HOUSE RULES and RENTAL AGREEMENT:
As your host, we aim to make your stay as comfortable as it can possibly be! Our mission is to help our guests create beautiful memories in our home. For us to do so, we would truly appreciate it if you can follow these house rules and confirm that is has been reviewed.
This is to ensure that if there is any reason the House Rules cannot be followed, you, our guest, will have the option of cancelling the booking penalty free.

1. General Requirements:
- All Guests (and any Visitors) must comply with all House Rules and any other instructions from the Host during their stay
- By booking this reservation you agree to address any complaints to the host directly and giving sufficient opportunity to rectify the situation, prior to escalating to the platform.
2. Check-in/Check-out
- Check in is 4 pm. Check out is 10 am. Unauthorized late checkout will incur the cost of an additional night at the rate on the day of checkout.
- A fee for early check-in or late checkout can be negotiated on a case-by-case basis.
- Ensure all windows and doors are closed/locked to maintain security and prevent rain and water damage.
- Please leave the home as clean as when you found it.
2a. LATE CHECKOUTS:
Checkout time is 10 AM. Our cleaners and team will arrive at the home at 10AM, and have the right to begin cleaning. There is an $100/hr unauthorized late checkout fee applied for checkouts later than 10:00AM, cleaning and sanitation crew already have set appointment times to clean. If unauthorized checkout is later than 12:00 PM, an extra $200 fee per hour will be charged in addition to any charges that may have impacted the following booking.
3. Housekeeping
- Our cleaners have meticulously cleaned the apartment and refreshed linens and towels. After each cleaning they provide a damage report and time stamped photos. In the unfortunate event that there is an oversight related to cleanliness, please contact me within 24 hours of check in so I can make it right.
- After the initial cleaning, you are responsible keeping the place clean and leaving it as you found it.
- If you wear fake tan, please bring your own linen as any linen stained by fake tan will incur extra costs.
- Please do not use white towels to remove make-up as the towels get stained and we cannot use any longer. Please do not use towels or washcloths to clean and wipe down your shoes. A Fee of $40 to replace towels set will apply if damaged. There are makeup removal wipes provided in the bathrooms.
- No eating or drinking in the bedrooms, any linens stained will incur extra costs.
- There shall not be smoking inside the home, nor in the community. Extra cleaning fees starting at $250 to remove odor and stains may be applied.
- Upon checkout – if cleaning is required above and beyond a normal cleaning then an additional cleaning fee of $175 will be assessed.
- 7+/-15 night stays require a weekly housekeeping service.
- LONG TERM stays (2+ weeks) are subject to an additional cleaning fee of $100-$125 every month to ensure cleanliness of the space. This will be collected at the time of service, through the resolution center.
4. Noise and the neighborhood
- Guests are fully responsible for the safety and security of their children at all times, as well as any disturbance caused to other residents in the Neighborhood;
- Guests and Visitors must keep noise to a minimum as not to disturb the occupants of neighboring properties – especially during nighttime hours and upon arrival and departure;
- Excessive noise inside the home, and community(music, shouting, yelling) is prohibited at all times and may result in termination of the rental agreement, eviction, loss of rental paid and extra charges will incur.
- If guests are suspected of carrying and/or using illegal drugs of any kind, or if guest are suspected of doing any illegal activities, the authorities will be engaged, and GUESTS WILL BE ASKED TO VACATE THE PROPERTY IMMEDIATELY.
- City and Community Quiet hours are observed from 9pm-7am. This property may use Minut dB technology to ensure the comfort and security of the guest and neighbors. Tampering with the device is strictly prohibited and will result in a $200 fine.
- Noise violations will result in a fee of $750 plus any the cost of any local violation and court fees. Noise ordinance: 9PM-7AM
5. Functions
- Parties, events and gatherings of any kind are strictly prohibited at the Rental unless Host has approved; and
- If Guests are found to have had a party, event or gathering without host permission, guests will be responsible for extra cleaning charges and in the unfortunate event of the disruptions alerting neighbors, GUESTS WILL BE ASKED TO VACATE THE PROPERTY IMMEDIATELY and a minimum fee of $400 will incur.
6. Visitors
- Guests are allowed a maximum of 2 Visitors at any time during their stay with the approval of the host. Communicate with you Host who they are, why they are there and how long they will be at the property. Unregistered guest and unapproved visitors will be asked to vacate the property immediately
- Guests are responsible for ensuring maximum visitor numbers are not exceeded; and that Visitors are complicit with these House Rules. Visitors must vacate by 11pm.
- I agree, all these house rules are long but must be in place to deter disrespectful behavior. We hope you understand.
- Any additional overnight Visitors must be approved in advance during the booking process and are subject to an additional fee as noted in the price.
-If it is found that an unregistered guest has been staying overnight all guests will be asked to vacate the property immediately and a fee of $250 per additional guest will be incurred.
7. Parking
- There is free parking in the community. No permit required.
8. Garbage and Recycling
- Trash may be left in the home once gathered. We’ll take care of it from there.
- If garbage is disposed of in an improper manner at our home, or in the community a fee of $250 will be incurred plus the cost of any local violations and court fees.
9. Security and Safety
- Any time Guests leave the Rental, it is their responsibility to ensure all windows and doors are closed/locked to maintain security and prevent rain and water damage.
- Security cameras are placed to monitor all entrances.
- Tampering with cameras is strictly prohibited and will lead us to canceling the reservation.
10. Pets
- Pets of any kind are not permitted on the property unless it’s a service animal. $500 fee will incur.
11. Smoking
- Smoking and drugs of any kind are not permitted anywhere on the property, this includes the community. A minimum $250 fee will incur.
12. Damages and Breakages
- All Damages and Breakages must be reported to the Host as soon as reasonably practicable.
13. Checkout instructions
- Once you’ve checked out, please make sure all your personal belongings are gathered and collected. We recommend for Guest to do a final walk-through of the entire home upon departure to assure all personal belongings are gathered. Upon Guest departure, the Host will not be responsible for items left behind as we will not hold items. We’ll dispose of any and all items left behind.
14. Accommodations
- Whilst care is taken to ensure that the description of facilities and services is accurate, these are continually being changed, upgraded, and on occasion taken out of service. If any feature/facility is essential for the guest in choosing a particular property, it is advisable that the guest checks this with the reservation staff at time of booking. We cannot be held liable for omissions or errors, whether temporary or permanent, in regards a property’s facilities and services.
15. WiFi
- Connection issues may arise at times. No reimbursement will be made as we work with the internet providers to fix the connection.
- Tampering with WiFi is strictly prohibited and will lead us to a property inspection.
16. Travel Insurance
- Please be mindful of our cancellation policy, it is recommended that you purchase travel insurance for unforeseen events.
17. No Mail
No mail will ever be accepted at this address, regardless of length of stay. DO NOT Have Anything Shipped to the apartment without prior permission. Guests must have host’s written approval prior to packages being shipped to home. NO MAIL will ever be accepted at this address, regardless of
length of stay.
18. Emergency Contact Details
- In the event of an emergency relating to the Platform, your emergency contact is the Host.
Contact information will be provided after booking. Lastly, because this is a community, not a hotel, and is also a home, please be respectful of the property and keep it clean before you leave.
