The Balcony!!!!

This place has lots of things going for it. I highly recommend. Carmen seems very friendly and accessible.

Excellent UWS stay

Excellent experience! I was a little hesitant to book due to the newness of the listing and lack of reviews. But Carmen was so responsive throughout the process, I felt comfortable booking and am glad I did. The space was amazing - clean, spacious, extremely quiet, located 2 blocks from the park, great A/C, very welcoming doormen. Carmen was quickly responsive during our stay for answers to any questions we had. The balcony was really tremendous, a highlight. We travelled with 3 small children with no problems. Would stay again without hesitation.

Great location- but clearly VRBO is not allowed.

My family and I stayed here in December of ‘24. The location of very nice, the unit itself was nice. Getting in touch with the manager was difficult, finally heard from her the day before our trip.. and the response was very obvious what she’s doing is not permitted on the property. When spending thousands of dollars, I don’t want to feel like I’m doing something wrong or having to hide. We were advised to never use the front door, only the side service entrance. When we were leaving one day we were hounded by the front desk guard asking who we were and where we “lived”… I was told to say “we are friends, visiting.” This left a bad taste in my mouth. The microwave, stove & oven did not work and were not fixed until just before we checked out. We made the best of the situation but I 100% would not recommend staying here.. unless I’m there for free and “friends of”.. it’s ridiculous to pay that much money to feel like I needed to lie.

Do NOT Rent - Illegal Rental

While this apartment is in a great location, it is not legal according to NYC laws for this to be a short-term rental. The person listing the apartment sent us a text less than 24 hours prior to check in instructing us to only enter and exit the building from a side entrance. The concierge is monitoring the side entrance for illegal renters. If you rent this property, the building manager has the right to deny you access to the apartment. The person listing this apartment is aware of the illegal nature and continues to book rentals. If you have rented this property, I recommend you try and recover your money and make other arrangements.

Not permitted to be rented

Garbage literally under the beds and couch. Bed sheets were not on beds when we arrived so we got to see how disgusting the mattresses were. Rugs are nasty. All that doesn't matter though. It's a rental building, not an owned apartment, and is not permitted to be rented via VRBO or any other service. While was there we also got a demand notice for rent. The host has not paid any rent in 3 months. They owe $36k.

Horrible

Fraudulent listing. The host messaged me the morning of check in asking us to use the side entrance only and not to mention Vrbo to apartment employees. She asked that I posed as her “friend”. I was also told to avoid the doorman as he is difficult to guests without a resident. It was obvious she had no authority to rent out her apartment. We were chased down by the doorman at one point and interrogated. We told them the truth of the situation and the employee informed us that she has already been served with papers to stop renting her apartment. The building is pursuing legal actions against the host. Aside from those issues, the apartment itself was mediocre. I would rate it a 7/10 at most. It was not as clean as it could be and it was dated. Vrbo should do a better job checking that their listings are actually lawfully rented. They are as much at fault as the fraudulent host.
