We welcome you to enjoy our relaxing, canal side 3-bed/1.5 bath cottage in a fantastic, peaceful location, close to Wakefield Centre, suitable for holidaying groups, contractors, family relocations, business travellers, hospital staff & visitors and all other short stay needs.

Situated just 3 miles (10 mins) from Wakefield Centre, 12 miles (20 mins) from Leeds & perfectly nestled by the Stanley Marsh Nature Reserve, our cottage can comfortably sleep 8 guests inclusive of double sofa bed.

Ideally situated just 10 minutes from Wakefield Centre, 25 minutes from Leeds City Centre this peaceful home is furnished and finished to an exceptionally high standard throughout. This cosy cottage can accommodate up to 8 people inclusive of double sofa bed has off road parking for up to 8 vehicles, as well as a private garden, indoor & outdoor dining areas and a log burning stove. A travel cot & high chair are also be made available at the property.

Our home is the perfect place for a quiet leisurely getaway surrounded by peaceful views with opportunity for some relaxing walks on the Calder Canal Walking Trails or a cheeky pint in the Stanley Ferry, a short walk away. Wakefield City Centre is only a short drive/taxi ride away and is home to The Ridings and Trinity Walk shopping centres, a large selection of restaurants & bars and a vibrant and diverse nightlife with something for everyone. With a good sized, fenced back garden, the property is also suitable for children of all ages, but guests must be aware of the canal to the front. Your furry friends are also made welcome at this home at no additional cost!

Its also the ideal place for contractors to relax and unwind after a hard day on site. Our fully functional kitchen means you can cook for yourselves & kick back with a beer or head over to the local if you prefer! The ample off road parking means you can also bring the van/vans!

COVID UPDATE:
We have prepared our property for the current challenges facing guests. You can be assured therefore that we will be fully deep cleaning our property between every guest.

The property consists of a spacious lounge with two comfortable sofas (one being a double sofa bed), a TV with Netflix and a log burning stove.

The front garden boasts canal side views and outdoor seating.

The kitchen comes complete with a dining table & chairs, a Fridge, Freezer, Oven, Microwave, Dishwasher, Kettle and Toaster as well as cooking equipment and crockery. All cleaning materials including washing up liquid, hand sanitizer, surface sanitizer are supplied. Tea, coffee, sugar and condiments are also made available.

The rear garden offers private relaxation with sun-loungers and outdoor furniture.

Two of the bedrooms include comfortable double beds, one bedroom includes a cabin bed that can be a double or single. All bedrooms include wardrobes/draws for clothes storage.

The house bathroom includes bath, overhead shower, toilet and wash basin.

The downstairs WC includes a toilet and wash basin.

Off road parking for multiple vehicles is available outside to the side of the block in a residents only car park.

**** If you are looking for a party house, or setting for a large gathering, our home is NOT for you. Strictly no partying at this home. We do have neighbours with young children, out of respect for them and the neighborhood we do not allow large group gatherings/parties. ****

Check-in time is after 4pm and check-out time is before 10am.

Other things to note
"Surveillance Device Disclosure: We have a Ring video doorbell and Ring camera floodlight in the garden that records those entering the home. There are no devices inside of the home."

Prior to arrival we will send you a unique key safe code to enter the property. We believe in letting our guests enjoy their stay alone, however if you do need anything we have people on hand to help you anyway possible.

Rules: This is a residential area and the guests should follow the below rules.
1. No parties or events at the house.
2. No unregistered guests or visitors allowed. The maximum property capacity is 10 people.
3. No Smoking inside the property
4. Pets are allowed.
5. Parking should be made in designated area. Guests and visitors should comply with the parking regulations and requirements and must show consideration to other vehicles in the neighborhood.
6. Quiet time after 11pm. We have neighbours with young children, so we politely ask our guests to be mindful of this.
7. No eating or drinking in bedrooms. Please enjoy your meal in the dining area.
8. Dispose of any rubbish in the bins provided.

Guest access
The whole of the property is accessible. Guests will have exclusive use of the entire house. Access is self check-in via a lock box and the code will be sent to the guests on the day of check-in.

I prefer to give my guests space to enjoy the property, however I do live locally, so if necessary, myself of one of the team can attend.

Peaceful canal side property with charming views and the local family friendly pub offering great food, a wide selection of beers & spirits, an indoor soft play and outdoor play area a short walk over the footbridge.

Ample free off road parking in residents only car park to side of property.
