Located inside the secure Condominio Cacao, you’ll find yourself surrounded by tropical trees, birdsong, and starry skies at night. It’s the perfect base for adventurers, nature lovers, and explorers who want to experience the real Tulum—raw, relaxed, and authentic.

Getting Around:
To explore the best of Tulum’s jungle trails, white-sand beaches, and hidden cenotes, we recommend renting a bike, scooter, or car. There’s free on-site parking, and your location makes it easy to reach all the area’s top attractions:

- Tulum Centro – 8 min
- Playa Paraiso – 15 min
- Gran Cenote – 12 min
- Jungle hikes & eco-parks – under 20 min
- Supermarkets & local eateries – 5–10 min
- Tulum International Airport (TQO) – approx. 35–40 min drive
- Cancún International Airport (CUN) – approx. 1 hr 45 min drive


Taxis and colectivos are available, but nothing beats exploring Tulum at your own pace.

This is a self check-in jungle retreat — no front desk

PARKING:
There is underground parking available in the area, also a few street parking spots in front of the condominium.

GATHERINGS:
We know you are coming to Tulum to have a good time, but out of respect to the other travelers, this villa has a strict “No Party” policy.

QUIET HOURS:
Quiet hours are from 10pm to 8am. Guests are responsible for the conduct of all persons in their unit.

SMOKING:
Smoking of any kind is not allowed in the unit. There will be a minimum $250 penalty fee if it is determined that there was smoking in your room during your reservation period.

MINIMUM AGE:
By booking a reservation, you represent and warrant that you are 18 or older and have the legal capacity and authority to enter into a contract. The name on the reservation must be present at check-in and throughout the duration of the stay.

CHECK-IN / CHECK-OUT:
Check-in time is at or after 4pm and check-out time is prior to or at 11am. Early check-ins and late checkouts are based on availability and can be requested one day before. Additional fees may apply.
