the bunkie can be discussed. Basement stairs are steep and uneven. Guests should also avoid walking in any planted areas in the fields being farmed to avoid damaging crops. All planting fields have a wide pathway around them to make getting around the property easier. Bring your walking shoes, the property is 1 km deep and the trails twist and turn and climb up and down hills.

All entrances are located above ground level by at least four steps. All bedrooms and bathing facilities are on the second floor. You may need to enter the old basement to turn on the water when you arrive. For these reasons, this property is unsuitable for guests who cannot manage stairs without difficulty.

All laundry detergents, dish soaps and cleaning products used in the house are eco-friendly, biodegradable and free of harmful, toxic chemicals. We are trying to preserve the environment; support planet friendly (Canadian) manufacturers; and limit the chemicals going into our septic system. **Please note that NOTHING other than human waste and toilet paper should be flushed as anything else will cause very serious and expensive damage to the septic system. We ask all guests to please respect and comply with this policy.

In winter, the mailbox and street number may be buried by snow, so be aware that you may need to look for the house. You should recognise it easily in daylight. It will be hard to see at night because there will be no lights on.

Books, board games and some toys are provided in the upstairs library for use by guests. There is a basketball "court" behind the barn and a basketball has been provided in the closet next to the mud room. Toboggans can be found in the garden shed. There is a small hill near the barn and a much larger hill behind the perennial garden. There are also a few pairs of skates if they happen to fit. If you do skate on the ponds, be sure to test the ice first. Any skating or tobogganing is at your own risk.

Hiking – You can walk the trails or between the fields on the property. The land is farmed, so please be respectful of the crops. The property is approx. 1 km deep from the road and a hike to the back takes between 60 and 90 minutes round trip. Access to the cabin is not included in the rental at present as there is no toilet facility. If you get lost at all, listen for the road and follow the sound back to the house.

Security System – I can arm and disarm this from my phone, so it will be disarmed before your arrival and rearmed at your check-out time. Cameras will remain active at all entrances to the home during your stay.

WiFi - is available but it is satellite linked so may be unavailable in inclement weather. The password is taped to the underside of the router in the new basement.

Kitchen – Sugar, coffee beans, and spices are provided for as long as supplies last. You open the coffee maker from the right side (the whole front opens). If you use it, it needs to be cleaned daily – there is a cleaning cycle but you also need to manually clean the water and grinds inside, plus the drip tray. If the red thing pops up in the drip tray, it is about to overflow so please empty it asap. If you aren't into labour intense coffee, then you will need to bring grounds for the Bodum.

The ovens are quite small. You can cook a 10 pound turkey, but a 20 pound bird would be a real challenge. Bakeware and roasting pans are provided that will fit in the ovens.

DANGER warning. - there is an empty and unplugged fridge and freezer in the basement. The doors need to stay open to prevent mould growth. If you let your kids into this basement, please warn them of the dangers of playing inside appliances (that there is an airtight seal and no way to open an appliance from inside so they can suffocate very quickly before anyone finds them).

About Paige

I have lived in Ontario, Nova Scotia, Europe and the Middle East and find that there are things to love (and dislike) about any place. I particularly enjoy travel to Asia Pacific. The Philippines is one of my favourite places because of the good friends I have made while working there. I have only discovered airbnb recently and look forward to my first experience as a guest almost as much as I look forward to being your host. I'm an eternal optimist who can see the good in everything, though some days that's easier than others.

I like to fill my life with good friends, good food, good wine and good music.

We bought this house in the country because our whole family likes the outdoors. One of my favourite things is to sit in the shade of a tree on a sunny day and hear the wind rustling the leaves. Simple pleasures are the best ones.

Paige purchased this farmhouse in 2016

Why Paige chose West Grey

The place is not too far (or too close) from family and has everything we wanted - space for the kids, property to roam including some fields and some bush and a source of natural spring water. The house was fully renovated in 2003, doubling the floor space and adding a brilliant mud room, storage closet and laundry area to the back of the main floor. The property itself is beautifully landscaped with a large perennial garden and a deep salt water pool. The bush is natural, rather than re-planted, and has both deciduous and coniferous sections, so we get some beautiful fall colours. There are even a few sugar maples hidden in the mix. The property is close to everything and nothing. It gives a feeling of remoteness but is easily accessible to everything. Beaches, lakes, hunting ,fishing, groceries, the library, the post office and hardware stores are within 10 minutes. Bigger beaches, ski hills, recreational facilities and large shopping centers are 30 minutes. The neighbours are wonderful and keep a close eye out while we are away.

What makes this farmhouse unique

No matter where you stand in the house, you have a beautiful view out of the window. There is no where you can stand and see the whole house from inside. It helps keep the house feeling cozy despite its considerable size. The kitchen is a dream for any foodies.

Lovely Country Home

  • 5 of 5

Our family stayed at this property June 21-June 28, 2017. It is a great property, updated with a large kitchen with all the amenities, high end appliances and well stocked with kitchen wares. It is extremely clean and well maintained with high end linens throughout. There is a pool which is not heated, which would have helped since the weather was quite cold when we stayed there. The grounds are spacious with a pretty flower garden. The owner Paige and her parents were extremely responsive and pleasant. Overall we had a great stay and would recommend this property.

House was Beautiful and charming.

