Situated on 2 acres just 10 minutes to the centre of Bowral, this lovely spacious home will not disappoint. The house is set on a beautiful wide road, ensuring privacy and quiet. Recently painted and refurbished, it is more spacious and comfortable than ever before. The house features a large entertainer's kitchen, 2 dining areas and a cosy open living area with soft plush sofas.
Please note:
- This property has a strict policy that only guests staying at the house are permitted on the property. Visitors are not permitted.
- No post-wedding celebrations, breakfasts, or brunches with additional guests are permitted.
- Strictly no parties at this property - please. You will be evicted if this rule is broken.
Where will I be?
Avonlea is located a 10 minute drive from Bowral's restaurants, cafes and shops. The surrounding towns of Mittagong, Berrima and Moss Vale, as well as local wineries and key wedding venues are also all within easy driving distance.

Avonlea is a beautiful home that can accommodate a group of extended family or friends. The large kitchen and family room with wood burning fire has easy access to the large flat garden, which features a stunning solar heated swimming pool, tennis court, and a football field! A fire pit and BBQ complete the stunning gardens with plenty of space for the family to enjoy their stay in the Southern Highlands.
How is the property laid out?
Avonlea has two dwellings; a house and a self-contained cottage.
House: The house has a large entertainer's kitchen, 2 dining areas, a cosy open living area with soft plush sofas and wood burning fireplace. This area also has easy access to the large, flat garden. There are 5 bedrooms in the main house. The master has a king bed and an ensuite with a shower and toilet. Three bedrooms have a queen size bed and one has two sets of bunks (sleeping 4). These share the main bathroom which has a bath and separate shower.
Cottage: The cottage is a self-contained, one bedroom, parents' retreat with a queen bed, lounge area, smart TV, shower room, full sized pool table and a sauna!
WiFi, Internet, Netflix, or Pay TV - will I have it?
Complimentary WiFi is available and a password will be provided in your pre-arrival email.
Please note that neither The Holidays Collection nor the owner can guarantee 100% that WiFi will work, and no compensation will be payable if problematic. If WiFi is important, please therefore always have a back up plan.
What about outdoors?
Set on 2 acres, Avonlea has all you will need to enjoy being outdoors. There is a solar heated swimming pool, a tennis court and a football field for sports enthusiasts. There is plenty of lawn space and mature, well tended gardens throughout the property. The fire pit is the perfect place to spend the evening and kids can burn some energy on the trampoline!
Staying warm or keeping cool?
In the winter the log burner warms the whole house, but there are gas heaters to help take the chill out of the air if needed. In the house there are ceiling fans in the living room and the master bedroom. In the cottage there is a ceiling fan in the living room and some free-standing fans. There are plantation shutters or blinds on most windows to help keep the sun out, but there is no air conditioning.
What about sheets, towels and other supplies?
Avonlea supplies all bed linen, sheets and bath towels. However, please bring your own pool towels!
Parking for cars, etc?
Avonlea has open air parking for 4 cars.
Is my dog or cat also welcome to stay?

What are the minimum stay rules?
- Summer Season: Between 2 and 7 nights, depending on the property
- Easter: 4 nights
- Long Weekends: 3 nights

Please note that during Summer Season, our properties may have designated changeover days so as to make the cleaning rosters manageable. We also do not schedule arrivals on the Christmas, Boxing, and New Years Day public holidays.
