Almost a year late on the review, but I couldn't let it pass when I saw that I didn't write a review. Last year a group of my friends and I decided to rent a cottage for my birthday weekend. We had some day trips planned, but knew we might spend a lot of time in the cottage because of potential rain. And rain it did. Even though our day trips were shortened, we had a fantastic time - the cottage was incredibly cozy, plenty of room for our group, and David who owns the cottages even came down to the cottage at check in and setup a brand new out of the box crib for my friend's infant daughter. The cottage was incredibly clean, surprisingly spacious, the kitchen was well stoked with anything you'd need to cook (which we took full advantage of), and the Wifi was awesome and signal was plenty strong. We did a little walking around (as rain permitted), and got Chinese food up the street which was fantastic. It's a short walk from there, as are a couple gas stations, bars and pizza joints. One my actual birthday my sister and I found the Strawberry Patch Restaurant up the street. Very small place, but the food was amazing. We had breakfast, everything was fantastic. Two words for you: bacon pancakes. Seriously. AMAZING. It was very easy to find, and plenty of other cottages we could have rented if our group got bigger than we first anticipated. David is one of the reasons I would highly recommend this - we had a fantastic experience in the cottage, but David was very accessible, very friendly and just a genuine guy. I'm very much looking forward to staying here again this summer, whether we can make it for my birthday or not. I would recommend this to anyone that is looking to get away and have a stress free, relaxing weekend.Owner response: Wow Daniel, I didn't expect that... thank you so much for your encouragement. What a wonderful weekend getaway! I chose these cabins based off the stellar reviews and gorgeous pics online, and it's all true. Bright, clean, comfy, great location, absolutely loved it. I have highly recommended these cottages to my family friends and look forward to another visit next summer or next fall. Thanks so much for a lovely stay.Owner response: Hi Maegan, Thank you so much for your comments. The fall is a really special time to be here with the lower light and vibrant colors. People just seem so relaxed as they create an intimate "neighborhood" visiting each other’s "homes" and taking walks to various activities around town, to the waterfalls, the lakes, beaches or fall events around town. It's such a GORGEOUS time to be here with the brilliant leaves given that our colony is shrouded with sugar maples... it's like living life through a frosted lens because of the filtered light coming through the trees which creates a dreamlike atmosphere. Sitting in one of our bench swings, lounging in hammocks or gathering in the Adirondacks by an evening fire are great community and relationship builders. My husband, 3 year old son, 5 year old duaghter and I stayed at the Cottages at the end of July and had a fantastic time. We found the cottage we stayed in to be very clean and fully equipped with everything we needed. Having the kitchen was great - we had been traveling a lot so it was nice to be able to eat right at the cottage and relax without having to drag the two kids out to dinner. David was very welcoming and gave us fun ideas of things to do during our stay. The kids still talk about the fishing spot David directed us to. The Cottages are located in a great area, so we were able to walk to the places we wanted to visit which was anothe plus. My husband, myself, and our two daughters (ages 4 and 9) spent three days here and would return here without hesitation. The rooms are clean and wonderfully decorated in a chic cottage motif. The beds were comfortable and we had plenty of space for the four of us. Having full kitchen area is such a money saver with not having to eat out every meal. Also nice was the outside area provided for each unit with a private grill and picnic table. We bought some fresh groceries at the harvest market right next door and had a fabulous meal and then took the short walk via a bike bath to downtown for ice cream at Bailey's Bubble, The location is so convevient, you really would not have to use your car for your entire stay. My family and I stayed at the Cottages of Wolfeboro for two night this past August and had an amazing time. Not only were the cottages well located, within walking distance of almost everything, but they were just adorable! David and his wife made the place feel so homey with thoughtful interior touches and all the extras you could want. Each cottage also has a lovely outdoor table area which feels very private even though you are on the town's main road. They even went out and bought a wine key for the room when I said I could not find one and delivered it at 9:00 pm. Now that is service! I HIGHLY RECOMMEND the Cottages of Wolfeboro and have every intention of staying there on a future vacation. I am from Wolfeboro and so glad to know about this hidden gem of a lodging. I just hope I am able to get a reservation for next year!Owner response: Hi Johanna, THANK YOU so much for your kind words. It is so encouraging to know that we are giving our guests a nice experience. Recently took my 5 children for a family vacation in Wolfeboro. We stayed at The Cottages and it was lovely - clean, bright cheery, and all the essentials of home. Dave and his staff were helpful and friendly. We truly enjoyed our stay at the Cottages this summer! My parents, husband, 6 month old son, and I were invited to attend a wedding on the lake in Wolfeboro, and happened across these accommodations. What a pleasant surprise when we arrived to find two cozy bedrooms, each with clean comfortable bathrooms, a kitchenette, and a great outdoors space to relax, read, and enjoy the beautiful weather! The beds were SO comfortable, and we all agreed that we have never slept better. Very peaceful location, beautiful and convenient walk to town, we couldn't have asked for anything better. We would definitely love to return, as we fell in love with Lake Winnipesaukee! Our favorite was a boat tour around the lake. Thank you to Dave for the wonderful, hotel-quality accommodations, and for the friendly welcoming! We can't wait to return.Owner response: Hi Erin, it was wonderful to have your family here... I know what it's like to take a chance on an out-of-the-box experience when you haven't seen it personally yet, but time and time again, we are getting the same responses... It is so encouraging to have a family create memories in this location with all that there is to do and not have to get into a car or sit in front of a screen to experience it. The Mt. Washington Cruise Ship is nice, especially for kids to explore, but you will have to try the US Mailboat that takes you to all the ancient island homes and meet the local population firsthand next time. Each time, there's another unique place or experience to discover... remind me to direct you to the little known rocky point park (right near Romney's house) where you can enjoy a private lakefront sunset, with a glass of wine, peaking out from the tall pines along the shore of Wolfeboro Bay... it's quite a memory spot. Can't wait to have you back again... I hear there is going to be an outdoor movie night next year with hammocks and Adirondacks under the pines here, but lets keep that on the down-low.... We have been coming up to New Hampshire every summer for the past 15 or more years. The cottages have become our favorite place to stay. From the point of reservation to the last day of vacation before you return home, the owners are there to answer your questions and meet any need you might have. You are welcomed by the owners as you arrive to your clean, cozy cottage. The property is surprisingly quiet being so close to town. For your needs, you can walk to the grocery store, pharmacy, pizza place along with many other convenient stores. For your pleasure, there is a path that one way leads into the quaint town of Wolfeboro or if you go the other way leads to a beach on the lake. We walked and rode bikes on these paths while eating wild blackberries that we found on the side of the path. What a way to make family memories with my husband and two teenage daughters!! My best friend and I have never been able to go away for a weekend together. This was our first time to go spend some quality time and relax. Our reservation was last minute and it was so meant to be. David was extremely accommodating and assured us a wonderful stay! We stayed in cottage #4, The Brewster, and it was PERFECT. There was a small kitchen equipped with EVERYTHING. (I am used to renting cottages and having to bring all pots, pans, dishes, cutlery, bedding, etc.) This was a pleasant welcoming. They have really thought of it all. Our cottage had 2 full size beds which were very comfortable. The bathroom was clean and fresh. There is a ceiling fan in the cottage and an air-conditioner!! This is definitely an added bonus for the summertime! We had our own private patio equipped with a charcoal grill, and an umbrella covered picnic table. The umbrella was a new addition during our stay...nice touch and great for some shade! David is usually around if you need anything and if he is not there working; he is no more than a phone call away! The cottages are a short walk from a grocery store, pharmacy, Dunkin Donuts, and pizza place. I think the name was Louie's pizza....very good food. Not greasy at all. The town life is also right down the street. It is a wonderful location given the peacefulness of the cottages and accessibility to the action. The center of Wolfeboro has numerous shops and eateries, along with a couple of beaches and lake access. Behind the cottages is a beautiful scenic biking/walk path that will take you right into the town or 7 miles the other direction. Overall, I have to say, both my friend and I were very pleased with our stay at The Cottages of Wolfeboro and we look forward to our annual trips here every year!! We had a fantastic time at the Cottages. It was a little small with 4 adults and 1 baby but we made it work. The Cottages were clean and were within walking distance to the downtown area as well as a bike trail. We would definitely stay there again.Did you find this review helpful? Additional information about rental rates
Rates are subject to change & negotiation until booked. No reservations secured without payment. Reservations 3 nights or more & over 60 days in advance require 50% down (negotiable). Reservations under 3 nights or within 60 days require payment in full. Does not include 9% tax & post departure cleaning fee (varies depending on the cottage you select). We may have some flexibility in rates.

