Please Note: This property is part of a high-rise community near downtown Fort Myers. The community has an HOA with specific requirements. Below is a brief list of the requirements

Application Fee (20 days prior to lease start date): $100.

Administrative fee: $200

Minimum Stay: The HOA enforces a minimum rental period of 30 days, although we would prefer a longer rental period if possible.

Parking: Each guest will have one assigned underground parking space. Additional vehicles must use designated visitor parking areas.

Noise Policy: Quiet hours are observed from 11 PM to 8 AM.

Pool and Amenity Use: Pool and fitness facilities are available. Proper attire and behavior are required.

Pet Policy: Dogs are permitted with HOA approval, subject to size or breed restrictions. There is a $75 fee.

Smoking Policy: Smoking is not permitted inside the condo or in any shared community spaces.

Security Deposits: There is a security deposit of $1,500. The HOA requires an additional security deposit ($1,500), both deposits will be returned after your stay, provided no damages or rule violations occur.

Taxes: For stays of 6 months, or less, condo rentals require a total tax rate of 11.5%.
