Villa Buje is a beautiful Istrian stone house that can very comfortably accommodate 10 people. Two of the bedrooms open onto a private terrace which makes it an ideal house for two families to share.. Built 4 years ago, the villa has been designed in true Istrian style but with many modern features. It is very light and airy with exposed beams throughout giving it real character. The virtually private garden features a 32m2 swimming pool which can be heated as needed. Overlooking the pool is large covered raised terrace with a dining table for 10 with incredible views over vineyards, rolling countryside and in the distance the town of Buje with the Alps and Dolomites providing a spectacular backdrop. The garden is spacious and has plenty of lawn and the whole complex of 7 Villas is enclosed by electronic gates making it very safe and secure.

This describes the ownership of two Villas, Villa Safron, Rovinj and Villa Groznjan, Baredine. Villa Safron is owned by Lis and Dejan Katavic who now live permanently in Croatia. Dejan is a native Croat and after spending many years in England decided the beauty of the Adriatic coast was too much to give up. The family moved and are now very settled and happy in Rovinj.
Villa Groznjan is owned by Liz and Miles Remmington, long term residents of Asia and close friends of the Katavic’s. They too have discovered the beauty of the Adriatic and now own the gorgeous Villa Groznjan. It gives them a great European base to enjoy their summers & catch up with the Katavic’s.
The Katavic’s manage both Villas and if you would like a two centre holiday you can easily book a week at each Villa.

Why they chose this property

The idea of finding a Mediterranean haven in Croatia came about a few years ago. As long term residents in Asia, we were searching for a summer base closer to Europe and we were lucky enough to find it in Istria. The villa is newly-built and we were able work with the local architect on it's design. Whilst retaining Istrian traditional finishes, the villa has a modern open plan feel. With five bedrooms, there is plenty of space to invite friends and family to share the phenomenal views from terrace over to the Alps and Dolomites while the children let off steam in the pool just below.

What makes this property unique

Whether you want to explore Istria or Italy, or spend your time enjoying a chillaxed holiday, we hope you find Villa Groznjan as magical as we have. Over the years we have built up a good local knowledge base of some fabulous local konabas or tavernas to try; the information of our finds is available in the Villa for you too. We have also enjoyed trying the local wines.
We are located within an hours driving of both Pula and Trieste airports therefore your trip to us is not too arduous.
