We were in Provincetown for Carnival in 2004 and visited some friends who were staying at what is now our home. We absolutely fell in love with it! After almost a year of coaxing, we persuaded the former owners to sell it to us. We now realise in hindsight how incredibly fortunate we were to have purchased an incredibly special property such as this. It is truly magical! :-)

There is quite simply no other property available for rent in Provincetown that compares to this one. It is both on the beach and located in the middle of town. You can immerse yourself into what is going on in town just by sitting on the front porch. Or you can enjoy quiet solitude on the expansive and private rear deck. Our home adjusts to whatever type of vacation you want!
What makes this Condo unique
After purchasing our home, we restored many of its original architectural features from 1898. Most of the furniture we brought over from our home in England. Guests tell us that this is quite simply the most luxurious place you can stay in Provincetown.

There is a maximum occupancy of 12 persons at any one time on the premises and maximum of 6 guests overnight.

Great Stay, Ideal Location, Lovely Property
Overall, this is a really premium property and the location could not be better! The deck and front porch alone are amazing. Though everything was ultimately fine with our stay, communicating with the property owner required patience and active management at times — to get the lease and final signature and when we weren’t sent a check-in code.
The property itself is gorgeous, though not pristine. Little things like a broken chair back, grill without a gas tank, some furniture/finish stains and dull knives are just little improvements that could be made.
Overall, we loved our stay and the little bumps didn’t get in the way!

I am pleased you found that “everything was ultimately fine with [your] stay” and that “the house and the location “could not be better!” We really do our best to go out of our way to furnish the house with the best of everything.
I always ensure I make myself and our on-site houseboy, Paulo, available to guests 24x7, 365 via cell phone- should they have any questions or issues. And I always respond as if a matter of urgency to all texts or voice messages from our resident guests. I am sorry that you feel I was not proactive enough to anticipate your needs. I rely on our on-site houseboy, Paulo, to be immediately present to help guests should they ask for it. Neither of us were informed that you were having any issues. You did acknowledge receipt of Paulo’s address (just below in the basement) and we spoke by telephone before you checked in. Perhaps I should have communicated earlier and more frequently about how eager and well prepared we are to meet any of your needs. I will try to communicate this better in future.
The bbq is connected directly to the gas mains, so there is no tank. One must simply turn the tap on at the base of the bbq to allow the gas to flow. Paulo, our on-site live-in property manager, would have been able to show you how to work the bbq if he or I had been asked.
I am surprised to learn of furniture stains because we very recently purchased all new sofas three guests ago! I will have the housekeepers address the stains immediately, Thank you for bringing these to my attention.
There is a knife sharpening steel provided in the knife block and another in the drawer of the kitchen. I will have Paulo pre-sharpen the knives in advance of all future guests— just in case they do not know how to use the sharpening steel.
Re the back of the deck chair: the chair is European in origin, made by Gandia Blasco of Spain. As such, parts for repairs are not available within the USA . The little clips to fix to back rest upon the chair had not arrived in time for your arrival. I should have removed the chair from the deck rather than allowing you to use it in its imperfect state. I am sorry that your experience of this extraordinarily stunning panoramic view from the waterside deck was somewhat tarnished by this imperfection.
Ideally located, Beautiful home.
This home is ideally located in the West end of town. Walkable to every main attraction and perfect for private lounging on the bay or people watching on the front porch. The house manager Paulo was amazing and the home is beautifully furnished with one of a kind pieces and amazing linens. Would definitely go back.

There is no better spot to enjoy Provincetown. Sitting on the front porch, you can watch the daily parade go by; or escape to the back deck for solitude and boat-watching.
Great layout and accommodating host.
We thoroughly enjoyed our time at the sandpiper, fantastic location, adequately appointed and fantastic natural light with open floor plan.
Best beach house in P Town. House is amazing with million dollars views
Located right downtown but still quiet. House is beautiful and has everything you need. Views are amazing. You can’t go wrong with this rental. We loved it.
The property is located both on the beach and in the center of America's best street scene (Commercial Street), so the possibilities are endless. Choose from lounging waterside on your private 1,000 square foot deck (not shared with anyone) or meeting new friends as you relax on what guests call 'Provincetown's best front porch'.
With Spiritus Pizza (the social center of town) 90 seconds east and The Provincetown General Store only 90 seconds west, you are truly close to every major attraction Provincetown has to offer. Whether you prefer relaxing privately or being close to the action, there is no better location.
