Responsible Owner in Hungary

Obligations for operating a holiday home in Hungary (declarations, registration number etc.)

What is a holiday home?
On the VRBO help pages, we use the term “holiday home” as a generic definition that should not be regarded as a legal definition.
By holiday home, we mean any accommodation facility, property or home that, according to Hungary fall under the category of “Private accommodation” or “other accommodations”.
For avoidance of doubt, private accommodation means a residential or resort property operated by a private individual or private entrepreneur, or a defined section of such property, including attached areas, that is not exclusively used for accommodation services, and where the number of rooms does not exceed eight and the number of beds does not exceed sixteen.
Other accommodation means an independent section of a building not exclusively constructed for accommodation services, but operated for accommodation services by an entity other than a private individual or private entrepreneur, where the beds in a room can be offered separately, and where the number of rooms does not exceed twenty-five and the number of beds does not exceed one hundred.
What are my obligations as an owner of a holiday home?
If you would like to host tourists by opening a holiday home, please be aware that you will be required to fulfil certain administrative obligations.
Below you will find some of the main obligations that you may be required to respect as an owner of a holiday home, however we recommend that you specifically check all the obligations applicable to you by visiting the official Hungarian Tourism Agency website: https://mtu.gov.hu/.
  1. Obligation to get a registration number
As an owner of a holiday home, you are required to register your activity into the National Tourism Data Supply Centre. We specify here below all type of accommodations that need to Register into the above-mentioned Register:
    • hotel,
    • pension (B&B),
    • campsite,
    • holiday cottage resort,
    • community accommodation,
    • private accommodation,
    • other accommodation.
Please note that further the obligation mentioned above, you will also need to display your registration number when uploading your listing in our website.
The format of the Registration number will be the same for all accommodations and contains 10 characters:
    • the first 2 are two letters,
    • the rest of the characters are eight numbers For example: SZ19000001.

  1. Insurance coverage
In order to manage a holiday home, it might be necessary to take out an appropriate insurance policy that covers you for civil liability against guests, in proportion to the number of guests your accommodation facility can host, how many square meters it covers, and the type of property.
  1. Stay tax
Remember that as an owner/manager of an accommodation facility, you may be required to collect and pay the tourist tax to your Municipality. For more information on the tourist tax please check your local laws and apply the correct stay tax rate to your guests.
