About Sylvia Duda
Hi! I'm Sylvia. My mother, Veronica and I have two beautiful apartments on Auckland's Viaduct, which we rent out as holiday homes. We are both keen travellers and after renting apartments around the world, we decided to do it ourselves. Veronica is a professional photographer and free-lance writer. I work in menswear and am studying for my real estate licence.
Sylvia Duda purchased this Apartment in 2017
Why Sylvia Duda chose Auckland CBD
We bought this apartment because it is beautiful and comfortable and in a prime location. I lived here and simply loved it. My mother lives just around the corner.

Nice location and nice management. However the apartment is just plain dirty. I could write my name in the dirt of the windows and the door threshold. The balcony was dirty too, had to clean the chairs before use. Balcony floor looks like it was not cleaned in months. The kitchen counter was not clean, we wiped off blackish dirt with a moist paper towel. There were multiple "deferred maintenance" issues, for example: Here is punch list I gave them for maintenance>
Soap dispenser in bathroom is empty
Light over sink is burned out
Blind closure in bedroom is broken
Suggestions for improvement:
Needs better internet
A luggage rack would be nice.
A light blanket would be nice
Close to the waterfront, but noisy
Close to the waterfront, ferries, etc., but the trade off is a pretty active, at times noisy street. Property works fine for two - it’s not luxurious, but reasonably comfortable.
Location superb for the entertainment and restaurants around the area and a short walk to the ferry terminal. There is occasional street noise on weekend nights, nothing that was particularly intrusive.
The apartment was not easy to find and I will email the owner with suggestions for improving the description.
Auckland City of Sails
The apartment we rented was great roomy and an excellent location. We really had an awesome stay. Would definitely come back
Great location to restaurants and bars. I’d recommend
Fabulous from beginning to end. Very responsive in all communications, easy to coordinate with for arrival and departure, perfectly located, we could walk everywhere for things to do or places to eat or easy access to ferry. The apartment was clean and comfortable. Sylvia couldn't have been nicer, very hospitable. We highly recommend this VRBO!
Viaduct Harbour is THE place to be in Auckland. Home of the America's Cup Race, it's teeming with yachts, sail boats, pleasure boats and the odd cruise ship. The waterfront is lined with some of the finest restaurants, as well as casual dining, pubs and nightclubs. Or just grab a bench and do some people watching.
You can jump on a Ferry and visit Rangitoto, the (dormant) volcano in the middle of the harbour, hop over to Waiheke Island for a winery tour, or have a pleasant lunch and walk around charming Devonport - and be back home by supper-time. In the mood for deep sea fishing or whale watching? Hire a yacht for the day to explore the coast? It's all here.
Another couple of blocks away and you'll find the train station and local bus services.
There's plenty of great shopping in Britomart, Queen Street and High Street, with galleries, cafes and interesting boutiques to explore along the way.
For a change of pace, cross the foot-bridge over to Wynyard Quarter, with it's great cafes and little restaurants. We love exploring Silo Park - there's always something interesting going on and so much to explore. You can even fish off the pier! (We've got a fishing rod around here somewhere we could lend you...)
This is such a walkable neighbourhood - a comfy pair of walking shoes is far more useful than a car.
Our long-term guests here on business find the location perfect for walking to work. And with a choice of supermarkets, gyms and leisure activities close by, it easy to relax and enjoy their free time.
