This luxurious villa is located in the most exclusive area of Puerto Vallarta just eight minutes South of downtown and approx. 25/30 minutes from the airport. The South Side of Puerto Vallarta, where the Mountain meets the Ocean, has been recognized internationally as the 'Golden Zone of Puerto Vallarta.' This area is also known as the 'Mexican Riviera'.

This is one of the few houses in Puerto Vallarta that´s REALLY ON THE BEACH... experience the comfort of taking a few steps down off of your pool into the sands of Playa Punta Negra... one of the best sands of Puerto Vallarta. Experience morning and night walks through our beautiful family-friendly beach.

Enjoy our cook serving you 3 meals a day... our housekeeper pampering you with drinks and our housecleaner taking care that the villa is spotless for you... staff service included in the price, FOOD, AND DRINKS ARE NOT INCLUDED

Our villa has 6 bedrooms all with A/C, ceiling fans, and a complete bathroom. Each bedroom has 1 King Size bed and one of the bedrooms aside from the king-size bed also has 1 double bed. We provide wifi, satellite TV, flat screens, speakers, and a sound system at the pool level, we help you coordinate transit and boats/fishing/scuba diving in Los Arcos landmark, and zip line activities. On the lower level, we have a big outdoor patio with huge lounge space, al-fresco dining, and bar facilities.

Stay in one of the best locations in Puerto Vallarta... relax in our pool area while reading a book... hearing the relaxing sound of the Ocean... with all-day service waiting anxiously to pamper you!

Awesome stay!

We had a large family group ranging in age from 5 to 82 on a celebratory trip! We had an amazing time! The staff was so great - anything and everything we needed was taken care of, shopped for, provided, or made for us in no time! We loved having easy access down to the beach and spent a lot of time there! The common area by the pool was a popular hangout spot for everyone and we enjoyed a few meals there! Truly have no complaints, thank you for a wonderful stay!!!

Family Vacation 2022

We had an absolutely wonderful time! The house was amazing and beautiful and so well kept. The staff was unbelievably gracious and accommodating! We felt spoiled and taken care of from the moment we walked in. The staff was wonderful and attentive. They helped us with our bags - were available if we had questions, etc.... the welcome snack and drinks were amazing! The entire experience was 10/10! I would recommend this place and team for anyone wanting a wonderful luxurious stay in Puerto Vallarta, Mexico! Close to downtown but not too close - amazing beach and such pretty views. I cannot thank this team enough for all their help making it a wonderful trip!

Great spot, amazing staff

Can’t say enough good thing about the staff. Our favorite was the chef. Great food and even better service. House was always clean. The staff helped us arrange transportation from trusted sources. The pool looks small, but I would say it’s big enough. The beach is great too. Would stay again.

Wonderful reunion with friends and their young families

Incredible location right on the beach and close to town. Great 3-level villa including indoor/outdoor living with pool and direct beach access on bottom level. Full staff (butler, chef, housekeeper) makes stay very easy and comfortable. Host was communicative and helpful. Wished staff spoke a little English but we made it work! Overall a wonderful relaxing stay reconnecting with friends and their young families. We got great sleep. Highly recommended!

Just Perfect!

Our group 10 had a wonderful time in PV, the house and staff were amazing. The South Bay is my favorite part of PV, not touristy, in the jungle, private home on the beach, amazing staff, can't ask for much more than that. The beach was beautiful and not crowded at all, the drive getting there is fun, you easily grab a cab but renting a Jeep is much more fun, drive up to Chico's Paradise and watch Marco the cliff diver and do some zip lining!

Incredible Experience!!! House and staff are great!! Learn from our mistake, plan meals and drinks better as the only negative was having to wait for food and beverages as there is only 1 person servingz makes it tough for a large group. Make sure to order lots of ice ahead of time as drinks were not ice cold from the fridge. Food was incredible, far superior compared to an all inclusive. Each bedroom had its private bathroom which was super nice. Language barrier was a bit frustrating so bring your translation app... Overall great time would definately stay her again!!!

Perfect

We had an amazing time at Casa Paty and highly recommend this villa. The staff was very attentive and wonderful, always taking care of us, they were awesome! We had best in class service and you feel like you are being waited on like royalty. Beautiful grounds that are family friendly. The location was absolutely perfect. Short ride to town. The house is right on the beach and the beach was clean and the water warm. Nice quiet beach as well so you could relax. The owners and staff made sure at all times that we were ok and things were good. The chef was amazing and made us the best food, again like others say no need to leave the house to eat. We had young children with us and the house was well equipped for them too with high chairs and cribs. We have absolutely no hesitation to return and hope to do so. We would like to extend a special thank you to the owners and the staff, really great time. Thanks!

