Beautiful flat on charming, quiet street, central Kensington/Notting Hill

Recently and completely renovated to a high standard, my flat is brightly lit on a lovely, quiet residential street close to great shops, pubs, parks and the convenience of transportation (Notting Hill Gate tube 5 minute walk; High Street Kensington 10 minute walk; bus stop 2 minute walk). My flat is minimally but tastefully decorated with high quality finishings. Most guests say it is the perfect launch pad from which to explore London, close enough to all the main tourist attractions while benefitting from residing in a charming neighbourhood with tons of high quality shops, restaurants, cafes, gorgeous parks and fun local places to explore. There are two bedrooms: one is a bedroom with a twin bed and pull-out twin bed underneath. The other bedroom has a double bed. In the open plan kitchen + sitting room is a brand new sofa bed. The kitchen is small but functional, equipped with everything you should need during your stay.
There is a well-run local primary school directly behind my flat so there can be a bit of noise from children in the playground before/after school and on break time during term-time. Most guests do not find this bothersome and double glazed windows help reduce noise.
The building has a lift but access from the lift landing to flat includes 3 steps.
I live locally and enjoy sharing all of my current favourite restaurants, shops and things to do in the area, as well as lots of practical information. I am available if any questions come up throughout your stay or any support is needed.
I have a lock box for easy and convenient key access as I know that arrival times can vary depending on many factors outside your control.
My flat is great for families with children of all ages as well as for groups of mature travellers. I request all guests treat the property, building, common areas and neighbours with respect and adhere to my house rules around quiet time, absolutely no smoking or parties, and no unauthorised visitors/overnight guests who are not on the original booking.
