  • Fantastic Villa!

"Loved the 5 bedroom condo, accommodated our family very well in a fantastic location. Close to town but far enough out to get away from the cruise ship crowds. Has lots of space, very well furnished and decorated very nice. Everybody loved the clean, beautiful pool and had a great time using the BBQ. Was so nice to be able to choose between the pool or jump in the ocean. The care taker (Toro) was always available to help or answer any questions and is a really great guy. The only minor complaint is the lack of air conditioning in the main living area of the house b/c it was really hot this May. We could keep the area comfortable by closing curtains and positioning fans but with the fantastic views and landscape it felt wrong. The bedrooms were very comfortable; nice beds, roomy, well appointed and they have AC. We also wish we had access to the washer & dryer. My brother-in-law & wife stayed next door in your 1- bedroom and they were amazed with the accommodations. Kept saying just how beautiful and comfortable everything was. Las Uvas is a fantastic place and really tough to beat! We can't wait until our next visit. The owner is quick to respond and you can tell she is very proud of their Las Uvas properties."

  • FABULOUS COZUMEL VILLA

"This was a family vacation consisting of 5 couples and 3 young men. The set up was perfect for everyone. Of particular note is the cook and her staff. They were always on time, friendly and the food was delicious. The meal plan is highly recommended by this group. The villa's floorplan is ideal for a multi-family retreat and the lower floor was perfect for the 3 young men, giving the couples privacy. The ensuite bedrooms are great. The outdoor entertaining deck and pool area, along with the private beach area were perfect, with the exception of the slippery tile floors on the patio and mid-floor area. We used the towels to make a safe transition from the pool deck to the covered patio and indoors. Having both outside and inside stairs to the upper level was also a plus. That way you didn't have spend much time on the slippery floor to get to your room. A few recommendations would be: place 3 bath towels in the bathrooms, add some hooks to the baths or bedrooms for suits and towels to dry. Some overhead fans on the outside patio would be a big plus. Warn guests that on days the cruise ships are in port, it gets very busy in front of the villa. Water temperatures in the baths were erratic. Overall, this villa far exceeded our expectations and worked perfectly for this group. We are actually considering booking it again in a few years."

  • Quiet stay in a lovely setting

"This was our 7th trip to Cozumel for Christmas. We had a lovely stay at Casa Falcone. There are definitely some pros and cons to this property which I detail below. Overall, it's a good value and for many travelers it could be just what you are looking for. PROS: Condo complex is small and has a beautiful pool and courtyard. Condo complex is very quiet and feels safe and homey. Both the owners and the property managers were friendly and happy to provide information quickly. Rooftop view is very nice. Short walk to access the beach. Water cooler instead of the pump deliver for the water bottles Grocery service option before arrival Beds are comfortable Cooler available for guests along with beach chairs/bags CONS: Pretty far from town. Without a rental car, it could be hard to get around. Because of it's location, there is not much opportunity to walk to dinner or anything like that. (But was manageable with a car). Kitchen lacking in pots/pans etc. A better appointed kitchen would definitely help out if you want to cook dinner at home. (This was probably the most annoying thing for our family) Living area furniture not so comfortable No washer/dryer access Too few bath towels and beach towels available to guests. They get gross pretty quickly. Property manager arrived 1 hour early with cleaning staff so we felt very rushed DVD player would not work (mostly an issue because router went out during our visit so we had no internet)"
