A luxuriously appointed retreat for up to three people. Pear Tree guests love the romantic and special ambience of this cottage, Whether is is stepping out onto their own delightful terrace for morning coffee or indulging oneself in a palatial bathroom. There are French doors from the kitchen opening onto the sunny terrace and Victorian walled garden. With:

Manor Farm Courtyard Holiday Cottages in Hampstead Norreys; a picturesque farming village in Berkshire, with easy access to Newbury, Oxford, Highclere Castle (the location for ITV’s ‘Downton Abbey’), Didcot, Swindon, the M4 and A34. Our luxuriously-appointed self-catering cottages are ideal for large groups, sleeping up to 16 people across four cottages. These 17th century former barns and stables, renovated by the Betts family farm, provide everything you need for a luxurious stay in glorious Berkshire countryside.

All cottages have dishwashers, washing machines, fully equipped kitchens and free high speed wifi.

Cots and highchairs can be provided.

There is free parking outside the properties. Pets allowed for an extra charge.

We offer a specially adapted accessible studio cottage, generously equipped and graded to M3i standard. The kitchen can be adapted for a wheelchair user if necessary.

The village community shop cafe; café next to the Cottages offers fresh food and provisions to cater for all your needs.

Idyllic family break

Beautiful barns, set in a picturesque village. We booked all the barns and thus had a private garden to ourselves which the kids loved. The owner, Jessica is amazing and friendly too. Nothing was too much bother for her

Perfect place to relax and enjoy the beautiful area.

We really enjoyed our stay in the cottage. It’s a special place with lots to see and do in the area. The community shop is very handy and the cafe serves delicious foods. Overall it’s perfect for a relaxing holiday .

All of it, the cottage is always clean,warm in the winter, and the dog loves the Orchard at the rear.

Our stay in Pear Cottage was absolutely delightful and we & the dog felt very much at home.

We loved the quiet location, the beautiful surroundings, the convenient & well-equipped Community Shop on our doorstep, the warm and friendly welcome, the beautifully designed interior, comfortable beds, homely feel and dog-friendliness. It was everything we'd hoped for and we'd certainly come back again.

Lovely cottage

My wife and I stayed with our two cockapoos. The cottage was beautifully presented and spotless for our stay. The rural location is peaceful with plenty of dog friendly walks from the door - a lovely find which we’ll use again.

Five comfortable nights in Hampstead Norreys reconnecting with family and enjoying village life.

Ours was a repeat visit as the location continues to be perfect for our purposes. The cottage was comfortable and well appointed and the adjacent village shop meant that we never ran short of essentials. The management were friendly and helpful.

Mix of business and pleasure. Very comfortable in Pear tree Cottage once we'd figured out how to switch the heating off ;)

I am glad you had a good stay here. Thank you for the feedback. We always like to know where we can improve. Sorry to hear the window was stuck - it had been painted recently and must have swelled in the weather. All fixed. Each cottage does have full cooking equipment but the casserole dish may have been borrowed by the previous guests for a large group. Very sorry

Luxurious and well appointed

Cottage is very well presented, very comfortable access to the garden wonderful for dogs. Jessica and her family are wonderful hosts and nothing was too much trouble. Having the community shop opposite which also offers breakfast is an added benefit.

We had a wonderful week in this gorgeous cottage

Located 5 minutes from the village pub and with a wonderful community shop in the Courtyard. The building has been beautifully converted to a very high standard and has everything you need for your stay. There is so much to do in the surrounding area and local footpaths literally on your doorstep.

We had the most magical stay at Manor Farm Cottages with our nearest and dearest for our wedding!!

Everything at manor farm courtyard cottages was amazing, we can’t fault it! We booked all the cottages as well as some of the rooms in the manor house with all our family and friends for 2 nights for our wedding which was held nearby. Everything from booking to the stay was fantastic. Jessica was super friendly & helpful. Having the community shop on site was very useful! The cottages were quiet and private and spacious and clean, thank you for a great stay where we made memories for a lifetime!

Good accommodation in a lovely setting

Peaceful village with the added bonus of an onsite community shop and cafe. Jessica was very welcoming and helpful. Dog friendly accommodation with a lovely orchard for our dog to play in and outdoor furniture which allowed us to enjoy the views and quiet. Pear Tree cottage was very spacious for a one bedroom cottage with an amazing bathroom.

Village perfection

This lovely barn conversion is beautiful inside and out. So many great features with the added bonus of an amazing community feel, including a community shop. The hosts were very helpful and the local area was great for walks. We wish we could have stayed longer.

So comfortable and convenient

The barn is just lovely, being well-equipped and in a beautiful setting. We enjoyed the convenience of the community shop in the complex and the proximity to Newbury and Wantage. There were great walks nearby and a good pub. I just wish we’d had the time to stay longer.

The family have owned the farm in the centre of the village for several generations and it continues today to be a working arable and beef cattle farm. We are live next door to the self-catering cottages so are on hand to answer any questions and to meet our guests. There is lots to do close by for walkers, families, groups, couples and singles. We can cater for everyone including single people on business in the area or looking for a short-term house in between houses or if you need to move out for building work. Orchard cottage is popular with large groups as you can all eat together but sleep in different cottages next door, suitable for birthdays, baptisms, wedding parties, stag & hen parties, family reunions etc. The Living Rainforest is a great place to visit in the village with a sloth, monkeys, butterflies to see. We are a popular base to visit Oxford, London, Windsor, Legoland, Goring and the Ridgeway for walking. The heating for the self-catering cottages has is run on a wood-pellet boiler so very environmentally friendly.
