HomeAway updates pricing model and focuses on search results


AUSTIN, Texas, April 28, 2016 – HomeAway®, the world leader in online vacation rentals, today announces that it is reducing pricing for owners and managers and will continue to improve search functionality to ensure travelers see the properties that best match their preferences.

Simpler Pricing Model for Owners and Managers: On July 11, HomeAway will no longer sell five subscription levels that provide higher placement in search results. Instead, the company will offer one annual subscription, reducing the cost to $349* for subscribers, and will continue to provide a pay-per-booking option for 8 percent**, down from 10 percent, of every booking. The company's move to one annual subscription will occur gradually over the next 12 months. During the transition, subscription levels will continue to work as they do today.

Importance of Search Results: As the five-level subscription model is phased out, search results will be based on HomeAway's existing Best Match system, which optimizes the properties travelers see based on several unique factors. Owners and managers can still control the likelihood of a traveler finding their property listing by using online booking, responding to booking requests within 24 hours, maintaining up-to-date calendars and having verified property reviews from travelers. Doing so helps travelers more easily find and book the perfect vacation rental.

"We're regularly speaking with travelers to better understand their preferences, and many of them prefer to book accommodations online," said Karen Fuller, HomeAway's senior director of global research. "As a result, HomeAway has made significant improvements to provide peace of mind and the e-commerce experience that consumers have come to expect when booking with a major travel site."

Attracting More Travelers: In addition to these improvements, HomeAway recently introduced its Book with Confidence GuaranteeTM. With the guarantee, travelers who book or pay for a vacation rental through the HomeAway checkout system will have the full cost of their reservation protected against things such as fraud and misrepresented or double-booked properties.

To bring even more travelers to its sites, HomeAway plans to continue educating consumers about the benefits of vacation rentals with the next iteration of its Why Share It? campaign this summer. Some owners who list with HomeAway are also gaining exposure to millions of travelers via the testing of a recently launched vacation rentals tab on Expedia.com.

"We want to be the number-one source of bookings for owners and managers for years to come, and that requires us to evolve and invest more in our business to meet travelers' expectations," said Bill Furlong, HomeAway vice president of North America. "We know our owners depend on flexibility and control of the vacation rental booking process, so our listings continue to allow 24 hours to reply to guests, offer multiple ways to receive payment and provide the ability to list a property through either an annual subscription or our pay-per-booking offering."

New Features for Owners: HomeAway is also providing new data and analytics that give owners better insight into listing performance over time and the ability to compare their listing to similar properties in the area. Additionally, owners can now have more peace of mind with the ability to rate travelers. Previous reviews of guests may be viewable when a traveler inquires to book, giving owners and managers a greater sense of trust when deciding to accept a booking.

HomeAway will offer these improved services, including HomeAway's Book with Confidence Guarantee, without increasing cost for owners by charging a service fee paid by travelers, averaging 6 percent - one of the lowest traveler fees in the industry. The fee and Book with Confidence Guarantee were introduced in February.