Cancellation policy:
RENTAL RULES, REGULATIONS and TERMS OF OCCUPANCY Violation of any of the following rules may (at Lessor’s sole discretion) lead to immediate eviction and forfeiture of all Rents & Deposits. 1. Responsibility: The Tenant(s) whose name appears on the Agreement is responsible for all terms and conditions herein for them, their guests, pets or guest’s pets or others they may have visiting or staying at the Property. The Lessor whose name appears in the following shall refer to B.U. Rentals LLC and its agents as duly authorized representatives of property owner. Lessor represents the Owner of the property and shall make every effort to assist the Tenant(s). 2. Payments: Please note: due to high demand, reservations cannot be held or confirmed until receipt of a signed lease and first payment clears our bank, so expediency is advised. Booking deposit is due within 10 days of booking (time is of the essence, unless otherwise noted). All funds received are deposited into a non-interest bearing account of B.U. Rentals, LLC and are first credited to rent due. If Tenant(s) check is returned or dishonored for any reason, Tenant (s) agrees to pay an additional charge of $50. All rates/costs are amounts payable by U.S. Bank Draft (Check), money order, or cash in U.S. currency. If payment is made by Credit Card, Lessee hereby acknowledges automatic acceptance of the terms and conditions of this document at time payment. 3. Cancellations: Cancellations by TENANTS after 1st booking payment is received are not permitted. In the event that the Tenant(s) wishes to cancel their rental, they must inform Lessor in writing immediately. Lessor will then make reasonable effort to re-rent the previously contracted time. If able to re-rent the same time, at the same rate, there shall be a $50 cancellation fee. If Lessor is unable to re-rent the cancelled period, the Tenant(s) is responsible for the TOTAL rental amount including taxes, which shall be due in accordance with this Agreement. Early departure does not warrant any refund of rent or deposit. 4. Check-In is between 3pm & 5pm on day of arrival as specified herein: All dates/times set forth in this Agreement are in local time. Tenancies shall not commence before 3:00 PM. Early Check-Ins are NOT available. No member of your party should arrive at the property, by land or by boat, before check-in. Tenant(s) may be subject to one additional day rental if property is occupied prior to 3 p.m. (local time). Late Check-Ins (after 5 PM) must be arranged in advance. 5. Unforeseen Circumstances: If the subject Property becomes unavailable or uninhabitable for any reason, Lessor reserves the right to cancel without penalty and pending full return of Tenant(s)’s monies. Lessor cannot be held liable for any acts of nature or major mechanical failure that would prohibit or limit the use of subject Property. Tenant understands and agrees that health of Tenant(s) or their guests or children does not constitute grounds for refund. 6. Occupancy Limits: Strict adherence to the occupancy limit is to be observed per your Agreement. Maximum Occupancy herein defined as the maximum number of persons (includes all ages) to be at /on the Property at any given time unless otherwise agreed to in writing. 7. Smoking: Absolutely NO SMOKING inside or within 25 feet of any entrance to any of the structures on the property (violation penalty $100). 8. Campfires: Campfires are prohibited unless otherwise stated in writing or located in pre-determined campfire pit. 9. Lawful Use of Property: The unlawful use of any controlled or dangerous substance, regulated by the laws of the State of New Hampshire or the United States is strictly prohibited on the Property. Any & all unlawful conduct at or on Property is prohibited. All rent and deposits made are forfeited by Tenant(s) and immediate eviction from the Property. Conduct of such or of a disturbing nature to any or all of the other neighbors will be deemed a violation of this Agreement and Tenant(s) risk a charge to his or her security deposit to compensate for such behavior including but not limited to immediate termination of Agreement and immediate eviction from property without recourse or refund at Lessor’s discretion. (quiet hours are between 9pm and 9am). 10. Community Rules, Regulations & Neighbors: Please enjoy your stay while being considerate of others. It is hereby understood that some individual communities and associations have rules and regulations that will automatically become part of the guests Terms and Conditions of Occupancy. Community rules that apply can be provided to tenant at check-in or may be requested prior to occupancy. Good neighbors are much nicer and more likely to help you should an emergency arise. Please respect quiet times between 8 PM and 9 AM and use said premises in a careful, quiet and lawful manner so as to not disturb neighbors. 11. Accommodations: Lessor reserves the right to make changes with regards to amenities such as, but not limited to: furnishings, equipment, bedding, pillows, blankets, cookware, flatware and dishes as they and when they determine without notice. Tenant(s) understands & accepts these items may differ from pictures previously viewed of the property. Lessor does their best to accurately relate these items. Other items may/may not be provided. 