* RESORT POOL & FISHING POND: We are members of the Honeysuckle Meadows Campgrounds! As our guest, you will have free access to use the outdoor resort swimming pool and fish in the "catch and release" pond. Pool season is open at 10 A.M. daily from late April to October. Only a 4-minute drive from Mighty Sunset!

* SELF CHECK-IN + CHECK OUT: Check-In: 4 PM EST or later; Check-Out: 10 AM EST or earlier
NO EXCEPTIONS: Guests who check in early OR check out from 10 a.m. to 12 p.m. will be charged a late fee of $100. Guests who check out past 12 p.m. will be charged that night's room fee.

* CONVENIENT LOCATION: Easy access to 321 for a short drive to Wears Valley (2 mi), Great Smoky Mountain National Park (4 mi), Pigeon Forge (12 mi), and Gatlinburg (14 mi).

* PROPERTY USAGE: Use all furniture, appliances, home goods as intended | no parties or large events | no pets allowed onsite | no smoking indoors | no illegal uses allowed | no drugs allowed | no fireworks allowed onsite

* CAPACITY: Up to 12 people. $100/guest/day for any guests above the maximum capacity.

* MINIMUM AGE: 25+ years

* BEARS + OTHER WILDLIFE/EXOTIC ANIMALS: Do not feed, interact, or get close to bears and other wildlife. Mighty Sunset has high bear activity year-round! DO NOT LEAVE FOOD OR TRASH out on the decks, front porch, or cars. And do not leave children outside unattended.

* UTILITY DISRUPTIONS: Electricity, internet, and/or cable services may get interrupted during storms. Services usually resume in 1-2 hours.

* WEATHER CONDITIONS: Although it is rare for snow to impact the roads, please prepare food supplies and have all-wheel drive transportation. NO refunds will be given for weather conditions.

* SECURITY DEPOSIT + FEES: A refundable $500 security deposit is collected to pay for extra cleaning fees, repairs, or damages caused by you and your guests during your stay. A non-refundable Resort Cost Recovery Fee of $55 per stay is also charged at booking.

* EXTRA NOTES
- Signed Rental Agreement and a Copy of Government-Issued ID Required within 24 Hours After Booking.
- IDs are required for anyone involved with the booking, communications, and/or payment of your reservation.
- The person booking this home must be 25+ years and present during the entire stay. No third-party reservations allowed.
