28 Day minimum Stay. 2 Tenants only. Short stay guests allowed.

DAMAGE PROTECTION (Up to $500 authorized on credit card) Pay NOTHING unless there is damage.

ALL UTILITIES INCLUDED which includes High-Speed Wireless Internet. NO CABLE TV SERVICE. You must have own TV apps.

Utility Cap: Monthly electric bill runs $100-$150 @ month. Monthly water/sewer is $80-$110. Traveler is responsible for anything much higher than the average estimate.

PAYMENT:
1st payment due at booking (50% of rent and all fee's)
2nd payment due 60 days before 1st day of occupancy (second half of rent).
If booked less than 60 days before first day of occupancy, total rent and fee's are due at booking.

CANCELLATION POLICY:
If you cancel at least 30 days before check-in you will get a 100% refund. If you cancel between 14 to 30 days before check-in, you'll get a 50% refund. If less than 14 days I will refund all fee's and I will attempt to rent the house. You will receive a rent refund equal to my ability to rent it.
