Why Christina Butler chose Kailua-Kona
This home is at the perfect elevation (not too cold, not too hot). In Kona, temperature is determined by elevation, not season. At sea level it's a sweltering 90-95. A the 1500' level it's comfortable 80-85 during day, and 70-75 at night. King Kamehameha's royal gardens were maintained in Holualoa and he would be able to view his gardens growing as he fished in Kona Bay. It's lush, green, peaceful, comfortable. Truly paradise.

True 'Old Hawaii' tranquility, temperature and peace. We take great pride in keeping the home maintained and very clean. You will feel relaxed and vacationed and never want to leave. The drive into the property is beautiful and private - unlike several other advertised "estate" properties where you must drive past unsightly homes in questionable neighborhoods. Good place for families
We stayed at this property for two weeks over the holiday. It had a great layout for our family as we needed 6 bedrooms for the 10 guests. The neighborhood was outstanding and we found ourselves dreaming of buying a property just up the hill. The hot tub was wonderful for the cool nights and after a day of adventures. Although the pool was a bit cold, it was nice and refreshing when we actually were home to enjoy it. We enjoyed the lawn toys and boogie boards for beach use. The lanai was our favorite part of the house and we ate dinners outside often.
I did not give this 5 stars for a few reasons-- The property was not as clean as I had hoped when we arrived. We found used towels on the backs of doors, dirty tissues in the upstairs bedroom, the mixer/blender caked with food under the blade- found this after our first margarita- yuck!- and several of the dishes and silverware dirty. The propane grill was also out of fuel. It was eventually replaced. The property manager was hard to reach as she was out of town when we first arrived and then returned home sick, so we did not see her until we were literally leaving. This was OK, but if something major had happened, I kind of felt like we were on our own.
Renters should be aware that the house is also well loved. There are so many notes about what not to do and what things cost if they break-- that we felt a little taken aback. I am sure because of its extensive use. It might be time for a good refresh/ remodel however.
Despite this, we would stay here again and it is really a good choice for large groups who want to be centrally located.
Beautiful peaceful retreat
We LOVED our time in this home. We felt welcomed from the moment we pulled into the driveway until we had to leave. We came to the Big Island to celebrate my parents 50th wedding anniversary.
The pictures don't do the backyard justice. The views are amazing and the air fragrant with tropical plants. We enjoyed the "lovely lanai". We ate breakfast every morning, lunch (if we were home), dinners and family games evenings. The extra "guests" on the property brighten the experience. You hear Coqui frogs, roosters, and sweet bhaaa of the goats. Geckos pop up and shine bright.
The main house has 3 bd/1 bth on the main floor. Upstairs has 3 more bedrs: 2 queen rooms w/ a jack and jill bathroom, and a master suite w/it's own private bathroom. The master and 1 bedroom have private outside balconies with ocean view. The house's driveway accommodated our 2 large SUVs &1 compact car w/room for more. The kitchen is large with lots of equipment. There are crockpots, cutting board, baking sheets, knives, serving utensils, COFFEE POTS, and a bean grinder.
We utilized the secondary cabin (a separate listing/cost) not connected to the main house. This cabin/studio is located just off the lanai. It has other ccess points, the backyard and the driveway. It's a comfy queen bed, sofa/sitting area with a TV, and a smaller kitchen; including a full side by side refrigerator, microwave, &more equipment. ALSO, another additional coffee pot!
We were amazed after peeking into a small pool shed. It was overflowing with EVERYTHING we wanted for the pools & beach...DOZENs of pool floats, boogie boards, pool noodles, reef/water shoes in various sizes, full snorkel gear, soccer balls, footballs, and kites. Beach chairs, beach umbrellas, straw beach mats, and dive toys for the pool. We saved big $$$$ because we were able to borrow these items. Also, found a convenient bathroom immediately behind the pools; near the hot tub.
We loved the peace and quiet we felt at the home. The home isn't air conditioned but cross breezes and higher elevations kept us cool. Additional fans were provided.
Town is ~20 mins away on some curvy roads. Costco, Safeway, Starbucks, & Walmart are easy to find. You are on an island so costs are higher, even on basics.
Tina was very friendly and helpful with a couple of little things. Very accommodating and sweet with some extra request. THANK YOU Tina!! You gave us a wonderful week we will never forget. We would absolutely stay here again.
Haven in the coffee belt
This house was just what we needed for our 3 generational family trip. It is above the town of Kailua, and has a sweeping view of the ocean. A few days we had some rain in the afternoon, as is typical when the clouds move in over the volcano, but the mornings were glorious. There is so much to do on the Big Island, that we didn't spend as much time just hanging out at the house as we expected. Our host, Tina, was accomodating, and sensitive to the sleeping arrangements of our little kids and young families. There were even toddler beds set up for us when we arrived. This house made our dream vacation come true.
Great multi-generation home
The property was the perfect choice for me and my extended family of 16! We had four couples as well as eight children of which six were 18 or older. The home and the cottage had bedrooms that were setup well and we had plenty of room! Pools were awesome and enjoyed, the two hot tubs were wonderful and we enjoyed relaxing after full days of exploring the island. Kitchen was nicely furnished and had several appliances available. Location is 20 minutes away from town, so not easy to just drop in and grab something from the store, but the advantage of being up the hill it was cooler and quieter. Easy to navigate from the home to the various locations on the Big Island. The goats, bull and other animals were fun to see and the overall property was beautiful! In fact we did some of my daughters senior pictures on property. Overall, great house and cottage and has plenty of room for large families! If I were to visit the Big Island again with my entire family, this would be the first property I would check!

Cool get-a-way from the heat and stress!
This Villa is "UP ON THE HILL" where you escape the heat, noise and business of downtown. Tina is so easy to work with once your are there. The Villa is older but our party of 12 ranging in age from 4 to 90 found it comfortable (air conditioning would have been nice to take the damp out of the air) between fans and the breeze we were comfortable temperature wise. The pools though were very cold. We did very little swimming. Not sure if just a solar blanket might help. But the Ocean waters were beautiful and very warm. All in all this is a great home base! Thank you Tina for your quick response to little things when we ask! Ma-halo!
Great family vacation home!
This property was great for our 3 kid, 7 adult stay near Kona. The outside areas are perfect. Beautiful deck with ocean view , large eating area and pretty Hawaiian flora. The kiddie pool was huge, as well as the other pool. Even had a hot tub too.
The kitchen was fully equipped with appliances and equipment. The bedrooms and baths were very comfortable. Our entire party of 3 families was very happy about the accommodations. Everything is as described in the listing. Yes, go and enjoy yourselves in a great five star rental!
many Kona coffee farms in the area to tour. Beautiful street to take a walk along, with large grassy sides, the other farms are either coffee fields, or animals you can view. Often the coffee is in bloom and looks like snow on the coffee plants. There are wild green parrots that fly over each morning and afternoon, and yellow finches, red jays, and many other birds.
