We built this home in 2005 after having another home in San Pancho. When this lot became available, we knew we had to have it. We love our home and find San Pancho to be the most delightful town we have seen in Mexico. It is a wonderful change from our other residence in Olympia, WA,

This is a great property well located just outside of town on a bluff. Fantastic views over the ocean, and a nice great room and pool deck. The Master and 2nd suite are very nice, the 3rd bedroom is pretty dark and claustrophobic, and needs some attention. Ok for kids, but not really for a 3rd couple. As noted by others the driveway is really steep.
House is fairly dated (80s style) but pretty clean. Kitchen had some ants, but didn't bother us too much. Housekeepers are nice, don't speak much english.
Our biggest complaint is the directions and maps are horrible!! The house is located just after the cobblestone ends and dirt road begins on the way out of town, but if you miss it, you drive on a bumpy dirt road for miles. Owner needs to use a town map (not a hand drawn map) or just say to look for the gate on the left after the cobblestones end, OR just give the address!
Great Views! Incredible Views! San Pancho is great. Tons better than Sayulita. Very much like a laid back Mexican town with everything still to offer. A great beach, good restaurants, and good shops. We had Eva cook 3 nights and her Chili Rellenos was fantastic! We had Dorado as well as traditional enchilada's.
The master bedroom looked out over the Pacific ocean with a super outdoor shower. The open room to the pool and patio was relaxing and nice. Kids slep in guest rooms and the short walk to the beach helped get our blood flowing again. I would highly recommend to anyone to stay here.
Decent but Pricey
Beautiful location, views are spectacular. Close to the beach, though the walk up and down the driveway is very very steep so not good for anyone who has difficulty getting around. You need a car for this location.
House is nice though a few things were not up to what one would expect for this price per night. Some examples:
Fans were broken in main area, palapa roof had several leaks so when it rained it rained inside! Pool was not clean upon arrival and needed to be filled almost every day (due to evaporation?) but it wasn't, only did it one time (though was clean after the first day). Kitchen was not equipped in a manner one would expect with old cutlery and a fridge that didn't have an icemaker nor did it close well - also rusty.
The third bedroom is downstairs in a dark corner of the home and not nearly as hospitable as one would expect.
We were unclear on the staff's role, turns out the only service they provide is cleaning of rooms and kitchen, which is very nice, but again for the price the listing is a bit misleading. Instructions are very dated regarding price to have staff cook a meal and local amenities. Also the pictures are a bit deceiving as there is now a house built right in front of the pool blocking a bit of the view (though views are still one in a million).
We're sorry that your stay was less than you had hoped for. Let me address your comments.
Steep driveway. Yes, it is steep but OK for all but those with mobility issues. Some of our returning guests choose to not have a car and enjoy the walk to town. Some in our family do 10 laps up and down the driveway daily for exercise but in our paperwork we do say that a car makes sense.
Fans not working. Living right on the ocean creates some unique complications as the salt water creates a very harsh environment. One of the 2 fans in the living area went out and was determined to not be repairable and a new one was not immediately available. It is ordered. This is unavoidable in this salty environment.
Pool. I agree that the pool has not been up to our standards recently and we have taken steps to correct that.
Kitchen/refrigerator.. The kitchen was well equipped with high quality equipment and we make an effort to keep it up but with guests coming and going weekly, and us not being at the house, sometimes updates run a little slow. We intentionally do not have an icemaker as that requires a direct waterline hookup with unfiltered water. Many travelers in Mexico are worried about drinking the water. We provide unlimited bottled drinking water and many ice trays.
Third bedroom. This room is downstairs with a wall mostly of glass which opens to a private patio with trees for shade. So, yes, it does get less light than the others. We are very happy with the room as it is.
Staff only provided cleaning - misleading. Our info sheet says "Eva and Sylvestre usually arrive about 9:00 in the morning. Eva tends to the housekeeping duties and Sylvestre, the pool and grounds." I think this is pretty clear. Unfortunately, we have had some guests who think they are servants and should be available for whatever the guest desires. Again, I think their duties are pretty clear. Our info did have one error in the cost for Eva to prepare meals. It only mentioned the breakfast costs, but lunch and dinner are a little more. Our info does then say to check with Eva first about the costs to prepare meals.
Photos a bit deceiving regarding the house next door. The very first photo of La Casa Palapa when you go to our listing is one looking at the pool to the ocean. The top of the roof of the house next door is right there on the left side of the pool.

Amazing vacation house. Highly recommended.
