"We filled the house with 14 adults for a week in August 2016, and loved the property! The best feature about this house is that it sits right on the beach. The main beach access is via the large lanai off the living room. It's a good beach for sitting: watching the sunrise over Princeville, tanning during the morning hours, enjoying shade and cool breezes in the afternoon, or watching the stars at night. Few beachcombers wander by, so it's easy to enjoy the illusion that this is a private beach, just for your enjoyment. The beach immediately in front of the house is rocky beyond knee-deep, so it's good for splashing around but not for swimming. There's a sandy area about 100 feet up the beach, which is more swim-friendly. When we were visiting, there was little current and some pretty fantastic snorkeling. HOWEVER ocean conditions change constantly - swimming here might be dangerous during your visit.
The house was clean and well-maintained. Bath and beach towels were plentiful and of good quality. There were some minor glitches (the dining room slider doesn't slide smoothly; one of the folding doors in front of the washer/drier came off; the dishwasher made a high, squealing noise) nothing that a little patience didn't fix. We were surprised that the basic supplies (toilet paper, dish soap, hand soap, etc.) were pretty limited and we had to restock ourselves. The property managers made only two keys available; we ended up getting more keys made, but really it would be much more convenient to have combination locks on all the doors.
There was sufficient parking for our entire group. Some of our party found the road intimidating to drive after dark.
It's difficult to figure out from the listing and photos how this property is laid out. Hopefully I can clarify. There is the main house facing the beach, and then two suites closer to the road. The bottom floor of the main house comprises a huge living room, a large galley kitchen, a dining room, and a bedroom suite. The living room is the centerpiece of the house. Windows on two sides provide a panoramic view of the ocean. Seating comfortable for nine people, or slightly squeezed for 12. We dragged three chairs in from the lanai and never felt a lack of space. A slider leads to the main lanai (uncovered but shaded by the house in the afternoon), which has stairs to the beach.
