But very helpful friendly staff.
Das Zimmer war super geräumig und auch sehr bequem. Die Verbindung direkt in die City lag auch nur 4 Fußminuten von der Unterkunft weg.

Located in a beautiful neighbourhood of Edinburgh. Big, private room. We had to leave early for breakfast and had to find our way in the kitchen to find something to eat as it wasn't "open" yet.
Nice room, sumptuous breakfast. However, the room heating was inadequate. Inspire of me fixing the thermostat on second night as per my requirements, woke up in morning in a chilly room and found out that someone else had re-adjusted thermostat (which was outside room) to previous setting. It was very very cold and I somehow managed with all the blankets in the room. Very much uncomfortable, and disappointing.
Op het moment van arriveren geen beheerder. Wel kaartje met telefoonnummer. Gebeld maar er werd niet opgenomen. Parkeren in de straat alleen voor vergunninghouder, dus waar de auto te laten zonder hulp van een beheerder?? Ook tijdens vertrek weer niemand aanwezig. Oude versleten bedden. Een hele kleine beeldbuis tv uit de jaren 70. De kamer was ruim maar was[ versleten met achterstallig onderhoud. Slechte douche met weinig water wat bij tijden koud werd. Onze natte gebruikte handdoeken welke we op de vloer neergelegd hadden werden opgevouwen en weer neergelegd als of het verse schone handdoeken waren. Te weinig bediening in de keuken waardoor je ontzettend lang op het ontbijt moest wachten.

The big problem with our room was lack of space.It would not have been such a problem if there was not a set of stairs inside the room which occupied valuable space in such a small room.As Edinburgh regulars for the past 12 years this was by far the pokiest room we have ever stayed in.As we only stayed 3 nights we decided to just grin and bare it.In the set of pictures of the rooms picture number 4 and 11 are the two pictures which conveiniantly eliminate the stairs.Two adults can not walk around at the same time it is that small,basically a childrens bedroom with a double bed,kids wardrobe with a tv stuck on top.Also the springs of the mattress could be felt through,doesnt cost a lot for a mattress.Make sure if you book this b and b room 3 is the size of a kids room .Travelodge next for us.
The staff where very helpful in providing local information. I emailed the accommodation to request gluten free options for breakfast but this was not a acknowledged. The facilities in the room needed much improvement, the duvet was very worn and needed replacing and the curtains where stained. The room we stayed in required modernisation. The location of the property was good, but unfortunately we wouldn’t return unless it was given a make over.
Liked breakfast. Mattress way too thin and beds way too low. No clean towels till we called for them after 2 days. Tiny tube tv with no on/off remote. Had to get up to turn tv off. Makeshift bathroom with tiny shower. Light in bathroom and light over bed did not work. Asked for our money back , but owner was only willing to give us 100 pounds, equivalent to one night on a 6 night reservation. Called Expedia and called my credit card company, but the money had already been paid out and there was little they could do.

Die Unterkunft war im Großen und Ganzen okay. Frühstück war gut, leider von 8-10 Uhr. Falls man früher frühstücken wollte, um bei einem Ausflug teilzunehmen, hatte man Müsli zur Auswahl. Unser Zimmer hatte kein eigenes Bad, jedoch ein Waschbecken im Zimmer. Steckdosen gab es leider zu wenig. Es war nicht die neuste Einrichtung aber sauber.
Reception was an envelope with a key
The room was half way up a stair, then inside the room four steps down
The bed was worn, springs could be counted
The bath & toilet again half way down the staircase, presumably shared
Breakfast tables sticky after hastened cleaning
Can not be recommended
We were very happy with our room and the owners were very pleasant and helpful.

Owner and staff very pleasing and hospitality was excellent. There are many stairs to get to rooms so if any visitor has mobility concerns this could be a challenge. It would of been nice to have had an area to sit and visit outside of rooms (not suitable for socializing) to chat, play games and relax.
Was in a good area near bus/taxi services and within walking distance to the main attractions in Edinburgh. Nice and quiet area. Would stay there again if visiting Edinburgh.

Reasonable rate and setting.
Quiet setting. A little far from center of town but reasonable taxi ride. Room was a little difficult as there were stairs to get down into it from the door and it was awkward trying to open door and not fall down stairs that led up to door from outside.
WeArrived earlier than expected, suffering from jet lag. We were delighted when staff greeted us warmly and showed us to our room which was already waiting! Our third level room would be best described as cozy. The shared washroom was next door. Although small, it was comfortable and clean.
Staff were very pleasant and we enjoyed visiting with Sarah while she prepared our breakfast. Our morning breakfast offerings included fresh pastries, juice, tea or coffee as well as an excellent cooked breakfast with choices of eggs, bacon, sausage, tomato and mushrooms.
If we had a downside it would be the stairs to our third floor room. The spiral stair case has 22 steps to each level. Characteristic to the era of the house it was pretty but a major hurdle to anyone who may have mobility issues.
