A Home to Relax and Unwind
Step into a warm lounge built around a stone fireplace with a chunky wooden mantel, where two deep leather sofas and a soft patterned footstool invite you to sink in after a day exploring Devon. Coastal artwork, parquet and wooden floors, and quirky driftwood touches give the cottage real character, while the wide lawn rolls out toward the rolling green hills beyond. With a real log fire, a smart TV in the lounge and books and games on hand, it is set up for slow, easy days away from the crowds.

Outdoor space
• Large lawned garden with a sunny deck, picnic table, a private hot tub with sweeping country views and a cedar barrel sauna tucked into the greenery.

Set in the tiny rural hamlet of Ash, the cottage sits in the rolling green South Hams countryside just outside the historic naval town of Dartmouth, where the loudest sounds are usually cows mooing and birdsong. You are minutes from the Start Bay coastline, with sandy beaches, coastal walks and family attractions all within easy reach.

Good to Know Before You Book
This is a genuine country cottage next to a working dairy farm, so please expect occasional farm traffic on the lane, the usual countryside smells and sounds, and the odd insect indoors despite thorough cleaning. There are wooden floors throughout and steps to the front door, between the cottage and garden, and from the bathroom to the landing, so it is not suitable for guests with impaired mobility. Please dry your feet after bathing, as wooden floors and steps can be slippery when wet. The garden is large and as secure as we can make it, but determined dogs may find gaps in the hedges, so supervise any dogs prone to running off. The hot tub and sauna are used entirely at your own risk; children must be supervised at all times and children under 8 must not use the sauna. The annex stays locked unless arranged in advance, has no central heating and is not recommended in winter. Self check-in is via a key safe by the front door, with full instructions sent before arrival.
Extra charges
A few optional extras are available subject to availability: dogs are welcome at £25 per pet per stay, up to a maximum of 3; hot tub use is £100 per stay to cover servicing, treatment and energy costs; early check-in is £20 per hour and late check-out is £20 per hour. Please request any of these after booking.
Booking policy
Guests are required to pay a security deposit of £200 prior to their stay. This is fully refundable pending no damages or excess cleaning being required. This will be a pre-authorisation hold on the card taken at least 24 hours before you check in, and is automatically released within 3 days after check out.
Full payment is due 30 days before arrival and will be automatically charged to the card on file. If payment fails, it must be completed within 24 hours or the booking will be cancelled. Early payment is allowed; card fees up to 3 percent are non-refundable if cancelled.
Cancellation policy
Full refund if cancelled 30 or more days before arrival. Fifty percent refund if cancelled fourteen to thirty days before arrival. No refund if cancelled within fourteen days of arrival.

• Up to 3 well-behaved dogs welcome; please include them on your booking. Dogs must not be left unattended, should be kept downstairs and off the furniture, and any mess cleared from the garden.
• No parties or events.
• No smoking anywhere inside the property, including e-cigarettes and vaping. Please smoke outside, away from the property, and dispose of any ends sensibly.
• The hot tub and sauna are used entirely at your own risk. Please read and follow all safety instructions in full, supervise children at all times, and keep glass, food and drink away from both. Children under 8 must not use the sauna.
• When using the open fire, keep the spark guard in place and never leave it unattended.
Maximum 4 guests; the listed capacity is the absolute limit and includes any visitors.
Please take care on the wooden floors and steps, particularly when wet, and treat the space with care, leaving it as you would hope to find it.
