Diane's parents bought on LBI over 40 years ago. My wife and I procrastinated for many years about buying on LBI. Her sister and nephew also own on the island. We believe that LBI is the finest family shore destination in New Jersey. This beach house has created many memories, has started or continued many traditions, has helped families and couples recharge, has helped individuals be in a creative space for writing or planning, and has brought peace and quiet (off season)to those seeking. Right on the beach. We rented the lower floor so we had shade from the second floor. The deck was perfect for little ones or elderly. Cool breeze blowing all day. Just wonderful!
Wanted to Love It
We had booked the lower level, but John offered the top level, same layout with a better view, over the dunes (lower level has a dune view). We had forgotten linens, and John was gracious enough to arrange for them, and he was very helpful walking us through check in.
The apartment itself, while exactly what we wanted--no fuss, 3 bedrooms and a bath, it was not what I would call "classy." The bathroom had moldy, peeling paint and spackle all around the tub, and the kitchen appliances had that fuzzy layer of years of not cleaning the grease off them. The washing machine--in the bedroom--had a moldy smell that was so overwhelming I opted for a laundromat an hour away; and for some inexplicable reason one of the bedroom doors stuck after two days of regular use, but I was charged for the molding that split when I tried to open it the next day. Although it is technically an oceanfront property, it is actually closer to the road, so instead of waves crashing at night, we only heard the traffic.
I really wanted to love this place, and it was my first VRBO experience, but aside from its proximity to the beach, I wouldn't spend that much again on motel-quality accommodations (where linens are free).
Extremely Weather damaged and Not Clean
I was not going to leave a review because I just wanted to forget the experience, but in speaking to another VRBO home renter and showing her the photos I took she said I absolutely should do a review. Unfortunately this property has been very poorly maintained and it was filthy! Kitchen had food splatters all over cabinets, garbage cans , kitchen tile, windows were so dirty, I had to clean place top to bottom. Bathroom was moldy , sink was clogged with hair, shower head was disgusting, shower curtain and rod were just nasty. There was garbage on the living floor, and bottles under couch from previous person. Carpet was stained terribly! This place needs a complete maintenance overhaul. The sliding glass door was so dirty and full of gunk I had to clean runners so we could open and close it. I did not contact owner, because if this is how they keep their place a simple sending back their cleaning people would not fix the condition this place was in. We learned a very hard lesson renting from VRBO and will never do it again. Obviously there is no one regulgulating these rental properties. I cleaned everything I could and we just dealt with the rest, feeling like ,aside from leaving what else could we do. I did call owner to suggest they power wash their outside furniture that was covered with mold and mildew and was told it was weathered! We had trouble with the door lock all week and on the last day the key broke in the lock!! I was a terrible experience all around and I would Never recommend this property to anyone and I think VRBO should inspect the properties they are representing more carefully. We paid good money and past reviews said it was clean and nice, except one review , and I should have listened to that one.! I have photos to document all the filth. I am glad that trip is behind us and will never be using this service again.
Vivian, thanks for staying at the beach house. You and your family are very blessed to have been able to stay in an oceanfront home for a week on LBI. This beach house has been bringing familes together for many years creating happy memories. You were at the house to recharge, spend time with family creating your own memories. Unfortunately the week you stayed in the house the weather was poor due to hurricane Florence making its way towards NC and the surrounding area. However, it's very sad and extremely disappointing that you seem to have issues with communication. We reached out to you the day you checked in to ask if anything needed to be addressed and more importantly to welcome you and heard nothing. Our rental agreement advises you to let us know about any cleaning issues within 4 hours of checking in. We never heard from you. I asked Jamie(part owner of the cleaning company we have used for 8 years) during the week to secure the outdoor furniture as a hurricane was heading to the east coast. You made no mention to him other than the slider track, needing attention. Your cleaning issues are greatly exaggerated, general and untrue.
Here is a actual true quote from Connie B. who stayed in the house after your week "I have to give you the highest compliment...your kitchen and esp your fridge is very clean! I always have to scrub a fridge in rental houses and I find it very annoying. Thanks so much for that!!!"
