- Notes on accommodation: A Wing of the Villa can be rented for up to 6 people at a greatly reduced price. Villa Gemelli is ideal for children as the pool area is surrounded by a fence. Outside: There is a large patio to the front of the house, overlooking the pool complete with garden furniture and barbecue. From here there are stunning views to Volterra. To the side of the house is a naturally covered pergola. The private pool is 12x5m and there are loungers and sun umbrella. The tennis court is built to a professional standard. Utility Room: Washing machine and dryer. Cleaning / Towels / Linen / Maid service: Towels and linen are included (not pool towels). The house is clean for new arrivals and cleaning during a rental period can be organised. Other: French doors lead to the terrace and gardens on three sides of the Villa. The property is divided into two wings with stairs leading to two bedrooms to the front of the Villa and two to the back. The third bedroom is on the ground floor.

Cancellation Policy
- 100% refund if you cancel at least 14 days before check-in.
- 50% refund (minus the service fee) if you cancel at least 7 days before check-in.
- No refund if you cancel less than 7 days before check-in.

The villa and out-buildings are strictly non-smoking, however smokers may smoke in the garden and balconies. Please use the ashtrays provided.
For everyone's safety, NO GLASS is allowed near the POOL or HOT TUB. We provide good quality polycarbonate glasses to be used in these areas.