12. Notice: It is the responsibility of Tenant(s) to inform Lessor no later than 7 PM on the date of arrival of any pre-existing cleaning or damage issues they may discover. Failure to contact Lessor by deadline shall indicate acceptance of existing conditions and damages/excessive cleaning charges to be deducted against security on deposit monies. Tenant(s) herein understands and agrees that should the Property be left in un-rentable condition at the termination of this rental period, then repairs, maintenance, and or maid service above the pre-paid cleaning fee shall be deducted from the security deposit prior to any reimbursement. Any additional fees and charges for any lossed rents due to excessive damages to the Property and the collection expenses thereof, no matter how incurred, shall be due and payable by the Tenant(s). 13. Subletting: Tenant(s) agrees Property may not be sublet. Subleasing shall be immediate eviction & forfeiture of all rents/deposits. 14. Mechanical & Appliance Failure: Lessor will use its best efforts to have mechanical (water, septic, electrical and plumbing) and appliance failures, if any, corrected as soon as possible, but cannot control the scheduling of outside service contractors. NO REFUNDS will be made for appliance(s) or mechanical failures or breakdowns. Lessor shall have the right to arrange, inspect and make repairs during rental period. Tenant(s) will be charged for unnecessary maintenance and service calls or repairs caused by abuse beyond normal wear and tear. NO REFUNDS will be made for the malfunction of appliances or other equipment unless said malfunction of major appliance (i.e. Refrigerator, Stove or oven) or mechanical failure renders the property uninhabitable for more than 24 hours (i.e. Septic System Water, Heating, Electrical Supply Failure) Properties that include gas or charcoal grills provide gas tanks and cooking surfaces only. Gas or charcoal must be provided by guest unless otherwise agreed to. Outdoor cooking is allowed, but only in U/L approved grills. 15. Construction: As the area continues to grow, we cannot predict when or where new construction will begin to occur. Lessor has no control in these situations and cannot guarantee alternate accommodations, offer refunds on confirmed reservations if construction occurs near the Property. 16. Campers, Motor Homes & Tents: Campers, motor homes or the use of tents on rental property is prohibited. Sorry, no exceptions unless otherwise agreed to in writing. Due to space limitations, Parking is limited to one vehicle per cottage unless otherwise agreed to. 17. Pets: No Pets allowed on the premises at any time. 18. Alterations to Property: Tenant(s) and/or guests shall make no alterations to the Property under any circumstances for any reason. The Tenant(s) shall notify the Lessor in the event the Tenant(s) feels there is a problem that requires some form of action either with respect to the Property or any personal property located thereon. 19. Weather:. NO REFUNDS will be made for inclement weather, changes in beach size, launching areas or water depths. Road and travel advisories/conditions are not grounds for refunds. 20. Premises Access: Lessor reserves the right to enter the residence with no prior notice to enforce the terms of this Agreement in the event of an emergency, suspicion of damage, waste mismanagement, restricted or illegal activity, any of which may result in immediate eviction at Agent’s sole discretion. Additionally, Rental Agent and it’s representatives reserve the right to enter the residence to inspect, make necessary repairs, supply services and/or show it to prospective residents, purchasers (if for sale), mortgagees, or workmen with a 24 hour notice to Tenant(s). 21. Check-Out is 10:00 AM prompt: All dates/times set forth in this Agreement are in Local Time. ALL personal items including boats and cars shall be removed from the property by 10:00 AM and keys returned as instructed. There is a $50.00 charge to principal party for lost or missing keys, or keys not returned on day of departure. Late Departures, unless agreed to in writing, may be charged $100/hour up to a full additional day rate if property is occupied after 10a.m. EST on day of departure and may be evicted at the sole discretion of Lessor. Tenant(s) herein waives all rights to process if they fail to vacate premises upon termination of the rental period. 22. Security/Damage Deposit: All rentals subject to a refundable Security/Damage Deposit are to insure compliance with the Rental Rules, Regulations and Terms of Occupancy. Security/Damage Deposits will be returned to Tenant(s) within 10 days of departure in the form of a check or credit card refund, minus any additional housekeeping above the cleaning fee charged at time of booking, any collection fees, and service fees accrued by Tenant, damage, removal costs or other expenses related to restoring property to rent able condition, if any. Tenant(s) will be required to pay the overage should costs exceed the amount of the deposit. If Tenant(s) Credit Card is used at time of booking, Security deposit may be waived at time of booking at discretion of Owner, but Tenant(s) hereby authorize Owner to keep card number on file as security to charge applicable fees as outlined above to card. 23. Radon Gas and Lead Paint: NH Statute 477:4-a – "Radon Gas: Radon gas, the product of decay of radioactive materials in rock may be found in some areas of New Hampshire. This gas may pass into a structure through the ground or through water from a deep well. Testing can establish its presence and equipment is available to remove it from the air or water. "Lead Paint: Before 1977, paint containing lead may have been used in structures. The presence of flaking lead paint can present a serious health hazard, especially to young children & pregnant women. Tests are available to determine whether lead is present.'' 