Antique 9-room colonial cape and barn sitting on one acre of land on a beautiful fresh water kettle pond, makes this a real retreat. Parking for 6 vehicles. Within easy reach of downtown Falmouth and Mashpee Commons.

The pond offers a great place to swim, kayak, and fish with a floating dock and private sandy beach. Two kayaks, an aluminum rowboat, and two stand-up paddle boards are there for your enjoyment. The pond has small mouth and large mouth bass, yellow perch, pickerel, sunfish and black crappie! 10 minute ride to South Cape beach, 6 minutes to Menauhant beach, and boat launch facilities for deep water access at Child's River is less than three minutes away; you can launch the kayaks and paddle boards there, too. Large outdoor deck, gas grill and plenty of seating for everyone. Outdoor shower with hot water! The property is also regularly serviced with a natural oil treatment to control ticks and mosquitoes throughout the season.

The barn is a step back in time that has been repurposed for gathering friends and family. A great place to retreat when you are ready for cards, darts, and cocktails. When the weather is less than perfect, the pool table on the first floor of the house is ready to be racked up.

Excellent restaurants in Falmouth, Waquoit Village, Mashpee and points in between. Stop & Shop and Roche's markets less than 10 minutes away; same for Dunkin' Donuts and Starbucks!

First floor laundry, library, bedroom with a king bed, a sleeping nook with a queen bed, and small bath with walk-in shower. 50" LED HD television and DVD player with a library of movies and a library of books! There is a charging station in the kitchen dining area for six phones or tablets! Second floor has full bath with tub, three bedrooms; one with two twin beds, one with a full size and another with a queen bed. The queen bedroom has plenty of room for a pack 'n play or twin-size air mattress.

Each bedroom, with the exception of the 1st floor sleeping nook, has a window air conditioner during summer months and all bedrooms and the nook have ceiling fans. There is a portable air conditioner we use on the first floor to cool off the pool room and dining area. The heat is gas fired forced hot water and it comes up quick for those visiting during the off-season.

If you are into wildlife, the Waquoit Bay National Estuarine Research Reserve is a short walk and offers educational programs and walking trails that brings you to Waquoit Bay. Very cool for kids and frankly, the view of the bay is just awesome. There are mountain bike trails off Rte.151 near 28, and the Shining Sea bike bath is another three minutes down 151 where it intersects Rte. 28A.

Our goal was to create a vacation rental that allows our guests to relax. The home has pretty much everything you need whether its a larger coffee pot for when friends drop in (there are 3 coffee makers), a griddle when making three pancakes at a time takes way too much time, or 4-slice toaster (that is actually very cool); basically, if you have it at home, we probably have it On the Pond, too!

Second time staying here and just as enjoyable as the first. House is great, so well equipped to enjoy the pond as well as local beaches. Barn great for older kids to hang out. Accommodates many so can have fun with family and friends.

Wonderful property

House was great, plenty of space, effectively 6 bedrooms so great for hosting friends and family. Fresh water pond was true joy for swimming, kayaking, paddle boarding, fishing and floating around on floaties. So well equipped, could have left half our stuff at home - had spikeball/bottlebash/fishing rods and tackle plus everything for beach and pond. The converted garage was a real blast for the high school teens. Absolutely great place for a large group.

Vacation on the pond

Our family really enjoyed fishing, kayaking and paddle boarding right in the yard. The house was comfortable and well equipped. I asked Chris if they had lobster utensils and he told me to get some and he would reimburse us. How nice. I would give this a 5 star but being right off Route 28 was a little of a concern for me. The bedrooms were comfortable and it was nice having good quality linen in the home. The kids ( and adults too) loved the new outdoor shower that had just been installed. The location to Mashpee Commons was a treasure we didnā€™t find until we had been in Falmouth several days. It has lots of shopping close to the house. Downtown Falmouth was a regular drive for us. Lots of great restaurants and shops. The beaches were fairly close by and an easy drive. If you are looking for a place to have a large group stay, this is a good choice. I would imagine as time goes on, some more patio / outdoor seating will be added.

Our small family reunion after two years without seeing each other

Our stay at this gorgeous property exceeded our expectations. Everything you could ever want during your stay is available at the house- we fished, kayaked, played cards in the barn, grilled meals, played pool, and drove the short distance to the MV ferry and visited our favorite island for the day. The property and home are beautifully maintained. We made so many wonderful memories there.

Excellent property with great amenities

Beautiful and expansive home with everything we could ask for. The kitchen was very well stocked with extras you donā€™t usually find. Everything about the house was in excellent condition, very clean, beautifully decorated and the beds were comfortable. The pond was pretty much our private waterfront the whole time we were there and we enjoyed the kayaks, SUPs and tubes, not to mention sitting on the dock or deck to enjoy the view. The outdoor shower is bigger than average and very nice with a changing area. Everyone pretty much stood in line to use it. The row boat was a surprise hit with our group and the kids loved rowing to the center of the pond and jumping off. The barn was the perfect teen hangout and our teens also really loved playing pool and using the sound system. The fire pit was the perfect end to gorgeous days. The owners were helpful and communicative. We would highly recommend and feel this house might have spoiled us for other houses because it was just that perfect.

