in the heart of gods country. one bed room & loft bed , 1 bath, I-70 exit 187 (5 miles from Moab exit 182) If you need more room call at 435-285-4924. It is off Hwy 94 on Ballard Avenue house # 2. Kitchen has coffee pot, dishes, silverware and toaster. All bath items, towels, shampoo, soap and conditioner are all here. Bedroom linens and pillows are also included and ready for a good nights sleep.

i love the out doors and this property is in the center of outdoor adventure. No crowds here! The only business in town that is open is the Shell station down by the interstate. This is a GHOST TOWN !

peace and quite! wild life! Indian art 3 miles up the canyon! Hidden treasure trove of Dino tracks . Beautiful cliff trails that can be driven by atv or in some cases, car! Antelope herds travel through Town! Spectacular Trails!

What makes this mobile home unique

I rode out of town July 3 2012 on my atv and rode all the way to Arizona ( 504 miles one way!) Never crossed private property!!! Saw antelope and bufalo herds on the way!

Very nice and modern tiny homes and RV facility

The staff was attentive and responded to messages and phone calls. The tiny home as I call it was perfect. It has all the amenities of home, including wifi. I recommend this for couples or even single travelers.

Quiet! Away from crowded Moab

I love Moab, don't get me wrong, but when I finally get to my bed at the end of the day, I prefer it be quiet these days. And I got exactly that at Ballards location. The location in Thompson, UT has a 2010 census population of 48 so this area is just what I was looking for. On clear evenings the stars go on endlessly! Dave McKay the proprietor was friendly and helpful, although I'm still confused as to why Jim Lindsey is listed in VRBO and not Dave. I'd recommend the 2.5 hour (or longer) ATV tour with Joe through the backcountry. So exhilarating! The accommodations were just right for me and everything was clean and organized. So nice that coffee grinds were provided! Lifesaver for sure. One item to mention: the wi-fi was moderate to weak most of the time. First world issue, I know, and especially in a remote location I was happy to have wi-fi at all! Thanks again...

Great place!

We LOVED our stay! My husband, myself, and our dog stayed for 4 days at the RV park. It was nice and quiet, which we loved. The place was well stocked and very clean. The A/C worked great and we were very comfortable. The wifi did not work well, as others have said, but that would be my only critique. We would definitely stay here again and would recommend it to anyone visiting Moab.

Clean & Cozy

We enjoyed our stay at Ballard RV. The "Tiny House", as our daughter called it, was clean & cozy, with a stocked kitchen and worked well for the four of us. The location was about a 30 minute drive to beautiful Arches and Canyonlands National Parks, and the price was more reasonable for us than in Moab. There was a problem the week we were there with the internet service, it was spotty at times. Our son needed to work on an online dual credit class, Jim opened up his office area and allowed our son to sit there, where there was a stronger internet signal, and finish his course work. We thought that was really nice. We would stay again if in the area.

Very Nice Stay!

The property was exceptionally clean, which, is important to me. It was also nice and quiet at night. Yes, it is quite a drive to food or groceries, but it did not bother me. The property was really nicely stocked with basic amenities (pots, utensils, trash bags, dish soap, etc.) I would stay again and definitely recommend anyone else to give this place a shot!
