  • Beautiful views and great location

"We stayed at this private and very comfortable home for 5 days in early August, 2016. The house has beautiful views from 3 different decks as well as from about every window in the cabin. The den has huge floor to ceiling windows. The house is about 5 miles from Nederland, which is a must visit."

  • awesome location for family vacation or reunion!

"Our family stayed at Fall River Lodge to celebrate my parents' 35th anniversary. At our peak we had 17 adults and 6 kids hanging out, cooking & dining at the house and we had plenty of room to relax and enjoy each other's company. The property comes with everything you could want in a mountain getaway, and there were actually several amenities we didn't even realize were there until Bob mentioned them (ie: bikes, yard games in the shed). The patio tables and firepit down by the river were such a great spot and we had several exciting wildlife sightings! Great stay, would love to return-- location is great too! just a quick 3 minute drive down into Estes Park and about 12 min from the entrance to RMNP."

  • Loved it!

"We spent 3 weeks from mid-August until early September at this wonderful property. The location is perfect for easy access into RMNP and is just 5 minutes away from downtown Estes. Even though the home is listed as a 3 bedroom we consider it 4. The family room is a large room with a sitting area and queen bed, the lack of a closet is probably why it is not listed as a bedroom. This room was always the first bedroom chosen by anyone coming to stay with us because of the privacy, coziness, and great views. The living room was a favorite place to be after days spent hiking we would gather there enjoying the incredible views of the mountains and were entertained by endless hummingbirds on the deck. The dining room was perfect for us and preparing dinners for 7 in the kitchen was not a problem. When we discovered a shortage of wine glasses Irene immediately sent over two new boxes. It was great dealing with a property owner who truly cares about the needs of her guest. The house is located in a very quiet neighborhood, where deer and rabbits were sighted daily from the multiple decks, the night sky was amazing only to be beaten by the beautiful sunrises each morning. The layout of the house was perfect, there were plenty of places to retreat to for quiet moments and great spaces for the entire group hang out together. We would definitely book again!"
