Haus in toller Lage
Das geräumige Haus mit der wunderschönen Lage war für 10 Nächte unser Familientreffpunkt von 6 Erwachsenen und 2 kleinen Kindern.
Unser 1-jähriges Enkelkind konnte in einem Reisebettchen schlafen und für unseren 3-jährige Enkelsohn haben wir eine „sichere Schlafstätte“ gebaut. Wir hatten vorab erfahren können, dass es leider keinen Kinderhochstuhl in dem Haus gibt, d.h. der musste mitgebracht werden. -Was uns bei der Vermieterin, die sich als Mutter von Kindern vorstellt, allerdings etwas verwundert hatte.-
Die drei ebenerdigen Zimmer sind groß und haben alle ein eigenes Bad, was sehr angenehm ist. Unsere Betten wurden täglich gerichtet, der Müll entsorgt und Pool sowie Strand in Ordnung gehalten. Wir bekamen immer 20 l Trinkwasserboiler zur Verfügung gestellt. Das heißt, die Housekeeper sind sehr bemüht. Leider können wir kein Spanisch sprechen, was die Kommunikation bei Problemen und Fragen sehr erschwert hat.
Der große offene Küchen-, Ess- und Wohnbereich im 1.Stockwerk unter einem imposanten Palmendach war allerdings ein Herausforderung für uns alle!
Wir Großeltern haben uns in die Campingzeit zurückgesetzt gefühlt: das Geschirr zum größten Teil aus Plastik, keine ausreichenden Töpfe und Gläser und alles in einem schmuddeligem Zustand. Der Plastikvorratsschrank und andere Oberflächen mussten vor der Benutzung gereinigt werden. Wovon eigentlich? Das stellten wir am 2. Tag fest:
Nun hatte sich etwas Haushaltsmüll angesammelt, der in der Nacht von „Tieren“ durchwühlt und verteilt wurde.
—> es sind Ratten die im Palmendach leben und ihren Kot und Urin überall verteilen!
Nachdem wir einen geschlossenen Müllbehälter bekamen, war dieses Müllverteilungsproblem gelöst.
Allerdings wollte sich niemand mehr auf die Stoffpolster der Essstühle und der Sofaecke setzen, denn nach der täglichen Bodenreinigung sahen wir sehr bald wieder Kot und Urintropfen
Das Haus ist alles in allem stark „sanierungsbedürftig“: Dach, lose Elektroinstallationen, sämtliche Amaturen, spritzende Duschköpfe, Stockflecken an den Decken, hakende WCSpülkästen und div. Küchenutensilien sowie der Herd.
Zwei Mal hatten wir Stromausfall und damit auch kein Wasser, da die Versorgung nur mit elektrischen Pumpen funktioniert. Es wäre gut gewesen, wenn wir rechtzeitig auf dieses scheinbar „normale“ Problem hingewiesen worden wären und Kanister für „Notfallwasser“ und „Windlichter„ mit Kerzen bereit gestellt werden würden. Es ist Urlaub!!!!
La casa tiene muchas deficiencias con el tema de drenaje en general, las áreas exteriores no son atendidas, muy descuidado, plantas con años sin cortar, raíces en la arena de meses, cables expuestos en plena playa, la alberca sucia, toallas sin cambiar,mala actitud de la gente que se encargaba a la limpieza de afuera.
La casa no está mal pero deja mucho que desear lo demás ya que es un todo !

better maintenance is needed
We booked before we saw Katharina’s similar review. I concur with what she said. We were 5 adults in the house.
What I’m surprised about was since her review, nothing has improved.
- Minimal kitchen utensils
- No hot water kettle
- There wasn’t a pot holder ( until I had to ask for one )
- No sound system
- Spotty wifi
- No ice or ice cube trays were provided
- No charcoal was provided for the BBQ ( which was a small hibachi style )
- For us we had problems with a couple of the toilets not working.
- The closet door on one of the bedrooms came off its hinge
- There were 2 refrigerators in the kitchen and only one worked. Some of our food spoiled in the bad one. They eventually replaced it, but we still couldn’t use it before we checked out.
For the money that we paid, we should not have had any of the above problems. We have rented all over the world and what we got was below standard for the price.
We also asked for a partial refund. Never heard back. The setting is beautiful. It’s a shame that for very little money they could offer much better amenities.
