This waterfront villa, located on the southern tip of Cap Martin, is surrounded by the Mediterranean sea on three sides (approximately 80%) and is just a 10-minute drive to and from Monaco. The property has direct sea access suitable for tenders. Only 150 meters further south is the La Môme Riviera beach club, part of the prestigious 5-star Maybourne Riviera Hotel.

In the opposite direction, the Italian border is also just a 10-minute drive away, leading to the charming towns of Ventimiglia, Bordighera, and San Remo.

The villa features 4 bedrooms and 4 bathrooms and parking space for up to 3 vehicles. The outdoor area includes a large 14-meter swimming pool and a spacious 5-meter jacuzzi/hot tub situated above the pool. Expansive terraces offer plenty of room for up to 8 guests to relax and enjoy the views.

A guest-favorite Italian restaurant, Fellini, is just a 3–5 minute walk away and boasts a lovely garden with sea views. The renowned restaurant/lounge franchise Loulou, originally from St. Tropez, has recently opened a new location just a 3-minute walk down the peninsula.

One of our partners also offers a range of luxury cars for daily rental—including Rolls-Royce Cullinan and Dawn, Lamborghini Aventador, Aston Martin, McLaren, Ferrari, Mercedes S-Class, Porsche 911 Turbo, Mercedes GLS 63, and a Viano Van (with or without a driver). They also offer day charters for yachts starting from 40 feet and up.

A family getaway

The property was right off the shore and the views were to die for. Immaculately maintained and Mike was super friendly and helped us with the best recommendations in town. I would highly recommend this stay for everyone.

Great property in Cap Martin

We stayed for 5 nights. Although the pics of the property look good, it's much nicer in person. Location is amazing. Close to Monaco and Menton, a nice old town. There are great restaurants within 5-10 minute walk. Also a nice pathway 5 minutes away by the water for a beautiful hike. We really enjoyed our stay. Hosts were responsive as well. We would come back

Monaco F1 Experience

My family decided to take a trip to enjoy the Monaco F1. We stayed for 1 week and thoroughly enjoyed the Villa. We had 3 adult couples each had their own room and bath along with spacious shared living areas. The villa is located in a very convenient location, local restaurants within walking distance and UBER/Taxis readily available for trips to local towns. The owners were very available and extremely eager to help with recommendations including local shops, restaurants, taxis, etc. I would highly recommend the Villa for a family vacation.

A beautiful home for two families

We were two families travelling together, and regular visitors to the Côte d’Azur. We had a fabulous time staying 14 nights at this beautiful property. Our hosts were very helpful and responsive and the property exactly as described. The location is a short walk from restaurants and boulangerie yes far enough to be peaceful and quiet. The coastal walking track around the cape to Monaco an unexpected treat. Simply beautiful. The only thing to be aware of is that the two floors of the property are connected be outside stairs only. This worked well for us (two bedrooms on each floor, which gave each family a separate space), but may not suit all travellers.

Fabulous villa with amazing views

Spacious, stylishly furnished villa, wonderful hot tub (too early in the season to sample the swimming pool!). Amazing vista - all the way to Italy, plus beautiful sunrises. Secure off road parking. A very quiet area. Easy walking distance to neighbouring Menton, excellent access to Monaco and Italy. Very helpful owner, possessing fantastic local knowledge - including the best restaurants!

Very quiet surrounding, great for large families

The house was very accommodating for our large family of 6 (4 children between 12-20). Being recently renovated it felt very fresh and clean - something we very much enjoyed for a holiday where you don't want to be confronted with the hassles of a run down house. The side terrace was covered in leaves when we arrived, supposedly from strong winds that were there a few days before we arrived. The hosts were nevertheless very helpful and on the same day still a lady came to make sure everything was perfectly clean again. The beach is only 5 minutes walk away and one can go swimming off the rocks just in front of the villa. The water is absolutely fantastic and visibility is great if one is a fan of snorkelling. Monaco and Italy really is only 10 minutes away by car as per mentioned on this listing, Nice 30min, Cannes 45min and St. Tropez 2h. All destinations were worth seeing in themselves and overall the location for us was perfect. Can only recommend. 5*

