This property does need meet any type of housing standards for rental properties. Water pressure so poor we couldn't flush the toilets. A steady leak in one shower, resulting in a towel on the floor when we arrived that was soaked. No towels in the bathrooms, but a load of towels in the dryer. Wi-fi not connected and no instructions for the password. Extremely dirty. Heating system so poor that the heat did not extend to the lower level, while the upper level was uncomfortably warm. Floor so dirty that the sole of the children's feet were filthy once they took their shoes off. I could go on, but I caution everybody to look elsewhere for a place to stay.

This was by far the worst Vrbo stay we have ever experienced and left our entire weekend feeling disappointed and frustrated. The house was not clean, not properly maintained, and honestly not livable.Upon arrival, the property was awful dirty. There was hair and residue in the upstairs shower, and mold present in two of the showers. The third shower was completely unusable. The downstairs shower did not work at all. This was worse than camping.Several basic functions in the home did not work. The downstairs toilet did not work. The upstairs toilet would not shut off completely. The downstairs fireplace did not work. There was no heat downstairs, which made the space extremely uncomfortable. We actually had to go to the store and buy electric blankets and a space heater just to be able to stay.When we attempted to cook breakfast for our family, we pulled out a pan that had molded food still stuck in it. Every single coffee cup was filthy and had to be pre-washed before we could use them. This was extremely upsetting and unacceptable, especially when cleanliness is a basic expectation.There were major issues with furnishings and basic supplies. There was no toilet paper, no towels, no soap, no shampoo, no paper towels, and no kitchen plates. The upstairs bed had no blanket, only sheets. The downstairs bedroom did not even have a top sheet. The light in the upstairs bedroom did not function.The exterior door downstairs would not shut completely, which was concerning.

Absolutely horrendous!! Property obviously had squatters, it looked like they got in through the window of the first floor bedroom. when we contacted the host (3rd party company called Evolve) concerned about the security of the property and our safety, they were dismissive and stopped responding altogether. They did not try to work with us at all. Property obviously had not been kept up with for quite some time. Yard and weeds were over grown. There were cobwebs on all of the windows. Only got a few pictures bc we didnt stay long at all once we realized someone was possibly on the property.

No wifi as promised, overgrown grass, leftover old corn on the blackstone grill. Upstairs doors don’t shut, bathtub is in terrible shape. Not very good response from the host. Ants everywhere. Junky place. Raccoons living under the house. Wild times

Great stay over all

Over all stay was great we love staying here it’s always been great. We stayed checking in on July 6th whoever stayed prior for the 4th of July weekend left the propane tank and it was completely empty the check in was delayed the passcode was not the last 4 digits of my phone number so we were sitting outside of the house for about 45 mins with all of the food items until we got sent a correct code. The cleanliness of the house was rushed and some of the beds had no sheets . Nothing major over alll it was a great stay we love the location of the lake house and the view is amazing the family had a great time . We gave the house a pretty good cleaning before leaving and we look forward to staying again .

Not much positive to say

Dirty, dirty, dirty and gross! Dead raccoon greeted us and thankfully the lawn guy next door removed it; door code didn't work; dead bugs everywhere; bathroom plumbing fixtures loose in every bathroom shower making it difficult to turn on and off; had to fill the master bath toilet using a trashcan; there was ONE bath towel in the whole place that we found (good thing we brought our own towels, hand towels, kitchen towels, wash cloths and our own bed linens and pillows); the dishwasher was full when we got there and stunk something awful, we wouldn't use anything in that kitchen (again, we brought our own dishes, utensils, cookware, coffee maker, etc. thankfully); there were sheets thrown under a cabinet in kitchen; there was stuff in the washing machine when we got there; no one should stay there if they have mobility issues because they would have a dangerous stay due to the many, many floor levels; exterior doors wouldn't close upstairs or wouldn't seal downstairs (probably why there are so many bugs); WiFi did not work so then neither did the TV. Positives are the deck and view and the AC and hot water heater worked.

