Set in its own gardens with a sweeping drive to the terrace, olive groves and vineyard, this villa (with wi-fi) has the wow factor with a fabulous panoramic view of the Majiella and Gran Sasso mountains, words and pictures cannot show how beautiful this is.

Close to the Adriatic coast, the sea is only 20 min away with its miles of sandy beaches. The villa is perfectly positioned for a beach, walking, or cycling holiday. Or simply sit on the terrace in the perfect stillness and watch the local farmers tend the vines and olives in the valley and watch the lights coming on in the valley as evening falls,

The property comprises 3 bedrooms and bathroom upstairs, and downstairs there is a large kitchen, sitting room and shower room. In the gardens there is a shaded eating area and plenty of room for lounging in the sun . Simply enjoy a glass of wine overlooking the fabulous views and when you are ready to eat why not have a barbecue on the terrace or even try the outside pizza oven. Loungers and patio furniture, also outside lighting for late al fresco dining.

The area: Elice nestles between the Adriatic coast and the majestic Gran Sasso mountain ranges, and offers the possibility of a very varied holiday. You can be on the beach within 25 min or walking in the National Park within an hour. Train and bus services to Rome are regular and simple to use and offer the possibility of combining a short break in the Eternal City or just a day trip there.

The landscape surrounding Elice is picturesque against the backdrop of the majestic Gran Sasso and offers superb walking and cycling. There are also many hilltop towns to explore including the historic towns of Penne, Citta San Angelo and Atri. In July a Blues music festival is held in Atri and in August the famous Mugnai Festival is held in Elice. During the summer there are many festivals at surrounding towns and villages.

There are plenty of local shops to serve your needs and a large supermarket and indoor shopping mall is not far away on the way to the coast. Also a smart designer outlet village is well worth a visit.

A variety of great value restaurants are within easy access of the house and there is a local supermarket, superb butchers with restaurant, a famous arrosticini (local speciality lamb) restaurant and a cantina which produces the local Montepulciano and Trebbiano wines all within 10 min. A health spa with pool is also nearby.

Facilities: The house accommodates 5 people comfortably and has everything required for your comfort and convenience including large well equipped kitchen and dining area, outside dining area with lighting for al-fresco suppers, BBQ, pizza oven, sun loungers and cushions. The house has gas central heating and an open fireplace for winter comfort. Upstairs there is a room with 3 singles, a large double bedroom and a third with sofa and kitchenette. The upstairs wet room has a shower, toilet and bidet. Downstairs you find the large kitchen with table for 6, the sitting room is complete with sofa-bed to seat 3, a two seat sofa and a single rocking chair and selection of DVDs in English, and games. Also cloakroom and large shower. You can enjoy our own olive oil from our olive trees and help yourself to the figs, oranges, apples, pears and artichokes when in season. There is also rosemary and a bay tree to help your BBQ taste even better! Local guides and maps are provided. A perfect place to relax

Getting there: Ryanair operates regular scheduled flights from Stansted to Pescara airport. Car hire can easily be booked and the house is a 30 min drive from the airport. Rome and Ancona airports are easily accessible via the motorway network.

Wunderbarer Familienurlaub! Wonderful for all our family!
We loved the cute house, superwell-equipped Kirchen, quiet good sleeping, nice garden and spectacular view! We could help harvesting the olives and were invited to try the selfmade wine! Very friendly, quick communication with the owners. We would like to come back in a season with less mosquitos. Thanks a lot, greetings from Berlin!

Beautiful views
The views are beautiful. We stayed in Elice to visit the surrounding areas. We were able to visit a winery, olive oil farm and many towns nearby. We loved the restaurant nearby, Da Margherita in Citta Sant'Angelo. We traveled to Ceppagati, Pianella, Penne, Loreto Aprutino and Atri. There's a caffe down the road and a wonderful pastry shop too. We enjoyed our time in Elice and the surrounding comunes.