Relaxing holiday

We were very pleased indeed but we by principal never give 5 stars. Great villa with non overrated ocean view, very nice to wake up to. The villa has view over the beaches of Roquebrune Cap Martina and Menton, and the beginning of the Italian coast up to San Remo. San Remo is known as a town of flowers and a visit to there driving along the ocean road was really breathtaking. Great food and shops. Wife was very pleased. Also Monaco is only 10 minutes from the house the other way. Nice restaurant called Fellini is down the left of the house about 300m at the roundabout. Nice authentic Italian restaurant with great pizza and seafood. Very reasonably priced and casual. Sea is beautiful to swim in, turquoise water, but everybody knows this.... We rented a small boat for the day to go to St. Tropez. Great day out. Hosts very helpful.

Happy days on the french Riviera

I decided to rent this wonderful villa because we all like the sea and wanted to have sea Noise when planning on our journey. we came from the very hot Brooklyn NY and enjoyed the sea brise and appreciate the Mediterranean/European Lifestyle. we booked more or less a great break on the French Riviera for each of my family members, our kids enjoyed the beaches in front of the property, the huge jacuzzi next to the swimming pool with amazing sea view. my wive enjoyed the Vista beach club 100 yards south of the villa and the Monte Carlo Beach club. my mother enjoyed the shopping in Monaco and San Remo, and I enjoyed that my whole family was satisfied in the end. we had unforgettable evenings with friends in the restaurant and Club La Vigie and on Monaco beach, it is difficult to find a better place worldwide. We had very funny evening's in all the clubs in Monaco, only great times. We had a lot of guest , we realised the property is easy to reach by car which gave it a huge advantage for Taxi's but also with the train as multiple people had to get escorted to the villa. We needed 10 minutes drive to Monaco ,sometimes we had 3 cars with drivers and enjoyed the easy access and parking when having guest over. We rented all designer furnitures trough our NY designer from a high end show room in Italy , this was the right solution. Great fun vacation for everybody, and very secure vacation for all of our family members. we have rented one other villa in Cap martins before with a very sad missing sea view, we learnt it the hard way and that it can't be compared to the value of a Sea front villa with panoramic view. Don and Michel were very helpful with everything , back in Brooklyn we can see that we got some trustful friend in Europe, thank you guys again and see you soon.

Great villa with fantastic view!

We were 2 families that rented this fantastic villa together and we had a great vacation! The house i separated in two floors, and sleeps 8 without crowding. 4 bathrooms is also a plus. We all enjoyed the jacuzzi and the pool with the amazing view of the sea. The location is perfect just by the water and we made several day trips to Italy, Menton and Eze, everything is very close. Just outside the house there is a seaside walkway that takes you all around Cap Martin, perfect for a morning walk or run. There are many restaurants close by if you wish to eat out. The host Michael was very helpful at all times, and gave us lots of information about restaurants, where to shop, maps etc. We are sure to come back!

Best villa we have rented - will be back in April!

great sea views, yachts and boats moored in front of the villa, you can hear the sound of the waves! Great panoramic views to Menton, Italy and the open sea. We loved the large swimming pool and the high-end jacuzzi as well as dining out on the terraces overlooking the ocean. Kitchen is equipped with all new appliances, furniture by Philippe Starck and beds in white leather; could not be better! and yes, the seaview from the rooms is stunning! Mick and Don are great hosts - they are very courteous people and also gave us so much useful info about the area. Best tipp: try out Fellini's restaurant which is only a 5min walk along the coast - it become our favorite restaurant. Five stars from us! Best regards, Toni and Christine