  • 4 of 5

Property was very clean, had everything we needed. Only one shower in entire house so a bit of juggling with the master suite. Pool was great for kids, needed to be vacuumed though. Lots of room for everyone, never felt over crowded with all the people we had there. Great space outdoors for the kids to play. Kitchen was outstanding and a great pace for the adults to unwind and relax. Overall very nice place. Would stay again

Beautiful Farm House and property

  • 4 of 5

Had a great stay here. The house is in great shape (renovated fairly recently it appears) and has lots of space. New appliances & most of the amenities one would need.

A couple of things to note: There's no TV, so if you have kids and were hoping to put on a movie on a rainy/snowy day, be prepared to find another way for this. The pool has no heater, so swimming might be a bit chilly (but it's still fun!). Also, you must dispose of your own garbage upon leaving, so plan ahead for this (we had forgotten about this so were scrambling at the last second). All of this was in the house rules so there really shouldn't be any surprises unless you forget some of these details. Might want to print out the house rules for yourself as a reminder.

Overall - a great property and well worth the visit.

A very lovely property with lots of room for all!

  • 5 of 5

We had a really great stay! My friend and I, our two kids (1.5 and 3) drove up from the city to get away for a few nights. The house is huge, very beautiful and has lots of space for everyone so it's perfect for multiple families. Great high-end appliances and a very well-equipped kitchen. Two large fridges were perfect for food and drinks, tons of cupboard and pantry space for storing groceries. The microwave is in the laundry room which we didn't discover until the night before we left. The bedrooms are all upstairs along with a library with kids toys and books which our boys loved. Beds were comfy, all linens and towels were clean and fresh and the house was spotless.

The property itself is massive, plenty of room to run around and go for walks if that's what you feel like doing. You can hear the traffic from the road, which was fine by us city-people, but FYI if you are looking for complete silence and solitude. There were often cows mooing in the adjacent field which my toddler found hilarious. :)

We spent a couple of afternoons hanging by the pool which is salt water (my preference). It's not heated so I didn't go in much other than to cool off but it was lovely to lounge near it with a cocktail and a magazine.

The owner is very communicative and responsive and provided detailed instructions for all aspects of her home. This was very much appreciated.

We weren't able to use the BBQ as it was really dirty and there wasn't a grill brush or a BBQ lighter (previous guests must have taken it). It was disappointing since the weather was perfect for grilling but we made due in the kitchen instead, no big deal.

The only negative comment I'll make is that you have to remove all garbage and recycling or be charged $30/bag. For the cost of the rental and the $285 US cleaning fee we felt that this should have been handled for us. We had to scramble to dispose of our garbage at the end of our stay or else drive back to Toronto with it. I don't know if this is typical of country properties but it was a surprise for us.

We would love to go back, even in the fall or over Christmas it would be a lovely spot to host a special gathering!!

Located in Southwestern Ontario, West Grey is the largest municipality in the County of Grey, in terms of geographic area, and has a population of approximately 12,000. We recommend the visitgrey website to learn more about the activities described below.

Drop in to the Neustadt Springs Brewery, reputed to be the oldest operating brewery in the Province and take a tour of the Caverns deep underneath.

Durham hosts the Durham Conservation area, a recreational area developed along two and a half miles of the main Saugeen River from the Heritage Walkway Bridge in town to the Second Concession of Glenelg. Walking trails thread the area and do double duty in winter for cross country skiing. Playgrounds, washrooms, two sandy beaches roped off for swimming and McGowan’s Falls with the picnic pavilion make this a busy and happy spot. Kayakers and canoeists are often seen practicing their sport above the Falls.

Many artisans make their home in West Grey, crafting their specialties in home based studios. Banding together every Fall, they have established the Autumn Leaves Studio Tour, which winds its way through the south of Grey County with many intriguing stops.

There is also a pioneer museum within 15 minutes of the property. More information can be found at the greyroots website.

The towns of: Durham, Mt Forest, Flesherton, Markdale, Hanover and Owen Sound are all within 10 - 30 minutes of the property. All offer a variety of specialty food shops, supermarkets and restaurants; high end fashions, wineries, and home improvement stores, so you should be able to find everything you need and perhaps even what you don’t need. The big box stores are located in Hanover, Owen Sound and Collingwood. Remember that shops in smaller centres do close early.

Hospitals: Hanover, Owen Sound, Collingwood, Wingham, Mt Forest, Markdale.

Downhill skiing: The private Beaver Valley Ski Club as well as Blue Mountain offer skiing for all ages and levels.

Snowshoeing: offered at many nearby facilities (or can be done onsite if you have equipment).

Skating: From Blue Mountain to Cobble Beach, Harrison Park to Hanover and Priceville, outdoor rinks abound. Need an indoor option? We’ve got those too!

Equestrian: Local options for sleigh rides, horseback riding, carriage rides, Amish wagon experiences and more.

Other outdoor activities: Cycling, caving, climbing, hunting and shooting club within 5 minutes, hiking on the Bruce Trail, snowshoeing, cross country skiing, snowmobiling, off-roading. There are numerous canoe/kayak routes in the area. The Boyne River, Beaver River and Rocky Saugeen River all travel through this area, and are renowned trout rivers, so fishing and fly fishing is another popular sport. There are also various golf courses in the area (9 within 20 minutes), both private and semi private.