Stunning views
We recently returned from our stay in Abruzzo. The villa had everything we required but the most memorable thing is the stunning views. We arrived late on a Monday evening after along journey from Switzerland, very tired and hot. However, when we woke the next morning to see the beautiful 360° View of the undulating Abruzzo hills with the dramatic backdrop of the Apennine mountains, we were simply amazed. We loved our week and villa owner, Julie was very communicative and helpful. The villa’s own pressed olive oil and Multipulciano wine, which was left for us on arrival was lovely; we used the olive oil in every meal we made, save breakfast. The week went very quickly and we were sad to leave. We will definable be returning and are already looking at a future holiday in Abruzzo in the villa. I highly recommend staying in this lovely haven of tranquility. Thank you Julie.

Wunderbares Grundstück eingebettet zwischen Meer und Bergen in den Abruzzen
Das Gründstück liegt in Alleinlage am Beginn einer Sackgasse mit noch ungefähr 4 Nachbarn, die jedoch minimum 200 Meter entfernt sind. Das Grundstück ist sehr groß, eingezäunt und hat uns viel Platz geboten. Auch unser Hund konnt sich überall bewegen, obwohl er aufgrund der Hitze die meiste Zeit gelegen hat. Ebenfalls auf dem Grundstück stehen ca. 8 große Nadelbäume die uns großzügig Schatten spendeten. Diese waren die Heimat von unzähligen Zikaden, die zu unserer Reisezeit den ganzen Tag laut sangen. Wir haben es einfach als Teil der Natur begriffen, in der wir Urlaub gemacht haben. Das Haus war zweckmäßig ausgestattet und die Küche hatte alles was wir brauchten. Die Badezimmer sind funktional. Die Küche und der Wohnraum im unterem Geschoß sind über eine Außentreppe mit den Schlafzimmern im oberen Geschoß verbunden und können auch nur über diese erreicht werden. Der 270 Grad-Panoramablick auf die Berge, die Lanschaft und das Dorf Elice sind einfach herrausragend. Ob beim morgendlichen Kaffee oder dem abendlichen Bier, ich habe das sehr genoßen. Positiv hervorzuheben ist noch die sehr gute Kommunikation via Email mit unserer Vermietern Julie, die uns bei Problemen oder Fragen immer zeitnah geantwortet hat.

Hi, we live in Rugby, Warwickshire, UK and have 3 grown up children and 3 grandaughters. We didn't have any contact with Abruzzo before buying the house there and no italian blood in our genes but now when we visit there it feels like home. The local people are friendly and welcoming.

Why they chose this property

We just fell in love with it and the Italian rural way of life. We wanted somewhere to spend our holidays in an area with good transport links, that we would be able to reach on a short flight from UK. The plan is that we will be able to spend months at a time here when we eventually retire. We have had many wonderful holidays here and made friends in the local community. The house is large enough for all of the family for visits and to entertain. Our neighbours have been great and really helpful and supportive of our efforts to make a good wine. We are learning as we go along and now our efforts are being rewarded. The best part of any holiday for us is relaxing in the garden. We spend many happy hours looking at the view watching the local farmers. The light changing all the time. There are vast expanses of vines planted down the hillsides for optimum sunshine and olive trees. We are ideally placed for several small towns nearby for half day visits and a choice of beaches at Montesilvano and Pineto. We have found restaurants to suit every budget including basic trattorias with fantastic food. We even have a buffet sushi restaurant nearby. Not to everyone's taste when visiting Italy but in a popular place in a smart outlet village providing another choice in an area which inland is full of sights of ladies sweeping in their housecoats and old men sitting on old tractors smoking a cigarette. The beaches at weekends are full in summer with extended family parties spending a day together. The proximity to Rome was another factor and we have visited many times and still want to go again.

What makes this property unique

The view was what we fell in love with first - the estate agent cleverly kept us waiting outside and we thought it must be a tip inside! So it was a welcome relief that the house was in good order and the upstairs all ready to move in to. We were impressed with the large bedrooms, fitted wetroom and the wide corridor hallway. Downstairs we have changed the kitchen and lounge rooms over and fitted modern units and a large cooker for entertaining.