Not exactly what we were expecting
We just returned from a week at this property, 3 families with kids 8 months to 15 yrs. The beach is beautiful and private with plenty of shade. There is seaweed issue right now in the whole region, it did not bother us. Some days it washes up more than others but it never stopped us from going in the water which is amazing Caribbean blue. We snorkeled everyday, definitely bring water shoes for the kids. We brought some blow up tubes which helped us get past the coral to deeper water for swimming. There is an amazing cenote past the hotel all the way down the beach to the right, it is worth checking out. The pool was cleaned everyday and was very nice. The house is not exactly what were expecting, it is rustic. It is spacious and comfortable but could use a deep clean and updating. This is far from a "luxury" property. The bedrooms are comfortable, the main issue is the kitchen. There are 2 refrigerators and neither really work and they leak water all over the floor. For the size of the house, it is not very well stocked as far as plates, cups, etc. We had a chef come in for 2 of the night which was nice. The pizza is good at Blue Sky and the restaurant at the casa cenote is worth checking out. You must have a rental car if you stay here, Tulum is 10-15 min drive. We went to Ziggy's beach club which is beautiful and the kids loved playing in the waves. This property is peaceful and very secluded so if you are looking for action it is not the place for you. Last, we had a bug issue. I realize the house is in the jungle and right on the beach so one should expect some bugs. There are some small ants all around the house but larger ones in the kitchen at night. We had a few cockroaches in the kitchen and some geckos. I hate to mention this but I feel I should- we had a scorpion in one of the bedrooms. This added a little more thrill than I wanted! All in all, the house is in a beautiful location and we spent all day everyday on the beach. One of the other mom's said "it just kind of feels like we are camping!" Next time we will probably just do a hotel at one of the beach clubs.
needs updating and description not accurate
We spent 1 week 03/2018, 2 couples with children ages 3-12. the living room with kitchen is very spacious, the house is directly on the beach and is very private, it felt safe. The palms provided much shade, the outside chairs on the beach patio were comfortable. Cabanas were more updated than the main house and comfortable. From walking around the bay, the house is located in the best part of Tankah Tres, with rocks and sand beach, while other parts where rock only. only 1 toilet in the house flushed efficicently, while the others consistently clogged even without toilet paper. little water pressure in sinks. Do not expect a gourmet kitchen. Only 1 of 2 refrigerators worked and we lost the content of the second one. Fridge (the working one) and sink leak water. there is a whole in the floor with some electrical cable sticking out. 2 bedrooms smelled of old cigarette smoke and alcohol (to be fair, I am sensitive to smell). Both Ana and Maria were immediately responsive, however we were simply told that certain things are being taken care of when they were not. E.g before renting Ana wrote us that the beach will be cleaned from seaweed every morning, and while we were there she insisted that it is being cleaned. It clearly was not cleaned for 3 days, partially the 4th day, finally cleaned on the 5th day which was the only day we actually could go into the water, and again not the 6th day. Because of the seaweed that was not removed, we had a fly apocalypse when it stormed one day and millions of them seeked shelter and came in through the closed beroom patio door! I took many pictures as it is unimaginable. The seaweed clearly is a major issue in the entire region, the difference is that hotels clean it up every day. The pool was murky until we complained. Towels were not exchanged and we had wet beach towels most days. A worker servicing the cisterna sprayed our friends ankles with a stinging liquid, which Ana said was water, but bleached our clothes. So all in all the house needs updating, communication while responsive is not accurate, and we did not expect this low level of service and amenities based on the price, descriptions and reviews (note that most reviews are ~10 years old). As is, the houses directly neighboring this one (also on vrbo) are cheaper and kept up better. Based on all issues, we asked for a partial refund but did not hear back so far.

I am sorry you wrote a 2 starbreview due to the fact you never met me, I do NOT live in Tulum and I only rent the properties, on site there is the manager that did met with you and gave his info in case you needed anything, I do respond to every call, email, message very quickly and work from here any issue you may have and there is also the house keepers that visit with you daily in case you need anything! I truly believe this is not a fir review whatsoever, you are suppose to review your experience in tha place and the house not the fact that the broker does not live on the place.
I have rented plenty of homes where the owner/ manager does not live there and as long as there is good communication and everumyyhing runs smoothly there is no need!
