Apartment in Prcanj, Kotor, Montenegro - Minutes From Waterfront,Restaurants & Small Beach
I enjoy travel very much & I initially visited Montenegro in 2005 & was instantly smitten by the stunning scenery on entering the Bay of Kotor (Boka Kotorska) for the first time. It is described as one of the most beautiful bays in the world. I totally agree. I holiday here 2/3 times a year, therefore I have ensured that everything is in place for a really comfortable stay.

Why Owner chose Prčanj
The real reason for the purchase is the absolute stunning views from every room in this apartment. The apartment is situated in a tranquil location surrounded by trees & birdsong with stunning views out front onto to Kotor Bay & yet is within minutes of bars/restaurants & amenities. Also, Prcanj is a beautiful quaint historic village & area with old Venetian stone houses, churches and a marina hugging this incredibly picturesque shoreline. Kotor Old Town nearby is a Unesco World Heritage site, a place to spend time browsing the boutiques, sipping a local drink, visiting the museums and historic churches. Incredible scenery, the crystalline seas/mountains/rivers/canyons and lakes are all here too. Excellent walking areas & something for everyone.
What makes this Apartment unique
I enjoy the walks from the apartment especially my morning strolls along the exquisitely scenic waterfront to the bakery in Prcanj village to buy bread for breakfast on the balcony, stopping for an Espresso or two at the cafe at the waters edge and then maybe a swim in the sea or the apartment pool. The beach at Przno/Plavi Horizonte (pictured) is a favourite beach to spend the day, lunching at the beach bar or walking around the headlands also here. Boat tours around Kotor Bay and the scenic drives exploring the many little coves and villages are always exciting. Evenings are enjoyed dining at one of the great little restaurants at the waterfront (minutes from apt) or in Kotor Old Town or just lazing about and watching the boats from the balcony. The night lights over Kotor Bay are stunning. Montenegrins are laid back & there’s no rush

The apartment has lovely views over the bay It was clean and had everything we needed We ate out most of the week and you could walk down to 2 restaurants which served nice food and were not expensive There’s a bus stop at the bottom of the hill so useful to get around It’s a very steep road up to the apartment so you have to be fit We had a lovely time in Prcanj

Breathtakingly beautiful view
The apartment has the most spectacular view of the bay and the surrounding mountains. We thoroughly enjoyed our time in the area. It was very easy to travel into Kotor either by bus or taxi. The old town is beautiful and has plenty of restaurants and shops. You can also take boat trips from there. We took a speed boat and it was great fun and good value.
The owner has compiled a very informative folder of tips and suggestions. We found this very helpful. We took the walk behind the apartment to the abandoned church and would recommend it, although not for the faint hearted.
The apartment is located up a very steep hill. On arrival, the hire car struggled with the hill but after some practice, the journey became easier. The location was not made clear enough in the description. Anyone with mobility issues would struggle.
The main issue with the apartment is that there is no air conditioning in the bedrooms. In the heat of August, sleeping was difficult. The outlet for the AC unit in the lounge is on the terrace, which makes it hot, noisy and uncomfortable to sit out in the evening, while you are trying to cool the apartment. The fans provided for the bedrooms were not very effective.
The apartment is well-equipped overall and was clean, although not spotless. It could probably do with a deep clean.
You can forgive a lot because of the spectacular views, which will stay with us forever!

Location is on a hill for maximum spectacular views & hence the reason your party loved the views & very pleased you enjoyed it. There is only a very low hum of the balcony a/c unit.
We enjoyed our stay in this property. It has stunning views of the surroundings and is in a great location with lots of restaurants, amenities and activities within walking distance. Prcanj is a beautiful village. The property itself was well equipped although as a family of four we missed having more outside space at the apartment, particularly as we visited when it was very hot. It would have been good to have been able to eat outside but the balcony did not allow for this. Fine for two but tricky for four. Also because of the temperatures when we visited the lack of a/c units in the bedrooms made nighttime uncomfortable, but can appreciate that for most of the year this would not be an issue. All in all we had a great stay in Prcanj, and enjoyed swimming in the sea, paddle boarding, boat trips, dining out and exploring the local area. There was lots of information in the property to help us plan our itinerary and Maura was very helpful in advance if our stay.

Re Outside Space
This is the first time lack of outdoor space has ever been brought to my attention & it’s a tad puzzling. The balcony has a table & 4 comfy chairs. It has never occurred to me that it would be insufficient as we & other clients coming since 2009 find it the perfect dining spot & certainly big enough for 4 persons seated. It is a normal apt 1st floor balcony with terrific uninterrupted views.
It has been commented on numerous times how fabulous the balcony is to sit out enjoying breakfast, drinks with friends & watching the bay activities. However, if it was cluttered up with loungers & washing then I can understand your comment.
Also, there is a big sun lounging bbq area for guests to relax at the rear of the property by the pool especially in the extremely hot period you experienced.
The surrounds of this apt is classed as having more outside space than most in the locality having a designated parking space ( big plus for area), pool & large sunbathing area, so there is ample outside spaces here to enjoy as seen in the photos.
This 2 bed apt is very well priced per week for what is offered.
Re Air Conditioning
As always mentioned on my booking particulars, there is a/c in the
lounge/kitchen areas & great cooler fans & insect mesh blinds in both bedrooms ( a big plus re the mosquitoes) allowing one to keep the bedroom window doors open throughout. It should be noted that Montenegro gets real extremes of heat/heatwaves during July/August & at these times even the best domestic a/c will be insufficient for some needs.

