This newly renovated garden level (basement) apartment is stocked with all you need for a great stay! We've worked to ensure that all of the little details have been thought of for the comfort of our guests.

You'll love details such as: large waterfall shower, comfy mattresses, all new furniture, streaming TV, keypad access, fully stocked kitchen and washer/dryer!
The space
After you've entered through the back gate you'll use the keypad to enter the nest using the house's back door. At the bottom of the stairs you'll find the totally new space!

We've done our best to ensure you have all you need to be comfortable.

Bedroom 1 - "The Feather Room":
• Queen size bed with extra pillows and blankets
• Additional wall-installed heater to ensure your comfort
• New, sturdy wardrobe with shelves for you to hang and organize your belongings, purposefully open to ensure guests don't leave anything behind at checkout
• Nightstands and lamps on both sides of the bed
• USB ports attached to the nightstands to ease the charging of your devices

Bedroom 2 - "The Elephant Room":
• Full size bed with sparkling white sheets and extra pillows and blankets
• Large closet to ensure you have all the space you need for your belongings
• Desk with chair and monitor if you need to get any work done

Kitchen/Living/Dining:
• Open concept space
• Kitchen area features all new appliances
• Dishwasher
• Coffee maker with complimentary coffee, cream, sugar, and tea
• Full size fridge, oven, and stove top
• Dining table with chairs
• Stylish mid-century style couch and chair
• Streaming TV for all of your favorite services

Bath:
• All new build
• Large shower with waterfall showerhead (no tub)
• Complimentary shampoo, conditioner, and bath gel that you'll love so much you'll ask where you can buy it
• Complimentary make-up wipes and feminine care products
• Ample space in the drawers under the sink

Laundry:
• Laundry Room next to the kitchen with brand new full size washer and dryer
• Complimentary laundry soap provided

Outdoors:
• Separate entrance through the back gate
• Private keypad entrance into the nest

• Comfy patio furniture
• Smoking allowed outdoors only
• Back patio is a shared space and the owner (Bryce) lives in the upstairs unit. You may see cross paths with him out there from time to time.


NOTE - the nest may not be the best fit for you if:
• You have difficulty with stairs. This is a garden level (basement) unit and as such is accessed by walking down a flight of stairs
• You're uncomfortable with the owner living upstairs
• You are very tall. The ceilings are generally 6’ 9” (205cm), with a support beam soffit running through the suite at 6’ 4” (193cm). The larger bed is a queen size sleigh bed measuring 6’ 8” (203cm) in length.
• You prefer a highly walkable neighborhood. We have a few restaurants, a brewery, and small shops within easy walking distance, but if you won't have a car for your stay, please plan to use public transit or Uber/Lyft. Getting around without a car isn't difficult, but having one would be easier.
• You plan to have a party or other event
• You plan to sneak in extra guests, pets, smoke indoors, or otherwise break any house rules. Disrespecting house rules will be dealt with strongly.

You'll primarily speak with Bryce, but may also hear from his co-hosts if he's unavailable.
Guest access
Street parking is free and very open (up to two cars).

Guests have their own indoor separate unit with its own kitchen, bath, living room, bedrooms, and separate entrance. None of the indoor spaces are shared.
Other things to note
• Bryce's cat also lives upstairs. The ductwork is for the whole building, so if you have extreme allergies to animals the nest may not be the best fit for you.
• TV is for streaming services only


HOUSE RULES:
• No smoking of any kind indoors. 420 and tobacco are allowed outside. Please dispose of butts and blunts in the red flower pot. Ask me for dispensary recommendations!
• No candles or other open flames allowed indoors.
• Absolutely no pets.
• No shoes are allowed on the carpet. Please remove shoes while inside the suite at the bottom of the stairs.
• No eating in bed.
• No firearms are allowed on the property.
• Quiet hours are between 10pm-8am in accordance with Denver law. We love our neighbors and want to avoid excessive outdoor noise at all times.
• All overnight guests must be included in the "number of guests" on your reservation. If you'd like to have friends/family stop by the suite to visit, please shoot us a quick message so we know they're expected on the property. Please plan for any visitors to leave by 12:00 AM / midnight.
• Towels and linens that are damaged or left with stains that cannot be washed out will be charged to the security deposit.
• Please tell me your favorite color in your first message so we know you’ve read the House Rules.
• While children are welcome at the nest, guests should be mindful that there are some safety hazards that could be an issue with some kids. These include but are not limited to:

1. Cleaning supplies and other chemicals are not locked or out of reach of children.
2. Some shelving is not secured to withstand climbing.
3. Kid friendly amenities like plastic dishes, kid size utensils, Crib/Pack n' Play, toys, etc are not available at this time, but are being gradually added in as demand permits - suggestions welcome!

Fines for breaking House Rules are as follows:
1. Any smoking indoors = a minimum fee of $350 and any additional charges needed to remove the smell of smoke up to the full cost of your deposit.
2. Non-disclosed pets = $200 per day
3. Non-disclosed guests/visitors = Any non-disclosed overnight guests will be charged at $100 per person per day. Non-disclosed visitors will be charged at $50 per person per incident. These measures are in place for liability and safety reasons by preventing parties/events and extra guests being snuck in.
4. Excessive cleaning will be charged an extra $100. In general, "leave it how you found it" and you'll be just fine.
5. Late check-out that has not been pre-arranged will be charged $50 per 15min increment over your allotted check-out time. The clock starts 15mins after check-out. This is to ensure we have enough time to fully clean and prepare the suite to offer our next guests a great stay.

Comfortable, well appointed
The property was well maintained and stocked with everything one might want. Beds were comfortable. Kitchen had everything. It was a great base for a couple of days. You do hear the floor creaking from upstairs. Earplugs and a noise machine are stocked if you need them.

I spent every summer as a kid vacationing in Colorado and fell in love with the natural beauty of the state. After college, I began my professional career in Denver intending to hop around a bit, but Denver is hard to beat and I'm going on my second decade here!

The location of the nest is very centrally located with excellent easy access to all that the city proper, greater metro, and mountains provide. The location is just far enough away from the hustle and bustle of downtown (10mins) to offer plenty of peace and quiet.