Families before you and after you have enjoyed the house. The other issues that you pointed out are simply not true and very unfair. I have shared your issues with the cleaning company and they would certify as well that the cleaning issues are greatly exaggerated.
First impressions were disappointing as there is a huge wall of sand right next to the deck.
In addition to the huge wall of sand next to the deck on the lower level, completely obscuring the sea ward view, the sand dunes have also been built up since Hurricane Sandy which is not reflected in any of the recent photographs. The furnishings were generally ok, but dated, especially the family bathroom. We hired bed linen and towels as we didn't want to transport them all from the UK. One set of linens had Victoria Secret underwear in it and the other still had the dryer sheets attached. We received a pack of 8 white "facecloths" and 8 white medium towels. It should be noted that if drinks are spilt on the deck above (coffee, childrens juice, etc.) it pours through the unsealed deck onto the unsuspecting guest below. Also if it rains, care should be taken when tipping up the sunbeds (on the upper level) to get rid of the pooled water. I prefer to take my showers in the bathroom. The kitchen is well equipped and this was good, as eating out we found was expensive. The Murphy's and Acme were very convenient shops and there are abundant places to have a hot or cold drink, ice cream, breakfast, lunch or dinner. Bicycle hire is very popular, but we preferred to walk the few miles up into the town, if we were just going out to look around. Overall, we used the property as a base and spent as much time as possible out on the beach and visiting the surrounding area. Should we ever visit the area again for a summer holiday, we will ensure that the sea is clearly visible from where we are staying.
Trudy and famiIy, thanks for staying two weeks at the beach house. The "huge wall of sand" is actually a sand dune that is well documented in photos and has protected the home for many years. The photos on the site are always current and it's well documented that our views from the lower unit are blocked after the beach replenishment. The living room furniture is brand new. You rented bed linens and bath towels from an outside service. We have no control over what you experienced...but your comments are classless and tacky. Having been home now for a week and a half we are well and truly back in our time zone. It did take a few days though this time.
We reviewed our photos of the US holiday with our friends last weekend, starting with the wedding up north and then the beach holiday. The wildlife we saw was amazing - pelicans, sandpipers, sea eagles. There was also a whale on the horizon one day and a shark bumping the surf school learners.
Overall we had a good time. Alexandra and James were with us for the first week and then Bob's mum spent a couple of nights with us the following week. We got her onto the beach and in the water a few times, but no longer swimming.
Great location. Loved Holgate! But house was in ill-repair and filthy.
This property was a disgusting mess when we arrived. The owner let us know it was ready for us early and we were eager to get there. We had to clean the entire place before we could get in. The kitchen was a mess (complete with a leaky kitchen sink which we had to fix!) Washed all the pots and pans held under the sink before we could consider using them. The bathroom sink was reasonably clean however the fixture was loose -- held on by the connector hose. The pillows were sweat stained and should have been thrown away. Stains on the living room ceiling! The umbrella on the deck was old and not operational. This felt like an old neglected beach house. The outdoor shower had not been cleaned in years. The deck furniture was moldy. The privacy gate was loose and hanging crookedly from its hinges. For over $5,000 for the week I would think the owner would have enough money to do the small repairs necessary. We will not return to this property.
Eileen, thanks for staying at the house. Very sad that you seem to have issues with communication. We reached out to you the day you checked in and heard nothing. You received an auto email on Monday asking if anything needed our attention. We heard nothing.
You texted me on Saturday to advise us that the kitchen sink had a leak. First time we were made aware of it and let you know that a plumber would be coming in the morning to take care of it. You responded back that your husband hand tightened the drain trap and I thanked you. Our rental agreement also advised you to let us know about any cleaning issues within 4 hours of checking in. We never heard from you.
I received alerts from the AC unit that you had turned the thermostat down to 60 degrees on a daily basis. I left voicemail messages and texted you and politely asked that you please stop and that that could case damage to the unit as is outlined in our rental agreement and FAQs.

Great location steps from the beach. First floor unit is highly functional and provided a great base for full days at the beach. John is very helpful and responsive.
