HOUSE MANUAL
This electronic version of the house manual supersedes the manual / guidebook available in our home as from time to time information needs to be updated. With guests coming and going we may not have the most recent version printed.
DIRECTIONS TO OUR HOME
The map apps to our home will send you to the back side of our property. Please follow the directions that will be sent to you.
The road in front of our home has two other homes with children living there. Drive slowly.
PARKING
Two spaces available on the driveway - the two spaces on the right side.
Additional parking is also available near the detached garage.
Space is available for UTV trailers, RVs, and other large vehicles.
ENTRANCE & SMART LOCKS
This is a duplex home - enter the right side home.
Both the front and back doors have keyless entry.
The code will be texted to you and is set to begin working at 4pm on the date of your arrival.
The doors are set to lock automatically after a four minutes.
PETS: Well mannered, non-shedding dogs are permitted. Please send an inquiry indicating the breed and the number of dogs.
Be sure to clean up after your pet both inside and in the fenced backyard. Poop bags stored in the tall kitchen cabinet are available to facilitate clean up. A $50/dog/stay fee will be assessed as a separate transaction for each a dog. For reservations of 8 days or more, there will be a weekly dog fee of $25/dog. Note the fee schedule below if you bring a pet without prior approval.
HORSE PROPERTY: Bring your portable panels and buckets. No horse facilities; however, there is plenty of space for your trailers and horses.
QUIET TIME: 9:30pm - 7:30am. If your music, TV program, or talking is loud enough to be heard in the other side of the duplex home, it is too loud. If asked to turn the volume down, and you do not comply we will ask AirBnB to terminate your reservation. Our neighbors respect us, and we want to respect them.
SLEEPING:
Primary: King Sleep Number bed
The remote to change the firmness of the bed is in the drawer of the nightstand on the left side of the bed. When laying on the bed and looking toward the TV, the remote setup for Aaron is on the left side of the bed.

MAX GUESTS:
Our home is suited to sleep 7-8 people in the beds available with two guests for the king, two in the queen bed, and one person for each of the two twin beds. For the 7th and 8th guest, a twin rollaway bed will be brought in with at least two days notice. Towels are supplied based on the number of guests on the reservation.
BLANKETS
Extra blankets are on the top shelf in the closet of the second and third bedroom.
TV:
Three TVs – locations: Great room, primary & queen bedrooms
TVs are setup with access to Netflix
GAMES & BOOKS:
Board games, puzzles and books are available on the shelf under the TV.
OUTLETS:
The house has child tamper-proof outlets installed throughout. We want you to be aware in case you are plugging in something and the plug takes a little effort to plug in.
OSMOSIS WATER:
The refrigerator is connected to the osmosis water also available at the sink for filtered drinking water.
COFFEE & TEA:
Coffee, creamer, and tea are provided
Keurig with flavored coffee available
Standard coffee pot and ground coffee available
SMALL APPLIANCES:
Stored in the cabinet to the right of the refrigerator
SAFETY & SECURITY
Fire extinguisher and first aid kit are stored in the cabinet to the right of the refrigerator
Security cameras have been added for your safety at the front door, back door and driveway areas. We also have a Ring doorbell that captures images of those approaching the front door. The camera footage may be checked if we believe more people than the reservation is set for are in our home.
A smart sensor equipped with noise monitoring technology is also in our great room and backyard area.
LAUNDRY
A washer and dryer are provided for your use along with laundry detergent, OxiClean, and fabric softener sheets.
Towels for dirty messes are available in the closet just outside of the laundry room. Help us keep the white towels white.
Makeup towels are provided. Use them to keep from staining the white towels.
EARLY CHECK IN REQUESTS:
Before you arrive in town, we need to ensure our previous guests have checked out, that the cleaning service and maintenance has been through the unit, and that linens and towels are fresh and ready for your visit. All this takes time and needs to be done before you check in. Due to this tight time frame, we don’t allow early check ins. We apologize for any inconvenience.
PLEASE NOTE: CHECK IN TIME IS ANYTIME AFTER 4PM. The code you have been provided will begin working at that time. Please make your travel plans accordingly.
CHECK-OUT
To accommodate our in-coming guests for the day, check-out is at 11am. We want to ensure our cleaning team has sufficient time to clean up and prepare for the next guests due to arrive. We appreciate your understanding.
As you pack up to head to your next destination, please start a load of towels in the washing machine. Laundry detergent and OxiClean (for whites) are in the cabinet above the washer/dryer.

OUTDOOR SPACES
GRILL - There is a propane grill on the back patio. Check it when you first arrive if you plan to grill. If low, get it refilled and submit the receipt through the resolution center in the AirBnB app to be reimbursed. Places close by that can refill are listed in our guidebook. After using the grill, please take the time to brush off the cooking grate while the grate is still hot as it cleans more easily.
FURNITURE- If you move the furniture around, put it back into place prior to check out.
FIREPIT- Keep the firepit in the dirt/rock area and away from the artificial turf as smoking embers may start a fire. Do not leave the firepit unattended. Once done with the firepit for the day, extinguish the fire.
WILDFIRE ADVISORY - if you want to use the firepit, ask us or look up if there are any fire restrictions before lighting it.
WINTER INFORMATION:
When snow is forecasted in the weather, a vehicle with all-wheel drive or four-wheel drive will be preferred as the road to our house is plowed much later than the highway and main streets. The last 200 yards is a maintained crushed asphalt road.
ACCESSIBILITY
Our home is equipped with ramps to enter the front and back doors.
Wide hallways make movement within our home easier.
Grab bars are in the primary bathroom in both the shower and toilet areas.
PARTIES
Not permitted. Parties include you and your guests making loud noises such as playing loud music or talking so loud that you can be heard from the next door guests.
FEE SCHEDULE:
If you check out after 11:30am, there is a $75 fee.
If you check out after 1:30pm, there is a one night fee (the fee for the following night) charge.
If we have to find housing for a guest due to you not checking out on time, the cost for the night at our home plus the cost to re-home our expected guest in another home will be charged.
Violation of the pet policy by bringing an unauthorized pet: $250 minimum fee
Hosting a party in our home results in a $400 minimum fee
Smoking in our home: $500 minimum fee
BROKEN ITEMS/PROPERTY DAMAGE
If you or your guests break something or create property damage, we will ask you to cover the cost to fix or replace it. Accidents happen from time-to-time.
ITEMS NEEDING REPAIR
Please report any issues with our home so we are able to address it. If it is a non-urgent need, we will fix after your checkout. If it is something that pertains to your safety, we may be required to enter the home during your stay.