Very nice location - Walk to Italy and Monaco

We decided to rent just after peak season which allowed us to avoid the crowds. What we enjoyed most about this villa is that it sits right in between Monaco and the Italian boarder - either way is more or less one hour by foot an 10 minutes by car. The area offers beautiful scenery - from the mountains, as from the waterfront. Villa itself was ideal. 4 bedrooms with comfortable beds and 4 full sized bathrooms. No compromises were made. Pool is deep which is great for long swims across the pool. The view in morning is breathtaking - especially the first few days. Hosts Don (son) and Michael (father) were great and organised transport, 2 trips and extra service around the house for us. Regards

Fantastic location!! Glamour and nature combined

Me and my family had a fantastic time at this property and every day we were reminded why we had picked this place. The sea view is just unbelievable. When you stand in the living room you feel like you're actually standing in the sea. You even have a sea view when you are swimming in the pool. It is great and should the owners add the whirlpool above the pool like they have planned over the winter, this villa will be incredible. Either way, we had a fantastic stay and we can only recommend this house for your holidays in the French Riviera.

What a villa - LOCATION LOCATION LOCATION

Absolutely beautiful view. You can see onto the italian boarder which is spectacular in the morning when the sun rises. The villa itself is completely renovated and the owners have been very helpful with any needs we have had. Again I reiterate the view is breathtaking. You can watch the boats anchor from the infinity pool - highly recommend a visit. Very close to everything too

A superb holiday

Top Urlaub

Wirklich top, die Location ist einzigartig. Man hat vom Wohnzimmer das Gefühl das man im Meer steht. Wahnsinns Aussicht! Super preis Leistungsverhältnis mit allen Bequemlichkeiten die man sich vorstellen kann. Sogar Deutsches fernsehen! Wie es scheint würde ordentlich aufgerüstet und es gibt jetzt sogar ein BBQ grill. Damit kann man jetzt endlich draußen auf der Terrasse grillen. Wir haben es aber auch ohne BBQ sehr genossen und falls das Budget es erlaubt, kommen wir dieses Jahr wieder. Wir waren sehr zufrieden.

Vacances à la Côte

On à louer la villa l'été dernier pour un mois. Notre séjour était très confortable et agréable. La vue de la terrasse et de la piscine était phénoménale et nous avons passé un super temps. Des photos, il semble en plus que la maison a été améliorer depuis. Le propriétaire était toujours très aimable et était toujours prêt a prendre sont temps pour nous quand on avait besoin quoi que ce soi.

Comfortable, with a fabulous view--definitely not luxury or romantic.

The Villa is still in need of further renovation and redecoration--- the furniture is shabby with a dining table that seats 4. The outside barbecue and furniture could seat 12 on rather 'rustic' chairs and tables. The beds are comfortable but bedroom decoration like chairs is lacking. The downstairs TV's are German speaking. No garage, no safe as indicated in description---parking is available for 2 cars off street and secure.The Villa does have potential but needs money spent on it to make it more than 3 star. It is reasonably close to transport and while a car is not necessary it would be handy. Pool is not heated and not child safe as there is no fence completely surrounding it.

Comfortable but tired Villa being slowly renovated

Much of what is advertised was not available---- no garage, no clothes dryer, no jacuzzi. Dining table with seating for 4 only internally. Externally barbecue with seating for 12 at very 'rustic' tables and chairs. Parking for 2 cars secure and off street. Whilst the Villa is under renovation it appears to be going on for a considerable time from a previous review. The owners son Don could not have been more helpful, he organised the American fridge and the barbecue, plus various cooking utensils which were not available when we arrived even though we had booked 6 months prior to arrival. The Hippocampe Restaurant is very good and within easy walking distance, the owners of the Villa recommend Felini Restaurant--we were not impressed. Two bedrooms downstairs lack seating and TV is German only. One bedroom downstairs has no hanging space. The Villa has a fabulous view and close to Menton for shopping and pretty close to transport. A car is handy but not absolutely necessary. The bathrooms have been renovated and look good but the shower water flows onto the floors. Before I could recommend I would have to be sure that the renovations were complete.
