✦ Pool & Heating – The pool is yours to enjoy! If you want it heated, there’s a non-refundable fee. To have it warm in time, please pay at least one day before arrival.

✦ Check-In & Early Check-In: -Standard check-in is 4 PM. Your access code won’t work before this time unless you’ve arranged an early check-in. -Early check-in is available for a $20 fee, subject to availability. The exact time will be confirmed by us.

✦ Late Check-Out – Want to stay a little longer? Late check-out is available for a $20 fee (based on availability). Let us know in advance, and we’ll confirm the time.

✦ Pets – Dogs are welcome! No breed or size limits. There is a $50 fee per dog. No cats allowed.

✦ Trash & Recycling -Please take out trash and recycling every Monday during your stay. A fee may apply if this isn’t done. -If bins are overflowing at checkout, an extra disposal fee may apply. Help us keep the property clean!

✦ Safety -No pool fence – Always watch children closely around the pool. -Backyard is not fully fenced – The canal is nearby, so supervise kids outdoors.

✦ Pests – Florida has common insects like ants, roaches, and mosquitoes. To prevent them: -Keep doors and windows closed. -Don’t leave food out. -We treat the home regularly. If you see pests, let us know, and we’ll handle it after your stay.

✦ Payments & Security Deposit -Full payment is due at booking. -A $500 hold will be placed on your account at booking (not charged). It will be released 7 days after checkout if there’s no damage. *WE DO NOT COLLECT THE DEPOSIT FOR AIRBNB RESERVATIONS*

✦ Issue Reporting Policy:
-Guests must report any issues within the first 15 minutes after check-in.

Outstanding rental

This rental was a gem! Perfect downtown location with easy access to restaurants and entertainment. The place was cozy, well-equipped, and impeccably clean. The hosts were attentive and friendly. I highly recommend it for solo travelers, couples, or small families. I can't wait to come back!

A must stay!

The house was one of the best parts about our vacation. We were looking for a place with amenities and where the kids could be entertained. This house was perfect. The layout of the house is awesome, plenty of space and seating. The heated pool was used every day and I loved that it was covered so we didn’t have to worry about flies or mosquitoes, etc. The location is in a very quiet neighborhood with nice neighbors. My son and husband enjoyed fishing right off the deck. (Fishing poles and bait not included) Check in/out was seamless. Beds very comfortable. Highly recommend!

The house is great it has all you need , lots of space,good kitchen, knifes need to be sharper but in general you can cook anything you want. the reason we give a 4 starts…is because is to much light coming into the rooms, the curtains don’t block the lights from the outside or the sun light in the morning. But in general was great.

Clean & picturesque

Vanessa was pleasant, prompt, and attentive. The property was spacious and clean. Our kids enjoyed the pool and putting green. The sunset sky lead to several photo opportunities. If I were to be critical about anything it would be the lack of street lights at night and no sidewalks, but these are not things the property owner has control over. Overall, our experience was a good one and we enjoyed our time. Thank you!

Family fun!

Good place, very clean! Couple things could have been better. Asked that we use plastic glasses in pool area, no plastic glasses provided. One pool towel for the whole place The fan remote was missing for the king size bedroom so not convenient to watch tv at night when the bright light had to be on.

Could have been really great…but it wasn’t.

The property was listed as a luxury rental. The home and pool are nice, however it wasn’t clean, or adequately supplied. Sheets & comforters were dirty upon arrival. We spent hours washing bedding through the night. The outdoor trash can was filled to the top and swarming with bees. Yet it was our responsibility to take it to the curb the morning we left. Stove top & bar stools were dirty. Cigarette butts littered the pool deck. There was no body wash or body soap. There was an Infestation of ants or termites in master bath. Beach towels were included in the listing, but there weren’t any provided. We only were given one towel per person for a 5 night stay. When I messaged Tyson, he said beach towels were not provided for my rental and that guests were only given one towel per person per stay! He stated he would “try to get a team member to bring extra towels”. It was only after a call to VRBO that extra towels were provided the next day. The air hockey table was broken, as was the Simpsons arcade game. I asked Tyson for my cleaning fee to be refunded and he told me the “sheets were not dirty, just stained.” That was not the case at all, they were dirty-and not “stained” after I washed them. He said he would “try to get me a partial refund on the cleaning fee” which was not acceptable to me. Instead I contacted VRBO and was on the phone for 57 minutes to get a cleaning fee refund after sending the pictures of my stay.

