Dubai Mall Units: All check-ins and check-outs are handled at the 3rd Floor/P10 Holiday Homes Area, where a member of our team will be happy to assist you.
Address Opera Units: All check-ins and check-outs are managed at the main residential lobby.
📋 Guest Registration (Before Arrival)
In accordance with Dubai Tourism regulations, all guests must be registered prior to check-in:
* Kindly provide full names of all guests, including children
* Submit a passport or Emirates ID copy for each guest
* Access cards can only be issued once all required documentation is received
🚘 Parking Policy
A dedicated parking spot will be assigned for your apartment.
To register your vehicle, please share the following details:
• Vehicle color
• Make and model
• License plate number
This is required to ensure smooth building access and compliance with community rules.
🚭 Smoking Policy
For the comfort and safety of all guests, smoking is not permitted inside the apartment or indoor common areas.
Designated outdoor smoking areas are available.
We appreciate your cooperation in maintaining a clean, smoke-free environment.
🗑️ Garbage Disposal
Kindly use the garbage room located on your floor (opposite the Series 17 apartments).
Please avoid leaving trash in the hallways or outside your door.

Lost or unreturned cards may incur a replacement fee, so we kindly ask that you return them to our team at check-out.
🧺 Linens & Towels
All linens and towels are professionally cleaned and freshly prepared for your stay.
We kindly ask that they be treated with care to avoid additional cleaning or replacement charges.
🛑 Noise & Gatherings
To maintain a peaceful atmosphere, parties, loud music, and disruptive gatherings are not permitted at any time.
Please observe quiet hours and be considerate of your neighbors.
🐾 Pets
We love animals, but unfortunately, pets are not allowed at the property.
🚫 Prohibited Activities
Any illegal activity will result in immediate eviction without refund and may be reported to the authorities in line with Dubai law.
🏊 Amenities Access
Registered guests may enjoy the building’s shared facilities, including the swimming pool and gym.
We kindly ask that you follow all posted facility rules and use amenities respectfully.
For safety and privacy, access is limited to registered guests only.

💰 Security Deposit (Processed via Airbnb Resolution Center)
AED 500 for 1 access card
AED 600 for 2 access cards
This deposit is fully refundable after check-out, provided there are no damages, missing items, or violations.
If you forget to request the refund, don’t worry—we’ll gladly process it for you.
⚠️ Summary of Penalties & Fees
Smoking = AED 500 (building fine) + House Rules violation fee
Trash left outside the apartment = AED 1,000 (building fine) + House Rules violation fee
Lost access card or key = AED 300 replacement fee + House Rules violation fee
Parking outside the assigned spot = AED 2,000 (building fine) + House Rules violation fee
Stained/damaged linens or towels = Based on replacement/cleaning cost + House Rules violation fee
Late check-out (per hour after 12 noon) = 200 AED (subject to availability)
Other damages or missing items = Based on actual repair/replacement cost + House Rules violation fee

This fee is applied to cover the additional cleaning, maintenance, and administrative work required when key house rules are not followed. It also serves as a deterrent to protect the property, ensure compliance with building regulations, and maintain a high standard for all future guests.
