Three bedroom comfortable static caravan sited in pretty Annsmuir Caravan Park by Ladybank Golf Course.

Gas Centrally heated with three bedrooms. Two doubles - mattress toppers on beds and 1 twin.

Separate wc and good shower room. Separate dinette area. Full kitchen with new cooker, new microwave, kettle and toaster. Cutlery, cooking utensils, pots and pans.

Bedding provided but no towels.

New carpets and Lino with re upholstered seating completed 2021.

New double glazing installed 2023.

* New cooker installed.

The photographs at the end are before the new lino, carpeting, re upholstered seating cooker and microwave went in 2021.

Good sized seating area with tv and gas fire.

Outside fully private enclosed decking area - view of park and next door to another caravan with chairs, table and solar lights.

Own parking bay.

Woodland walks on doorstep.

Clubhouse bar - (closed for time being) and laundry on site, NO WIFI

Ladybank Golf Club House is within 10 minutes walking and Ladybank Tavern in the village.

Fabulous host!

Judith was incredibly sweet and helpful, even before my stay. Every time I needed to contact her, she was always prompt to respond. Check-in and -out were super easy. She even left a few staples to get me started!

Had to sleep in my car one night while I tried to find somewhere else to stay. Not sure what it was that kept biting me. Carpets very badly stained. Photos do not show true reflection of caravan. I would not recommend.

Hi Connie Thank you for your review. The carpets were cleaned a week before you gained entry. I cleaned the caravan from top to bottom before you gained entry. With new throws, mattress protectors and sheets supplied. All cushions were washed. I had no contact from you until I received a message through vrbo after you left requesting a refund. You gave me no opportunity to address your concerns. When booking, you were very specific re the dates booked and after you informed me that you were waiting on a new house build I offered a week free which you declined and said you wished the dates specified which at the time was odd. You had a large hairy dog in the property and brought all your own bedding including duvet, cover, pillows, sheets and pillowcases. The caravan park is in a rural location by Cupar. You stated you had been bitten and after you left I had a survey carried out by a pest control company where the results were negative and nothing was found. I am sorry you feel you had a bad experience and would have appreciated the opportunity to ensure you had a better stay. Regards Judith

Great caravan/chalet on a quiet site centrally located in Fife

We chose this holiday home because of its location in the area we wanted to visit. Judith was very helpful every step of the way. We were very pleased with the holiday home - it was very clean and was ideal for what we wanted. We were provided with a welcome pack of essential groceries which was very kind and useful. The site was very clean and quiet and in a rural area next to a golf course. Main towns in the area were a short drive away - a petrol station and shop within 2 miles if we needed anything.

Ideal for families

Well equipped caravan that accommodated a family of 5. Good location for getting around Fife and was nice and quiet. Digital TV and fully equipped kitchen. Having a split bathroom, where the toilet is separate to the shower is really useful.

Not quite what we expected

Pros: Annsmuir Park was super clean, well kept and mostly a residential park home site; location was great for exploring Fife and beyond; Kitchen appliances (except cooker/oven) all appeared new and were clean, ample cutlery and cooking utensils despite previous reviews. All surfaces and bathroom/shower room were very clean. Smallest twin room looked lovely with cushions and throws on the bed. Cleaning products provided incl. anti bac soap at every sink. Radiators very effective, hot water when needed and a good shower. Cons: this was one of oldest homes on the site (a poor relative to others) with no planting to the outside. Most disappointing element were the views from all windows but in particular, kitchen and bedrooms overlooked park maintenance site and general waste bins which was a dumping ground for old signs, wheelbarrows, groundwork equipment, trailers etc - shocking and very disappointing; cooker/oven should be condemned, besides from being an eyesore the glass oven door collapsing from hinge and wouldnt close. lots of cobwebs on ceilings and roof vents throughout (we hoovered them) New carpeting stained and didnt extend to two of the three bedrooms. Tired and torn net curtain at one window; cracked mirror in lounge, Smell from under kitchen sink permeates to living area. Cleaner would be better to use a clean mop on floors - not an inviting smell on arrival!! No welcome pack/items (except other tenant's leftovers) or info re heating/water and details re laundry room (i.e. takes £ coins = 4 for a wash, 2 for dryer and how long wash cycle takes - despite what it says on the display it took much longer - I had to keep walking back and forth several times to check. Warning: no Wi-Fi (I didnt notice this before booking). Good and bad elements of this holiday property - wouldn't take much to bring it up to better standard tbh for a more enjoyable stay.