Beachfront paradise

While the home and beach are spectacular, the staff made this trip above and beyond our expectations. We chose from a menu of meals, provided money for groceries, then parked our toes in the water, butts in the sand while the three on site staff brought us pina coladas on the beach, cooked 3 meals each day and kept house clean. There are condos on either side of the property but this was a non factor. We had the beach mostly to ourselves all week. We saw whales and dolphins some of the days. When there were clouds it was warm and didn’t stop us from enjoying the beach. Our stay was early January. The pool was warm enough to swim and cool enough to be refreshing. The lower level of the house walks out to the beach so this is where we hung out in the open air family room with two large tables for bigger groups to eat and play games. Recommend not renting cars

Excellent staff + great beach

We had a great stay at this home. The staff is so helpful - they went shopping every day for us and kept us fed! The food really exceeded our expectations. The daily housekeeping was wonderful. We had 2 couples, 5 kids, and 2 nannies on the trip - we said it was the most relaxing trip with kids we'd ever had! It's like staying in an all-inclusive resort, but you're steps away from the pool and beach and the food and drinks are much better :) The outdoor area is so nice and we spent most of our time there. The pool was wonderful and warm, and it was so easy to get to the beach. It's truly beachfront and fairly private. Parts of the house are getting a little dated like linens, towels, etc. And I don't know if it's the humidity or what but there was a musty smell in the bedrooms. It got better when the a/c was run, but one bedroom never did seem to get rid of the scent. (Also, I have a ridiculously sensitive nose and the other people on the trip didn't notice that)

En general bueno

El aseo de el area de la alberca y la alberca lo hacian muy tarde terminabamos de desayunar y la alberca sucia. La cocinera muy buena todo muy rico. La escalera de la alberca estaba rota y fue muy dificil entrar sobre todo los que somos de la tercera edad El chorro para quitarnos la arena de la playa no sirve.

Amazing vacation! The house has true beach access and the beach was perfect. The house is beautiful and great for groups. Israel is one of the nicest persons we’ve ever met, cannot say enough good things about him. The chef is outstanding, the food was soo good! Highly recommend. My only suggestion is that the house needs to update its towels and floor mats.

The view is unbelievable. The different levels of the home add so much beauty and different views. The service is detailed and exceptional. Israel was always there to help. He took care of the organizing, purchasing, and whatever what was needed. The chef and maid were wonderful. The home is beautiful. This is definitely a home to go to stay. The beach access was easy, and we enjoyed going to the beach. The pool was constantly used. No matter what the weather was we were able to enjoy the outside lower deck. We had a special celebration, and Israel, the chef, and Rosario took care of everything. Every morning Israel would ask what we needed for the next 24 hours. The upper level was very nice. The views were exceptional. We want to go again. It was peaceful and restful.

Amazing stay. The house is perfectly located with all the amenities you need. The staff is AMAZING- wow ! They make the trip and are the reason we would return. No request went unanswered. Israel is fantastic. The house could use a little maintenance, but over great.

Amazing Experience

Casa Paty was the perfect place for our 13 party group in Puerto Vallarta. The property manager, Gary, communicated great prior to arrival and Israel, the host, was tremendous throughout the stay. He was on top of everything we needed and willing to adjust as plans changed. The cook made incredible meals and housekeeper took great care of the house. There needs some updating with the sound system in the outside area but we brought a speaker so it wasn’t a problem. The staff made us feel safe with locks on the front door and beach gate as well as a security system each night. Israel was great with helping us coordinate transportation for a boat day and trips to the city and a group to play golf. The driver was always on time and helpful.

Amazing trip!

Our stay was absolutely incredible! From the moment we booked, Gary was so responsive and helpful, coordinating everything perfectly and answering all of our questions beforehand. The house itself was absolutely stunning—immaculate, beautifully decorated, and even more amazing in person than in the photos.The food was outstanding—we loved the chef and every meal was delicious! And Israel… truly an angel. We felt so safe and cared for with him around. He went above and beyond to make sure we were always comfortable, happy, and had everything we needed. We are so grateful for him!Words truly can’t describe how magical our experience was. A huge thank you to Gary, Israel, the chef, and the housemaid for making this such an unforgettable trip. We loved every second and can’t wait to come back!

Our Casa Paty Stay

We truly enjoyed our 7 day stay at Casa Paty. We were a family of 10 from 1-1/2 to 71 and we all had a wonderful time, rarely leaving the Villa at all. The entire staff was excellent, the housekeeper attended to our every need including finding rapid help when our rental battery died. The chef was flexible with our various dietary preferences and the maid did a great job, as well. The setting/Villa was beautiful, the beach wonderful, the staff accommodating and thorough, creating memories we will carry forever.

Best Family Trip

location, location, location and the most amazing service. Beautiful villa on the beach in PV. We had out family (10 people) and enjoyed amazing food prepared by the chef and were waited on all day by Isreal who took care of everything for us ! Simply amazing - A must do!!

Relaxing time at the beach

Lovely home for a quiet vacation with the family. The owners were very responsive and helpful in planning the trip. The staff worked so hard to make sure all ur needs were met for a special celebratory week with the family.

I love to travel the world, scuba diving, golf, tennis and try to offer our guests the same experience that I look for when I travel.

This property is very important for my family because it has a lot of sentimental history for us. My father arrived to Puerto Vallarta when it was first being developed and chose this special spot in Playa Punta Negra. In that time there where a lot of places available however he didn´t hesitate in choosing this location due to it´s privileged beach and setting. He decided to build this villa as a family vacation home in the place he considered would be one of the best beaches of Puerto Vallarta and time proved he was correct.

Qué distingue a esta propiedad

When my father constructed this villa, his idea was to build a home that blended with the beauty of the constructions that made the 'Puerto Vallarta Style' a architectural concept. For this reason he incorporated two domes, roof tiles, rocks, marble and a white color through out the villa. All of this combined with all the necessary amenities in order to enjoy the villa with a great comfort. We consider our staff members friends of our family because we've known them for a long time and they're one of the strengths of our villa. We are convinced that very few homes in Puerto Vallarta can offer the service that we offer to our guests and the great location of our villa being one of the few in Puerto Vallarta, REALLY LOCATED ON THE BEACH.
