We finally found our 2nd home in Colorado when we came across Pagosa Springs and the perfect house just happened to be on the San Juan River. Convenient for any sport or hobby all year long. 20 minutes from Wolf Creek Ski area, 5 miles from downtown Pagosa Springs for local shopping and restaurants. 7 miles, 12-minute drive to the Hot Springs. Hiking/trailing biking for any skill level in any direction you would like to go by car and good easy hiking in the National Forrest from the house. Fishing on the San Juan right in front of the house. Tubing on the river down towards the Hot Springs is a popular activity in Pagosa in the summer and although we have not worked out the logistics we think you could launch from the house and ride the 5 miles into town on a tube.
The home with high ceilings and lots of light and room has 3 bedrooms with 1 King and 3 Queen size beds sleeps 8 comfortably. There is a beautiful stone gas fireplace that can heat the whole house, but the main heat is built into the floor and most of the time the fireplace is not even necessary. A spacious kitchen centrally located to oversee the river and the rest of the house. You can eat in the dining area or sit next to the big picture windows overlooking the river. The house is in The San Juan River Village and is quiet little neighborhood with most of the homes being seasonal rentals but still manages a quiet family feel. This home sits on the edge of the National Forrest in the back of the neighborhood but is only a half mile from the main road to town, not bad even at the posted 15 mph with speed bumps along the way. It is an ideal location for walking the dog and or small children walking or on bikes. There is a upper level walk area along the irrigation ditch across the street from the house. A beautiful walk with plenty of wild flowers spring till the beginning of Fall.
Due to a hurricane in our home town I was fortunate to have extra time at our 2nd home. I got to know the area, get a feel of the people and really know the home and love them all. If you stay here I hope you do too. Because I cannot be there to make sure everything is just as I think it should be, we have a Team in Pagosa handling everything. They have years of local experience and handle anything and everything that could come up.