Hi Janice thank you for taking the time to write a review. I appreciate your positive comments and am now working on addressing the cooker and mirror which broken by a previous booking will be replaced. The 1 remaining net curtain in the caravan is being replaced by a blind. Re the stain on the grey carpet -unfortunately this was left by the previous booking and I had no time to arrange for the carpet to be cleaned as you were in the next day. This will be addressed. I’m at a loss re smell from the sink as no one else has mentioned this but again this will be addressed. There is no mention of a welcome pack in the description but again I can address this. Re. the outdoor space this will be brought up with the park management. The view mentioned is from a bedroom window, from the seating on the large decking area you see a view only of the well presented park. The caravan is the only three bedroomed rentable static on the site and I have spent time on upgrading it. Kind regards Judith

Ideal place to unwind

Had a very relaxing time at caravan, very central for exploring surrounding areas. Caravan had everything you would need when away and great outdoor space for when sun shining.

Excellent place, quiet, dogs friendly.

The caravan looked like in the picture. Well-equipped kitchen, spacious lounge. Ideal location close to national parks and nature reserves. Pets and kids friendly.

Would not recommend. Lack of cleanlisess and Host unprofessoonal and unpredictable behaviour

We stayed for 6 nights Jul 2021 LOCATION - Good base for travelling to various days. SITE - Very quiet good if you want a quiet break, No facilities on site. ACCOMODATION - Nice decking area, new flooring throughout. Cleanliness not good, cobwebs on the ceilings, dirty fridge, the hob very greasy, fridge is very small, the oven door is very dangerous - doesn't close properly, lock on bathroom didnt work, there were lots of binbags piled under the bed in one of the rooms (not sure what they contained or why they were there), cutlery only 4 of each but Van sleeps 6, wear and teare throughout, cracked lounge mirror, broken hinge on wardrobe, dining had peeling edges. HOST - Very Unpredictable. 3 days before our arrival I got an email informing that at some point we would be without electricity for the day while it was being upgraded. I understood it couldn't be helped. II explaines my concern around this as ideally its something you shouldn't have to worry about during your holiday. I asked the question whether we would be compensated in any way considering we have paid the price for the caravan including electric for the stay. A nice host may have just offered a £10 discount or something. I got a very abrupt response and was told I was welcome to cancel the booking. I gave the site a ring they were helpful and said it would likely only be off for a couple of hrs & that they would knock on the van to warn us. Immediately after I got a call from the host they were agressive and said I wasn't allowed to phone the c site causing trouble and saying they were cancelling my booking. The Host really upset me and spoiled the lead up to the holiday. At the end of the stay we left the caravan clean and tidy except I didn't scrub the hob as we had not caused the grease. We didn't use the stove for anything other than to make sauce type meals. No greasy, fatty things were cooked by us. The day after our return I got an email to say they had charged me £35 for additional cleaning. The cleaner had said they bathroom was very dirty and the hob very greasy. I asked for photos and explained the hob was greasy on arrival, conveniently there were no photos. I think the owner should stop renting the caravan out or get a 3rd party to do it on their behalf as they really spoiled the whole holiday experience. They need a new cleaner and someone to keep up with the maintenance and repairs required.

Thank you for your review Amy. In response- unfortunately this did not work out for you. On hearing that upgrading of electricity for the whole site was possibly going to happen during your stay which would mean the electricity was going to be off for a couple of hours you responded by message demanding compensation. I felt bad about the electricity being off so offered a full refund. You then cried on the phone and said you still wanted to take the caravan rental. Possibly a review left under these circumstances was biased. My cleaner after your stay reported back that the caravan was very dirty. Marks on the new carpets, bathroom covered in mud. The cooker and wood surround was very greasy and she checked the new frying pans and baking trays which had to be replaced. Before your visit they were new. You would expect to clean after a visit however the cleaner had to spend more time and bring in some help. I have never had to charge for additional cleaning before. I take note of your comments regarding the dining table which is in the process of being replaced as there is slight wearing on the edges where possibly a child had picked at the formica. Again this was in better condition before your visit. So all in all it wasn’t a great experience for either of us. Regards Judith

Enjoyed our stay in your lovely holiday home

Was perfect to allow us to go to all different places using holiday home as our base our grandaughter lily who is 6yrs was in her element using the holiday home as her little house she also loved going for walks in the wooded area right beside the side couldn't have been better for little inquisitive girl who likes to look for creepy Crawley things off course it was all helped by having a whole week of glorious sunshine Many Thanks Helen xx

Good base

Comfortable caravan in a nice location. Very peaceful with friendly people on the site and local areas. All was as described and the pictures supplied were accurate. Comfortable beds ensured a great night's sleep. Judith very helpful with local info.