We had a wonderful holiday in this lovely clean apt with very comfy beds & crisp linens & the most spectacular unrestricted views (no buildings outfront) ever experienced by us in any previous holiday accommodation. We visited Kotor two years ago on a cruise ship for just one day & vowed to return for longer as the Kotor Bay Area is simply stunning.
We enjoyed Kotor & Prcanj & all they had to offer.....history, boat trips, museums, the most scenic walks, swimming, photography & more.
Enjoyed the restaurants by the water in the evenings & also lolling on the balcony with a vino taking in the night view with everything lit up & watching the ships coming & going. Thanks so much to the helpful owner for the pre arrival advise & thinking of everything & arranging a really smooth welcoming arrival. The very informative visitor book was a great help.

Clean lovely apt, yachts/cruisers passing by
Very happy we spent some time at this lovely apartment just outside Kotor in a lovely area called Prcanj. Beautiful scenery on the doorstep, water, nice locals, lovely restaurants & all without the touristic feel or crowds of trippers.
The apartment was great with views which we have never had in any place that we have not paid a fortune for. The apt is better in reality than the photos & the helpful owner has thought of everything The pool was a bonus as was swimming down at the pontoons. Everything was as described. We decided not to have a car ( we are walkers) & the local bus & cheap taxi service were just fine for us. The pre-booked arrival taxi from Tivat airport through the representative knew our destination & we were greeted by Daniel at the apt who was most informative & very welcome after an early morning departure & a 3 hour flight. No directions or key lock boxes to manouver which was a nice bonus. Kotor Bay is a real find.

Great welcome,super clean,fab views
The new flights from the UK to Tivat prompted us to try this little gem of a country & 20 minutes after leaving Tivat airport we were welcomed in to this lovely clean apt by the very helpful rep.The apt looks exactly as advertised but nicer in reality as the views come right into the apt & it was spectacular especially at night when the whole bay lights up. Eating breakfast & evening drinks on the balcony with only marine traffic & birdsong to distract us was a rare treat. The water views draw the eyes & conversation all the time.
The pool is small but fine for cooling off. For big swims we went to the beach or pontoons nearby.
Loved the quaintness of the Prcanj area & the little waterside restaurants nearby (so cheap) & also the many cafes/restaurants in the beautiful medieval walled town of Kotor. The coffee, local wines/beers were delicious (again so cheap).Montenegro is charming in an old fashioned way & hope they take their time trying to catch up but delighted we found it before it becomes something else. We will be back !

Great for culture with much maritime and naval history, Kotor festivals with outdoor musical events to include orchestral & contempory,childrens dance & theater,museums and churches. Cycling, walking, hiking, swimming, fishing from the numerous pontoons along the waterfront, boat cruises public & private trips. Wonderful for kayaking and boating around Kotor bay. Kayaks can be hired locally with group activities if required. Sightseeing to Skadar Lake famous for its birdlife and hiking in Lovcen National Park. There is much to explore with wonderful scenery, quaint villages and beaches all along the beautiful & clear waters of the Adriatic coastline.
The hinterland of Montenegro is mountainous (Durmitor), therefore there is an abundance of spectacular scenery, offering lakes with fishing, birdwatching (Lake Skadar) and the Tara river for white water rafting. The Tara River Canyon is the second largest canyon in the world after the Grand Canyon. Check out Durmitor and Tara River Canyon on web for activities
The apartment is 4/5 mins walk downhill to the waterfront and bathing pontoons (pictured in main picture ) and small pebble beaches. Prcanj with its beautiful waterfront is renowned as the prettiest & most "chic" old stone Venetian style village in the immediate outskirts of Kotor old town. There are numerous small pebble beaches along the water front. There are also great sandy beaches within 20 mins drive along the very scenic coastline with bars/restaurants and all the usual beach facilities.
20 minutes from Tivat Montenegro International airport. 90 mins Podgorica, Montenegro airport. 90 mins by car from Dubrovnik airport in Croatia. Dubrovnik is served by many low cost airlines from all over Europe, Uk & Ireland & is one of the main airport for visitors wishing to visit the Montenegrin coastal areas.
A taxi can be pre-arranged to collect at Tivat/Podgorica/ Dubrovnik airports.
Also car hire recommendations if required. Car hire recommended although not essential except if staying 10 nights or longer.
Buses are good & taxis are cheap. Hire small car as roads are narrow in places.
Kotor 6kms. Lovcen National Park 15km. Budva/Herceg Novi 28km. Sveti Stefan 30km. Dubrovnik 60km. Lepetane 5km (ferry crossing from Kamanari 4.50 euros per car). Lake Skadar 70km. Local buses operate hourly along the waterfront to Kotor and Tivat. Change at bus station in Kotor for further travel onwards. Taxis to/from Kotor are approx €5 each way.

Just outside the ancient walls of Kotor town there is a daily bustling market resembling something from yesteryear with individual stalls selling local organics such as home made cheeses, cured hams, honey, fish, oils & mediterranean vegetables of every colour, shape & size & all with a refreshing lack of standardisation. Eating out in Montenegro is inexpensive with restaurants offering excellent local fish & meat dishes with a mainly Italian influenced cuisine. Local wines are good and priced at approx. 5 euros per litre. There are two good bar/restaurants within 4 mins walk at the waters edge & a nice stroll further along the waterfront will take you to a few others among them the best fish (Gusti ) restaurant in the Kotor/Prcanj area. This is where the locals go for a fish lunch/dinner, therefore busy at weekends.The beauty of Prcanj is waterside dining as all the restaurants here are located at the waters edge just perfect on those evenings when Kotor town gets hot overcrowded in peak season & when the cruise ships disembark. You are away from the hustle & bustle if you want to be in Prcanj.
The good thing is you have options.