Just what we needed!

Our 2 week stay at this property was exactly what we needed! Great quality time with both family and friends. The property itself was a perfect getaway for all of us to enjoy activities and relax onsite without traveling. From fishing, to tubing, to playing darts, cards, billiards, the yard provided space for a slip n slide on the hill, and the side yard provided flat space for a small kiddie pool and tent for the kids to enjoy. The house was fully stocked with kitchenware to allow us to cook and grill all meals. This was the perfect getaway for our family reunion and we will book this property again!

Wonderful escape

The house is lovely and located on a beautiful lake. The House is very well maintained and kitchen is well furnished with every thing you could possibly need. Another incredible vacation!

This was our second year at this wonderful property. This year we were blessed with a beautiful grandson and we were able to spend such quality time with him. We also had the opportunity to spend time with our other son who, due to COVID, we have not seen for several months. The house has everything one could ever want. When Chris and Kay say they setup the house so you really donā€™t need to bring anything, they mean it. Everything and more. Incredible roomy. Peaceful. Clean. Responsive. So incredible that I kind of donā€™t want to share but they are so nice that I need to. Itā€™s great. Theyā€™re great.

Wonderful vacation

We just spent the most amazing week at this wonderful property. We were constantly joking about how the owners thought of everything and I mean everything. The house was beautifully decorated and comfortable. There were noms for people to read, rest or just sit on the deck and enjoy the beautiful backyard and view of the pond. We enjoyed the kayaks, the paddleboats and the rowboats. Although with the rowboat, we were furiously trying to row and were getting nowhere until we figured out that we were still attached to the dock! We have already booked the same week for next summer and may choose another week. Thank you so much Kay for coming back to let Matt in after he forgot his computer. I hope I can do this experience justice. Enjoyed a 50th bday with 3 generation of ppl, 9 total. Such a perfect spot. The generosity of the hosts is amazing. Kayaks, paddle boards, life jackets, floaties, beach towels, a fully stocked kitchen with all the tools you could want and games, pool, darts. We absolutely loved it and would highly recommend. Hosts were always responsive, house was clean and both historic and modern. We wanted for nothing.

Fabulous Vacation Home!

This is a wonderful property! The owners have thought of everything you could possibly need. Our family stays in a rental home for a week every year, and we all agreed that this is the nicest one we have stayed in. The children, 2 and 4, had a wonderful time in the pond, loved the porch swing, loved the toys in the library, and were very sad to leave. The big kids loved the rowboat, paddle boards, and kayaks, and the pool table. The grill is top-notch, too! The air conditioning units kept us all very comfortable during a very hot and humid week. The house is a short drive away from South Cape beach, a beautiful state park facility with lots of parking. Highly recommended!!

FANTASTIC/OUTSTANDING We had a fantastic time at this house. It is set up perfectly for our needs: spacious, clean and charming. Gorgeous very well equipped and very well thought out. Well suited for all our needs 7 adults and 4 children never felt crowded. They provided all the amenities plus more: inside and outside towels, blankets games and puzzles for the kids. Kayaks, paddle boards and boat. Lots of vests beach toys for kids. Extra fridge in the garage was awesome! My family will stay again in the same house we highly recommend this property! What a place!

Two grandparents, two daughters, a son-in-law, and two ten year olds in one house -- and we had a ball! So much room, with beautifully appointed bedrooms, conveniently located laundry, plenty of quiet places to be alone for a while, wonderful common spaces to shoot pool, watch a movie, prepare and share a meal, play a board game, or play in the water. The owners thought ahead about all the big and little things you might need on a trip and made sure they were in the house. That includes a private dock with five boats (rowboat, 2 SUP's, 2 kayaks) plus a barn where you'll find beach chairs and beach toys, and a fancy outdoor shower. This is a historic home outfitted for modern living. Nearby beaches (our favorite was Old Silver) are warm enough for easy swimming.

Fantastic!!

Itā€™s hard to be able to say that anything is perfect but I really cannot find a single thing that I would change about this lovely home. Our party of 7 fit very comfortably and had room to spare. Everything we could need was provided from a well-stocked kitchen to entertainment on the pond (kayak, paddle boards, row boat and fishing rods). The location was great being so close to downtown Falmouth with plenty of shopping, food markets and restaurants. We enjoyed the fire pit in the evening with a beautiful, cool breeze off the water and enjoyed watching the hawks swoop down for fish. Iā€™m already looking forward to our return.

We had a wonderful experience - it is a beautiful place, a great place to gather, relax, and enjoy!

We really appreciated the lake being right on the property, and having a beautiful deck and yard to enjoy! We loved using the row boat, and stand up paddleboards, and kayaks, and the area near the lake where we were able to make a fire. The inside of the home is clean, well kept and maintained, and decorated nicely, and it is very comfortable. The Mowatts went the extra mile, and got us an extra pack and play since our son has twins. We had 8 adults and 2 babies, and everyone had a bed, and a good amount of space. We also really enjoyed using the pool table. We appreciated the beautiful grounds, and flowers also. I would definitely recommend this place, and appreciated the hospitality of Chris and Kay. It is a wonderful gathering place for a family!