Beautiful home

We spent four nights in this home with our 4 young children. It was spectacularly clean upon our arrival. The rooms are spacious and the beds are comfortable. The large windows and many sliding doors let in lots of natural light. I appreciated the labels on the light switches. I loved the stocked coffee bar! The outdoor pool space was beautiful and we spent lots of time fishing off the dock. My kids loved the arcade games and the air hockey table. The pool was supposedly heated, but still pretty cold. The house faces south so the pool doesn’t get sun until later in the day, and even then it’s only about half so that didn’t help with warming the poo

Nice but lacking

The property is old with a lipstick renovation. Kitchen is the only thing that was done to any standard. Pool and dock are also nice kids enjoyed the canal and kayaking. Plumbing is old and slow to get luke warm water. Beds are nice memory foam mattress. They do not spray for bugs and there was webs, noseeums and mosquitoes all over the front entrance. Lighting was bad and weird. Fans missing controllers and cheap. Pool table out of service ripped up. Neighborhood was nice and quiet.

Responsive Host - Great Property

We had a great overall experience with this host, but let’s start with the property. We loved that it was tucked away in a quiet neighborhood off the beaten path. That being said, we were a short drive/bike ride from all the conveniences of restaurants and grocery stores. Local beach was closed so we had to drive to Fort Myers Beach - about a 20-30 minute drive with traffic. Also went to Naples for a day, which is about an hour away. Definitely check out Bonita Beach which is 10-15 miles south of Forth Myers. House was very clean and spacious. We had 7 in our party yet plenty of room - I don’t think the pictures do it justice. The screened in patio was our favorite spot to hang out and eat meals together and play cards. Our teen daughters loved the covered tiki along the canal. Beds were comfortable and all the amenities needed were present (although we could have used a blender for some margaritas!). The check-in process and communication was excellent. We ran into a couple small issues, but this is where a responsive host makes all the difference. We first noticed the pool was not heating up (paid the $50 to have it heated as it was quite cool and evening temps were in the 50s during our stay). When we reached out to the host, they responded immediately - after trying a couple things, it was discovered a professional needed to come out, and was there within a couple hours. Pool began to heat and we were able to enjoy it for the last evening. The host refunded our $50 for the trouble. On the first evening we planned to grill out, however noticed the propane tank was very low/empty. Again, we notified the host and within a couple hours a new one was delivered. Grill worked great! The host checked in throughout our stay to ensure we had what we needed. This was very much appreciated. The combination of a great property and a responsive host makes this a 5-star experience in my mind despite the minor one-off setbacks. If you’re looking a vacation rental that is spacious, clean, and in a nice location, this is the place to stay.

Great family trip!

This house is in a perfect location! Our family loved our time there during our family vacation week. My boys fished all week long and loved it. We enjoyed many days in the pool next to the canal. Very short drive to the beach and within close proximity to many attractions and delicious restaurants.

Major pool issue

When I first booked the house Vanessa and Tyson were so helpful. The house itself was clean and well-kept, which we appreciated. However, the main reason we chose this rental was for the pool—and unfortunately, that turned out to be a major disappointment. When we arrived, the pool was fine. The next day the pool water was green and clearly not safe to use. I notified Tyson immediately. The pool company showed up as we were checking out. I was offered just 60 for the inconvenience, which did not reflect the impact this had on our stay.After I responded and explained that this wasn’t a fair resolution, both the rental company and the property owner stopped responding to my messages entirely. It’s clear they do not take their renters seriously or value respectful communication.We had planned to rent this property for two weeks in the summer and had even recommended it to family and friends. Sadly, due to the way this issue was handled—or rather, ignored—we will not be booking this property again or using this rental agency in the future. If the pool is an important factor for your stay, I’d advise looking elsewhere.