24. Hold Harmless: Tenant(s) herein indemnifies and agrees to hold harmless the Lessor and their agent(s), employees, heirs, and assigns against any and all claims of personal injury, property loss or damage arising either in or about the occupied Property or elsewhere during the term of this Agreement, regardless of the nature of the events or how caused. Concerning Equipment use while I fully understand and acknowledge that; (a) risks and dangers exist in my use of Swings, ropes or other items/apparatus on site at The Cottages of Wolfeboro as well as Bikes, Kayaks or other items borrowed from The Cottages for activity on/off the property and my participation in these activities; (b) my participation in such activities and/ or use of such equipment may result in my injury or illness including but not limited to bodily injury, disease, strains, fractures, partial and/or total paralysis, eye injury, blindness, heat stroke, heart attack, or other ailments that could cause serious disability or death; ( c) these risks and dangers may be caused by the negligence of others, accidents, breaches of contract, the forces of nature or other causes. These risks and dangers may arise from foreseeable or unforeseeable causes; and (d) by my participation in these activities and/or use of equipment, I hereby assume all risks and dangers and all responsibility for any owners, agents, officers, employees of The Cottages of Wolfeboro, or by any other person. I, on behalf of myself, my personal representatives and my heirs, hereby agree to release, waive, discharge, hold harmless, indemnify The Cottages of Wolfeboro owners, agents, officers, and employees from any and all claims, actions, or losses for any bodily injury, property damage, wrongful death, loss of services or other circumstances which may arise out of my use of on site or loaned equipment or my participation in off/on-site activities. Life Vests must be worn at all times as specified by Marine Patrol of NH when using kayaks and Helmuts when bike riding. I specifically understand that I am releasing, discharging, and waiving any claims or actions that I may have presently or in the future for the negligent acts or other conduct by the owners, customers, agents, officers, or employees of The Cottages of Wolfeboro. I have fully read this waiver and release, exempt and relieve The Cottages of Wolfeboro, it’s owners, owners, agents, officers, employees, heirs and/or assigns from Liability for personal injury, property damage, or wrongful death caused negligence or any other cause. 25. Errors & Omissions: Lessor has made every effort to provide accurate information about Property. Lessor shall not be responsible for errors, omissions or any changes with regard to Property. Tenant(s) understands and accepts that Property may be changed or outfitted differently from time to time without notice at Lessor’s sole discretion. 26. Full Disclosure: Rules and Regulations herein describe, as well as any posted at Property or Contained in Subject Properties Homeowners Association (if any) as governed by the laws of the State of New Hampshire are hereby accepted as conditions of this Agreement. This Agreement and its attached rules & regulations shall replace, supersede, and nullify any previous agreements made between the parties to this Agreement and represents the entirety of their arrangements whether spoken, written, or implied. Signatures by the Tenant(s) are binding both individually and jointly to the terms of this Agreement and its financial obligations as herein stated. Signatures by the Tenant(s) and Lessor on this Agreement are acknowledgment that they have fully read, understood, agreed to, and received a signed copy of this document. This agreement and any proceedings that may result from it are to be construed and governed by the laws of the State of New Hampshire.

Why the Owner Chose Wolfeboro:
This is one of the last surviving Cottage Clusters in the area. This used to be the predominant method of travel for thousands of weary city dwellers escaping the heat, noise and smoke of the summer to arrive by train, carriage and boat to these shores. Most other colonies have been dismantled or sold for condominiums, but we endeavor to preserve this pure and healthy traditional form of family vacations dating back to the 1920's when travel was just a little bit edgy and vacation was in it's advent. Come experience a nostalgic piece of history and see if you don't agree with so many others who feel they have re-discovered something forgotten deep inside them.
