Came for a Family Reunion

Lovely home & neighborhood & very roomy! Only suggestions are more blankets & pillows and a working grill. Otherwise it was perfect! Thank you!
THERE WERE 7 OF US. WE ALL LIKED IT. PLENTY OF ROOM FOR ALL. EASY TO FIND THE PLACE. ONLY WISH WE COULD HAVE BEEN ABLE TO SEE THE RIVER BETTER. OVER ALL A NICE PLACE.
Photos did not quite match the condition of the home/property...
My review is mixed. I've rented homes all over the US for the past 17 years, this one really has me split. The condition of the home/property does not match the online photos & description.
Positives: The house was generally the right size and configuration (BA/BR/Living) for our family gathering. The location in Bay City was good (safe neighborhood), close to the places we were visiting, convenient to shopping/supplies.
Outside: There was an old pick-up truck parked in the driveway (during our entire stay). In the back yard, an old hot tub was leaned against the back of the garage, a blue tarp holding water was in place where the tub used to be. The "fire pit" was a metal ring with some lumber scraps in it, the "firewood" was a pile of old logs in an overgrown back yard. The deck needed a little maintenance/TLC.
Inside: the photos do not show the strange layout/configuration of the home. 2 bedrooms upstairs, 1 queen BR with a very small bath; the other, a small room with 3 twin beds, a small shared bath in the hallway. Downstairs, a large” king master BR,” but the layout was really weird, no privacy in the bathroom – shower, sink, and tub were not separated at all from the room, and the toilet was in it’s own tiny room separated by a louvered door (literally no privacy). The other downstairs BR (small, with a sink on the wall next to the bed covered with a towel) was at the end of a hallway, a very small half bath was also near the bedroom. Much of the downstairs seemed like it was still in a state of renovation, with exposed drywall and unpainted areas. Closets were not empty, most of them had what appeared to be personal items stored in them, we never really unpacked our bags.
The climate was difficult to control in the house (it was mid-July); the AC was not great. The interior temperature was difficult to keep consistent; the basement was freezing, the upstairs never really got cool/comfortable. The furnishing were a bit dated, but functioned fine. The kitchen was stocked with the basics.
The owner was very, very nice; she responded to my email questions and actually called me before our stay. We were excited by the online images/description but the house fell short for us; it just did not feel prepared, cleaned, and ready to be rented to a group of 8. Overall, we had a great visit to MI, nothing at the house broke, or was a serious enough issue to warrant contacting the owner. For that I give it 2.5-3 stars.
