"Very clean (the way we like it!), comfortable, well equipped. Higher end construction materials (granite counters throughout) and appliances (Bosch refrigerator/stove in kitchen for example, and full size washer dryer in unit). Very quiet area at night, didn't hear any noise from other units. Comfortable bed (we only used master). Even had coolers, beach chairs, umbrella, boogie boards in garage (you have a private garage at this unit). Beach towels included so didn't have to bring them. There is construction going on right next to the condo, but we were up and going early anyway (east coast time shift) so weren't bothered. They started working at about 7:15-7:30 and ended before 5PM. Think they are building more units and a pool, which will be very nice.
It is a very short drive or short walk (20 minute) to the poipu beaches. It isn't well publicized but there are public walking paths through the beachfront resorts right at the end of the road to allow more direct access to the beach than following the roads that google maps recommended (think they are required by law to have public access to beaches on Kauai).
Location is excellent for access to all areas of Kauai. Longest drive was to Ke'e beach/Kalalau trail and that was less than 1.5 hour drive. Lots of shopping/restaurants in Poipu (including large shopping area within 0.5 miles).
We had an issue with the hot water, that the management company got fixed. Think a power surge had blown a timer unit on the heater, so our showers were lukewarm for the first couple of days while they sorted it out. Our contact was very responsive and got plumbers in quickly and checked back with us frequently to make sure it had been fixed. Very pleasant and low stress to deal with.
