This villa offers 24/7 contactless check-in facilities, with no staff on site.



The villa is equipped with a noise detection system, that monitor noise levels 24/7 and is connected to the owners.

The villa is equipped with an EV charger to charge your electric car on your driveway.

Living area: With wood burner, Smart TV, and bluetooth stereo speakers.

Kitchen area: With electric NEFF oven, NEFF induction hob, combi microwave/oven/grill, fridge/freezer, dishwasher, Smart TV, and tiled floor.

Utility room: With washing machine and tumble dryer.

A short walk away is Horning village with three excellent riverside pubs, restaurants, cafés, a village shop and post office. This perfect home from home is well-equipped with all the facilities you will need to enjoy your holiday in Norfolk. With a contemporary design, floor-to-ceiling windows and bi-folding doors offering lovely views across the garden, Kingfisher Lodge certainly offers a very sociable space for families and friends to enjoy.



The game room has a pool table for hours of entertainment for all the family. The open plan living space with large sofas and a warming wood burner is ideal for those cosy nights in. The well-equipped kitchen, complete with quality appliances and a central breakfast island, will surely be a hit with the chef of the family. Each bedroom offers quality beds to ensure the best night’s sleep, two of which have the added benefit of en-suite facilities.



The Neighborhood:

Horning village, a picturesque broadland village with riverside inns, restaurants, a selection of small shops and tea shops, is just within a few minutes’ walk. One of the best ways to explore this magnificent waterway is by boat, with daily boat hire and trips along the river available from in the village.



A paddle steamer cruises up and down the Broads, taking in the beautiful scenery and abundance of wildlife. Held during summer are several boat races and a week-long regatta where you can enjoy all the boating action from one of the many pubs or restaurants situated along the riverbank. Fishing enthusiasts will be delighted with the numerous opportunities nearby, so be sure to bring your fishing rods.



For those seeking a more active holiday, the marina and leisure club welcomes visitors who wish to enjoy water sports, or there are plenty of walks and cycle tracks that take you through the village and into the surrounding countryside and nature reserve.



Children will enjoy BeWILDerwood, 1 mile away, an outdoor tree top adventure park, or Wroxham Barns, 4½ miles, and the Dinosaur Park at Lenwade, 18 miles, also make for a great day out.



Wroxham, 3¾ miles, is known as the ’Capital of the Broads’, and has wide variety of waterside cafés, restaurants and pubs, as well as a railway station serving Norwich and the coast, and the Bure Valley Railway, a miniature steam train running from the popular market town of Aylsham to Wroxham. The beautiful Norfolk coastline, with excellent sandy beaches, can be reached within 12 miles. Spend a day exploring the city of Norwich, 11 miles, with its cathedral, museums, theatres and a vast array of cafés and shops. National Trust properties including Felbrigg Hall, Blickling Hall and Horsey Windpump are all well worth a visit. Beach 12 miles. Shop, pub and restaurants 400 yards.



Other Things to Note:

The villa is equipped with a noise detection system, that monitor noise levels 24/7 and is connected to the owners.



The optional costs for the use of the hot tub of £25 per night are not included in the reservation (capped at £100 per stay).



If required we offer the option to provide an extra foldable bed. The costs are £17 per night.

Early check-in and/or early check-out can be arranged for an additional fee of £50 (subject to availability).



To give you peace of mind and maintain our high standards, we offer two options to cover you against small unintentional damage at this property.

We offer the option to add a Damage Waiver for just £50 per stay that covers up to £500 in accidental damages during your stay. Alternatively, you may choose to pay a refundable Safety Deposit of £500. The hold on your payment method will be released within 7 working days after your check-out subject to no damages.

In case you travel with pets, please note that there is a pet fee applicable of £50 per pet per stay.

Property is well presented, I wouldn’t say it’s luxury though but lovely location. We did enjoy our time at the house. Great size kitchen but could do with new pans, more serving dishes/salad bowl/water jug/cocktail glasses/chopping boards (should have one for raw meat, one for cooked meat and one for fruit and veg) knives blunt too, again very tired looking. The garden was bit disappointing, boarders could look much nicer and would have been nice to have more than 2 sun loungers but I appreciate the patio isn’t big enough. The berries dropping into hot tub wasn’t great and having to sweep patio because of berries but again, this was mentioned in booking info. Beds were comfortable although some of the pillows could do with replacing. Could have done with a small bath towel for heads, as-well as the bath towel each. Dining area comfortable and nice to have the speaker for music. Easy enough to link to. Lighting above island and pool table could do with looking at as the colours aren’t great so didn’t use them whilst cooking. Fridge freezer was lovely size. We have stayed in a lot of places and would usually expect kitchen towel on arrival and kitchen foil but neither were there so we had to go out and buy some. Also, the toilet/bathroom had very little toilet roll in and we had practically ran out by Sunday afternoon, so again, would have been nice to have 1/2 spare in a cupboard. The carpet on stairs in need of a clean. Cobwebs around windows/sills/skirting.

Spacious, Comfortable, and Sleekly Modern

Big roomy modern house with great kitchen and bathrooms. Good space for families and the billiard room is added bonus. Garden fenced and excellent play space for young ones. Be careful on patio steps. Fantastic location to walk into town and wonderful little park right across from house for kids. Great location. Recommend looking at house manual online before arriving for house operating instructions. Enjoyable stay and would be happy to go back.

Beautiful horning

Lovely place feels quite special. Bring more towels or just use the washing machine - massively helps No egg chair sadly and hot tub is extra so check before you book the small print. Welcome pack was a treat but the price needed it/ Beautiful area lovely neighbours and great contact with host.

Great family getaway

Lovely house

Great location for a family getaway. Well appointed, although the garden is a little smaller than appears in photos. Unfortunately there was a mechanical problem with the hot-tub and it was only functional for one-night of our three-night stay. Managing agents were responsive to the issue.

Just returned from a long weekend at this property. Perfect location for us in the centre of Horning. Very well appointed throughout, clean, spacious and modern. Would definitely book again.

Excellent, modern property

The accommodation was excellent. We had everything we could have wanted for a relaxing holiday. It was clean, very modern, with lots of gadgets. There was lots of space for the seven of us. The welcome pack was just what we needed. The village was lovely and it’s an ideal spot for venturing to the beach or the city. Would definitely recommend.
