  • Great Property & Mgmt Company

"We stayed the 1st week of 2017. We loved this single family residence. The owner has beautifully decorated it and hasn't done anything “on the cheap” as is common in vacation rentals. The very large open floor plan on the 1st floor made everyone feel part of the group but far enough apart to still do their own thing. The downstairs living area (with ping pong table) has a futon sofa, which is the 5th bed. The two upstairs bedrooms are larger with separate bathrooms. Our college students stayed downstairs, with a shared bathroom. The kitchen was stocked with everything. You might have to hunt thru several cabinets as there is so much, BUT, it is there. AT&T and Verizon cell signals were good. The large TV upstairs had plenty of HDMI ports, so we only had to unplug the DVD player's electrical plug to hook up a game console. There was wifi that handled multiple people streaming video. (Property manager had said it was hard wire only.) The 2 ½ mile road to the house from the highway was completely snow packed for our stay. I've lived in Denver. I would not stay here in the winter w/o 4-wheel or AWD drive. We did not have any trouble, but always had the AWD drive engaged between the house and the highway. (We had snow chains, but never used the highway to town was often totally clear.) The road appears to be dirt / gravel that is “wash boarded”, which could make summer travel slow also. During our trip, vehicles had to have either snow chains, winter tires, OR 4WD / AWD to cross Wolf Creek Pass to the ski resort. We had AWD and had no problem. The trip typically took one hour each way because of the slow traffic. Wolf Creek Pass was closed two days during our trip. Locals said the pass rarely closes. We bought 2 sleds (and left them in the furnace room for future guests). The furnace room door is outside. That's where you put your trash bags.) We also bought snow shoes (Wal Mart) and went hiking behind the house down to the river. The cost of the snow shoes was less than 1 day of skiing and we used them the second day. You can rent snow shoes in town also. Be aware that most of the vacation rental companies (like VRBO) recently started pricing their rentals with a really low per night rate, but then tack on high charges. This is not unique to this vacation home. The “average nightly rate” on VRBO isn't close to the true rate. The extras can easily be $80 more PER night. More than $300 in fees were tacked on when I booked. But, it was still a great rate for the property. Just be prepared for the real price if you aren't already. We booked direct thru the property management company, which was "extremely" helpful and found us an even better rate on the property that VRBO did not have."

  • Christmas in Pagosa

"This is such a cute house, it has been remodeled some and is quite comfortable for four adults and three kids. TRIPLE bunk beds, brilliant! We enjoyed our winter stay and can tell in the summer with the lake right out the back door, it is probably beautiful! The only complaint we had is the kitchen is not adequately equipped. We were there over the holidays and were disappointed to not find an 8 X 10 baking dish, a can opener, measuring spoons, and a minimum supply of pots/pans. Luckily, my dad owns a home around the corner so we raided it a few times in order to cook Christmas dinner! I also found it strange in the directions we received the day before we were to arrive that we would need to bring our own toilet paper and paper towels. The first roll in each bathroom were supplied but after that, we were on our own, we have stayed at other VRBO's and that was a first. We really did enjoy our stay and would recommend it for anyone!"

  • Great location for for multiple/large family trip

"Had a great time at this house for a spring break ski trip. We had 4 adults and 5 kids and the layout of the house was perfect. Plenty of room for the whole group on the main floor, and the downstairs playroom provided a perfect getaway for the kids and some peace and quite for the adults. Lots of space and comfortable bedrooms, well appointed kitchen, great hot tub on the porch. The owners provided useful tips and information and they were great to work with. We would absolutely stay here again."

  • Gorgeous, top of the line property!

"This house met all our expectations and more! The beds were more comfortable than my bed at home! The location was great not only to town, but even to the mountain. We cooked, we soaked it the hot tub, we watched movies. It was the perfect mountain getaway for the skier/snowboarders and the stay home and relaxers! We would love to book this property again in the future! (We quickly forgot that the Christmas decorations were still up in the middle of February!)"
