Bedroom #3 has a queen bed and 42” Smart TV, mini-fridge, and private exit door to backyard. Bedroom #4 has a queen bed and and 42” Smart TV. Bedroom #5 has two beds and a and 42” Smart TV. Bathroom #3 is in the hallway near the bedrooms and features a shower/tub combo. There is also a powder room half-bath near the garage door hallway.

Kitchen has an island with four bar stools to hang out and chat while the Chef is in action which is adjacent to formal dining room with table sitting six and a dedicated work desk area. Outdoor table sits eight. Amenities include a toaster, microwave, blender, gas countertop range, dishwasher, double oven, and drip coffee maker. Beautiful outdoor pool/entertainment area features a huge 30ft saltwater pool and spa waterfall (guest paid heating for pool and/or spa available), a large covered patio with custom paver detail and ceiling fans, umbrellas, stainless steel dedicated direct line BBQ with a three stool island, key operated gas fire pit, umbrella covered table with four chairs, lounge chairs, plenty of seating, large chipping/putting green, pool noodles/floaties, and much more. Spacious outdoor dining area with seating for eight with plenty of lounge chairs and cushioned seating for ultimate entertaining comfort and entertaining.

Pool with spa heating available at $60 per day including spa or spa only at $35 a night. Maximum temperature allowed for pool is 85 degrees, 104 degrees for the spa.

Strong home wide wi-fi Spectrum internet package up to 1GBPS (the fastest speed available) for plenty of juice throughout the home for remote working professionals, streaming, and all your internet needs. There is a washer and dryer available for guest use. For security purposes only there is one ring doorbell camera near the front door and two perimeter cameras. They are not monitored live. Two car garage with plenty of driveway space and a golf cart area (no parking on the street per HOA rules).

Walking distance to the Empire Polo Fields (less than one mile to music fest VIP parking) for all the equestrian activities and Coachella and Stagecoach music festivals; Minutes from the La Quinta Resort, Indian Wells Tennis Garden, Old Town La Quinta, and all the La Quinta golf courses. Highway 111 is down the street, with Costco, Target, Coffee Bean, and Starbucks, among many other chains and local favorites. Less than 10 minutes from I-10, you can quickly head to Palm Springs, nearby casinos and other Coachella Valley destinations.

GOOD NEIGHBOR POLICY: You agree to abide by all rules and regulations set forth by local ordinances, which includes a “Good Neighbor Policy”. You are advised to keep in mind that vacation rental properties are located in quiet, private neighborhoods. Please respect our neighbors. Anyone found to be violating noise ordinances of the City or HOA will be subject to an initial $500 fine followed by a possible eviction in egregious circumstances. Guests will not be issued any refund for issues related to noise ordinance violations. Possible violations include, without limitation, sound amplification outdoors, over occupying parking areas, over occupying rental Property, and failing to follow your Agreement with Manager HOA Rules and Regulations allow for 24-hour quiet enjoyment of homeowner's Property. There are no parties allowed at this Property. This Agreement and Guest's reservation is subject to the Governing Documents of the HOA and/or City where the Property is located.

- Noise from radios, music instruments, loudspeakers, sound amplifiers, and “any machine, device, or equipment including phones” that creates sound audibly outside of the rental home is prohibited after 9pm Sunday through Thursday and after 10pm Friday and Saturday per city rules and in respect of the neighbors.

- Commercial vehicles and recreational vehicles (motor homes, campers, converted trucks, etc.) are not allowed to be parked, stored, kept, constructed, repaired or maintained anywhere on the property except for loading and unloading and must be removed within 24 hours per HOA rules. Boats and/or boat trailers are not allowed on the property.

- Pool with spa heating available at the following seasonal per night rate: Dec/Jan $120, Nov/Feb $90, Mar-Oct $60, spa only at $35 a night. Maximum temperature allowed for pool is 85 degrees, 104 degrees for the spa. There are pool toys and an electric pump onsite.

- One small dog allowed with $150 non-refundable deposit. Please do not allow the dog on any furniture or bedding and ensure to pick up their droppings.

- Post stay housekeeping is for five hours. Any additional time needed will be charged to the guest in half hour increments at $80hr. Guest paid mid-cleanings are available if you would like cleaning performed during your stay.

- A vacation rental agreement must be completed before arrival and guests are required to provide a copy of their driver’s license at check-in.

Local vacation rental management group Blue Coachella provides peace-of-mind check-in service, onsite and/or phone assistance during your stay, and professional housekeeping services. Guest paid periodic mid-cleanings are available during your stay.
