About this property

Bright 1 Bedroom Apartment Near City Centre

## Space

The home is set in a typical Edinburgh tenement building.

The bedroom has a comfortable king-size bed. It has a spacious living/dining room where you can relax after a day of sightseeing, with comfortable seating and a TV. The kitchen is fully equipped, should you wish to eat in during your stay, tea and coffee provided. The bathroom has a bathtub and overhead shower and basic toiletries will be available for your stay.

Hotel quality linen and towels will be provided for your stay.

## Access

Guests will have access to the entire property during their stay.

## Interaction

I won’t be available in person but I have a fantastic support team who can be contacted by phone or email.

## Neighborhood

The top of Leith Walk/Hillside area is a popular residential area with a distinctive creative and alternative feel all within walking distance from New Town and Old Town Edinburgh. My home is located a short walk from Broughton Street and Elm Row, an area characterised by delicious delis, tea houses, small restaurants, cafes and pubs. Around 10 minutes from Princes Street, Broughton Street is the ‘independent spirit of Edinburgh’. With Royal Terrace boasting beautiful classic townhouses dating back to the 19th Century it is a very appealing neighbourhood to stay in when visiting the city of Edinburgh.

## Transit

Most places are within walking distance of the property. Fee parking available Mon-Thus from 17:00 till 08:00 and Fri-Mon from 17:00 til 08:00

Edinburgh Airport: From the airport take the Tram or Airlink bus to Princes Street. From here the apartment is a quick taxi ride or you can take the number 12, 16 or 22 bus. You can also take the Tram to the final stop and the apartment is a 10 minute walk from here.

Train: The nearest railway station is Edinburgh Waverley. From the station take Lothian Bus number 5, 7, 14, 45 or 49. Alternatively the apartment is a quick taxi ride away.

Buses: Lothian Buses are the main bus operator in Edinburgh. They offer a great free app that provides route maps, fare information and live bus times. It's a great tool for getting around the city.

## Notes

The home is on the 2nd floor and there is no lift in the building. Please note that there is currently NO wifi in the property until the 15th December

A nice property in a good location
This could have been a 5-star rating if not for a couple of niggles on our part. First the good bits: the property is within a 10-15-minute walk from St. Andrew Square, i.e. the Airport-City tram terminal, in a friendly, quiet neighbourhood, with all the conveniences (groceries, public transport, pubs etc.) available nearby. The flat itself is well furnished, it just needs a few final touches that would make it really comfortable. A couple of blankets/throws and pillows in the living room, two bedside lamps in the bedroom, some coffee and sugar in the kitchen... that is really all that we were missing. Our single major complaint concerns heating. Upon arrival, it was freezing cold in the flat (13°C) and it took two days and nights to achieve a somewhat comfortable 19-20 °C. The single-glazed windows and their wide air gaps are no match for the under-dimensioned radiators, not to mention the bathroom which has no heating at all (apart from an electric heater above the sink that I could not turn on, and believe me, I tried). So, our first two evenings and nights were really, really uncomfortable, especially without any blankets to reduce the chilly atmosphere in the living room and its cold leather sofa (which looks sooooo inviting in the photos...). My guess is that no one had stayed in the flat for the past few weeks and the owner simply put the heater in no-frost mode. We spent five nights here and the last three nights were ok, but had it been just one or two nights, I would have been really, really unhappy. So, there is some room for improvement in these aspects. Otherwise, a nice place -- we may even return, when the weather is warmer :)

Disappointing
The flat had a refrigerator badly in need of cleaning (stinky), a mirror leaning precariously against a wall, mold in corners of the shower, and the stairs were horrific. It was much farther from Princes street than it said. I moved to another hotel rather than stay in this one!