We loved our stay at Casa Palapa and were so sad that we had to leave. A beautiful home with the most amazing views. Thoughtfully landscaped, quiet, spacious, and sunsets that were breathtaking. The beds were all very comfortable. We loved all of the plants throughout the house which added to the indoor/outdoor feel. The outdoor showers were a special treat.
The space provided plenty of room for the eight of us. We loved the openness of the main living area and the privacy of the bedrooms. Our kids especially loved the pool though we all enjoyed it. We made good use of the boogie boards and we're glad to have those.
Owner Tom was very easy to communicate with, and the house staff (Sylvester, Eva and Joel) were all kind, dedicated and delightful. They always made sure we had what we needed and checked in with us regularly.
We had issues with the air conditioning for part of the stay and Tom and the house staff acted upon it immediately to get things working.
Eva cooked us a lovely dinner, and we really appreciated the salsa and guacamole awaiting us upon our arrival.
We have traveled many times to Mexico but this was our first time in San Pancho and we will be back with certainty. A lovely, quiet town with kind people, great food and a lonely beach. We hope it stays that way....
A few notes about the property - it is nestled in the jungle which made for some amazing bird sightings. It is high up on a hill which gave us the incredible views. It is a steep climb of a driveway. We walked it at times and drove at times. It would be a challenge to walk if someone had mobility issues or was not in good health. The house is about 1.2 miles from the center of town. A lovely walk for those inclined, but we were grateful to have a car too.
We spent time at the beach, went kayaking up north (arranged through Tailwind resort), snorkeling in the Marietas, took a yoga class in town, and ate at many of the local restaurants. Lots to do in the area.
Stunning Open Air Home
After staying in Sayulita for years, we were ready for a quieter less commercial village. We fell in love with both San Pancho and Casa La Palapa. The home, situated on magnificent bluff, overlooks blue water and San Pancho's pristine beach. We chose to walk rather than have a car, which worked perfectly for us. The steep drive is not for the faint-hearted, however, so most folks rent cars. The view took our breath away - and the privacy was unparalleled. Eva & Silvestre, the couple who care-takes and cleans the house, were fabulous, always happy to answer our questions and make our stay easy and comfortable. We look forward to future visits.
Golf - Las Huertas Golf Club is only a half mile away. It is a beautiful 9-hole course surrounded by gardens and orchards of tropical fruit, nut, and spice trees. Work is progressing steadily on the amazing facility and restaurant in its new location. It will definitely be on the list of places to experience while in San Pancho. It will be the envy of polo clubs around the world. Yoga - El Estar Yoga and Wellness Center offers classes and healing therapies. A schedule of classes as well as a menu of services can be found on-line at el-estar.org Nature Walks and Orchids - Lo de Perla Jungle Tour (lodeperla.org) If you want to experience the local flora and fauna you can participate in a guided 2-hour jungle walk through mango orchards and native jungle plants and end up in a garden of over 500 exotic orchids. Birding - Birding San Pancho has bilingual guides and offers tours for both beginner and advanced birders. Visit their website for more information at birdingsanpancho.com Sea Turtles - Grupo Ecologico de la Costa Verde is a local conservation organization actively engaged in protecting and preserving endangered local sea turtles. If you would like to tour the turtle nursery or participate in a hatch release (usually summer or fall) contact www.protect-tortuga.org T-shirts are also available for sale to help support the organization and make a great souvenir. Zip line canopy tours - If you would like a bird's eye view of the area, head over to Sayulita (5-mile drive from San Pancho) and take a zip line canopy tour. For information visit michaparrita.com Alta Vista petroglyphs - Diva Tours in San Pancho (www.divatours.net) can arrange a tour to ancient petroglyphs. The hike takes you through the jungle, along a river, and ends up at a stunning natural location (I don't want to spoil the surprise). The petroglyphs are difficult to get to on your own so a guide is recommended for this adventure. Tours can also be arranged for fishing, surfing, stand-up paddle boarding, kayaking, horseback riding, whale watching, and shopping. Tours are also available to San Blas. A real life version of Disneyland's jungle boat ride (La Tovara) is an adventure for the whole family. You'll see rare birds, turtles and crocodiles as your guided panga boat meanders through the mangrove wetlands. You can stop at a crocodile nursery and a restaurant for lunch. A swimming area with an underwater fence to keep crocs out is available with a swing to jump off into the water. Swim at your own risk. Community - to get a real feel for the community spirit in San Pancho, visit and tour Entreamigos, a non-profit organization which benefits children. An on-site gallery and store are filled with handmade and one-of-a-kind items as well as local organic food products. It is the perfect place to inquire about local events and activities.
