Welcome to our newly updated lower-level apartment centrally located in Arvada, a suburb 15 minute drive Northwest of Downtown Denver with similar drive times to Boulder and Red Rocks Amphitheater.

The fully fenced backyard is the perfect spot to enjoy CO nights with a 6-person hot tub, firepit, and cornhole.

The home features two comfortable bedrooms with King sized mattresses, a stylish living space with a smart TV and wood burning fireplace.

The property is located in a quiet neighborhood, waking distance to a park with a children's playground.

**PLEASE NOTE: Owner lives at this property full time in the upstairs area. The downstairs apartment for guests has its own dedicated entrance through the garage and its own dedicated entrance to the back yard and hot tub. The backyard outdoor space including grill, fire pit and hot tub are all exclusively for GUEST use. The owner will not use any of these amenities while the downstairs is being rented. The owner recognizes the importance of privacy for guests. All back yard facing windows have opaque window coverings that will remain in place at all times.
