You’ll have the entire property to yourself during your stay — nothing is shared.
⏰ Check-in / Check-out
- Standard check-in is from 5pm, and check-out is by 12 noon. Our team needs 4–5 hours to thoroughly clean and prepare the flat between guests.
- If you’d like to drop off bags between 12pm–5pm, let me know — I can usually coordinate with the cleaners so they can kindly keep an eye on your luggage while working.
- If you need storage before 12pm (while the previous guests are still in the flat), you can use the STASHER website. There are many secure storage spots within a 5–10 minute walk in Brixton (SW9), usually just a couple of pounds per hour.
🚗 Parking
If you’re driving, parking spaces can be rented nearby via the JUSTPARK website/app. There are plenty of affordable options around Brixton SW9.
🗝 Self Check-in
Check-in and check-out are self-service with a 24/7 lockbox system. Two sets of keys will be ready for you in a secure lockbox near the flat, with the passcode shared before your arrival. This makes late arrivals or changes to your schedule stress-free.

- We’d love for you to feel at home here — please be considerate, keep things tidy, and enjoy the flat as if it were your own.
- Out of respect for our neighbours, smoking, heavy drinking, and parties are NOT allowed. Thanks for your understanding.
🚭 No Smoking
This is a strictly non-smoking building. To keep the space fresh and comfortable for everyone, please don’t smoke anywhere in the flat — including the winter garden/balcony. The building management applies very heavy fines (over £3,000), so we truly appreciate your cooperation.
🛏 Guest Numbers & Beds
- When booking, please enter the correct number of guests so we can prepare the right amount of beds, duvets, pillows, and towels. By default, the two bedrooms (150×200 & 135×200) sleep up to 4 guests. The double sofa bed (120×200) is prepared for the 5th & 6th guest, and the single bed (75×200) for the 7th guest (or as an alternative for the 5th guest for a 5-guest booking).
- If your group prefers a different setup (for example, some guests would like separate beds), just let me know when booking. Extra bed setups may involve a small additional fee from my management team to cover the extra bedding and staffing.