Never again

Tried checking in about 15 minutes after check in. Code provided for lock box would not work. Tried several times to call the number provided for the property rep only to go to voice mail. Representative reached out about an hour after check-in with a new door code. I returned to the property,was able to get in only to find that the property was filthy, floors,counters bathrooms basically everything. I also found the added bonus of the house having no power at all. I reached out to a neighbor outside and found that everyone else had power. I left and shortly was contacted by the rep to which i voiced my concerns. I was recontacted shortly and was told that the power should be back on in an hour or so. By that time it was a couple of hours plus after check in and i had made arrangements for accommodations else where. I would not recommend this property to anyone ever..

Good location. Had trouble checking in had to check in about an hour and a half after check in time. House was not cleaned had to clean and wash bedding ourselves. Once we got house cleaned everything was good. Still waiting on response as to what will be done for our troubles.

Buffalo lake house

It was a good stay exactly what we expected great stay. Right off the lake only issues was that the house was a little dusty on the floors. Over all a great stay will definitely stay again if we ever come back to the lake.

Unable to reach host

Had a family emergency and was unable to reach the host to cancel reservation. Still working with VRBO / Evolve to rectify the situation. When you rent this property it kicks you from VRBO to Evolve.

Thanksgiving family reunion

We had 9 guests. Kitchen was well stocked with essentials. We arrived in the dark at night and the porch lights were not on. We had to call and text the host to get the correct door code because we had been told the wrong code. The neighborhood is nice. The main floor bedrooms were cold. There were extra blankets, which helped. There is a lovely fireplace in the great room that heats the living area. The upstairs bedrooms had central heat. We used all the beds and the air mattress. Neighborhood entry fee is high so do check that as you’re calculating total cost of stay. It was nice to see a new area of Lubbock.

Lake House

We had been wanting to stay at this house and finally did. Unfortunately the house was dirty when we arrived. I emailed the owner and she said the house had been cleaned but it had been a while since someone had stayed. We had to clean the house because it was full of bugs, spiders and dirt. Outside it was also dirty and full of spider webs and spiders. We understand the house is at the lake and there is bugs and stuff, but regardless they could have cleaned it before our stay. No water faucet outside to spray the patio, and the AC was not working on the first floor.We liked the house location and the environment. The only problem was that the house was not cleaned. Hopefully they fix the issues and we can stay there again.

Dirtiest house I’ve ever stayed in

When I first walked in the house reeked of mold, the house looked like it was speed cleaned, dirt all over the floor cobwebs everywhere, the master bedroom bed was broken and sinking in the middle the bed is being help together by sticky putty and Velcro, the pillowcases in 2 of the rooms had blood on them and the stairs are a danger to walk on everytime I walked on them it felt like the wood was going to give out

Lake house stay

Location was great. House could use some TLC. Spiders and webs through out the house. Downstairs shower in washer room did not work. Beds not comfortable. Outdoor patio area was dirty. Some kind of animal, maybe a raccoon has access under the house into the wall. It was moving around and scratching at the walls and floor. Might book again only if issues are resolved.

Buffalo Lake VRBO

The property was a great fit for the group that we had. The house had great accommodations, bathrooms, beds, etc., along with the porch/covering in the front of the house. The view of the lake and location to the marina was superb as well. Overall, worth every penny.

Located on small lake outside Lubbock

Location is picturesque. House is nice but feels a bit cobbled together. Sort of like your brother-in-law’s cabin where he did a lot of the work himself. WiFi and TV worked well. Heater really only heated upstairs bedrooms well. Downstairs was cold. The converse may be true in summer. You have to pay for lake access/parking (charged at gate by local government) which is kind of nice for security but day visitors to cabin also have to pay.

Family Fun

Nice home, close to the lake and nice beaches. Home had everything you need and the washer and dry worked well. The air flow is not well, need to leave doors open for the whole house to stay cool. Lots of room and space for the family and outdoor space was very nice. Loved the tables and swings. Would stay there again.
