The converted farmhouse is the epitome of Estate modern elegance.
• Three bedrooms inside the main building now enjoy their own private en-suite, as does the annex (accessed via the courtyard – Separate to the main house)

70th birthday gathering

Our family and friends booked several cottages to celebrate my 70th birthday and it was the perfect venue. We have been coming to Graythwaite over many years with our young children as it is a great spot for young families. Home Farm was clean though a lot of biscuit pieces down the back of the sofa! with comfortable beds and clean bathrooms. We made good use of the field and outside areas, and though there were a few parties on Saturday night, we were not disturbed. It is a beautiful venue and we will be back.

Beautiful house, recently modernized.

A very beautiful house, fully equipped for a large family. Wonderful, modern interior design. Great colour scheme and nice furnishings. Perfect layout. Great walks around.

Lovely break

Had a lovely week in home farm house. Kids loved on site pool and games room. Staff very helpful. Will be looking at coming back in future.

Great stay at Graythwaite in our second year, already booked for next year

Lovely house - we had Home Farmhouse for our children and grandchildren with the small Briar cottage for ourselves across the courtyard. It's a lovely part of the Lakes and we enjoyed ourselves just as much as last year - coming again next!

Home Farmhouse

The house is lovely. Few damp patches in bathroom and kitchen. The pink headboard in the annexe bedroom needs replacing or a good clean.

Quiet and picturesque setting

We were a family of seven so Home Farmhouse offered us the ideal solution for a couple of grandparents and a family of five and their dog. Home Farmhouse was of a high standard. The welcome pack was much appreciated. The facilities in the main house were very good with more than sufficient beds and bathrooms for five and a dog. The annex had a cosy, small bedroom with a good-sized bathroom and a very reasonable sized walk-in shower. The annex lacked coat hooks for those inevitable wet coats in the lake district, plus no towel rails for wet towels. For such a large property, and typical of so many holiday homes, the lack of coat-hangers was noticeable, especially the annex. There was a lovely spacious outside seating area and secure garden, great for the dog and relaxing. There was also plenty of parking. On the estate, the swimming pool was a fantastic facility as was the Games Room. The well stocked shop was good but the opening hours were not very frequent. We booked the estate run boat trip on Windermere which was great fun and very informative. Some of the family also enjoyed the Hidden Sauna. Set in a large country estate with extensive Windermere shoreline ownership, there were plenty of walks in the area, including two nearby tarns. Windermere lakeside was a 15 minute walk away. Beatrix Potter's Hill Top was a short car drive away, very close to the lovely Esthwaite Water. One of the loveliest parts of the Lake District, Tarn Hows, was an easy drive away. The family enjoyed water sports at Ambleside, a 40 minute drive away. Hawkshead is a 20 minute drive with 4 pubs to choose from.

Spend Christmas there with all the family wonderful location with fantastic walks

Stayed over Christmas with the family beautiful house with everything you need to make a Christmas dinner . Lovely festive feel this a freshly cut Christmas tree and log burner. We took two dogs the field at the back was ideal to let them run freely. Great local walks although the weather was dreadful this didn’t stop us!! Highly recommend

Fantastic week at Home Farm

Another fantastic week at the beautiful Graythwaite estate, our 11th visit over the last 35 years and will not be our last! We have stayed in many of the cottages and Home Farm this visit maybe a new favourite!! Newly refurbished it is bright, homely, comfortable and incredibly well appointed with everything you need. The enclosed garden area was totally safe and great for our tiny dachshunds. Special thanks to Jack the coach for archery and the clay pigeon instructor who provided thoroughly enjoyable instruction this week.

Gorgeous place to stay

Amazing as always minus small hiccup of power failure on first night we would suggest an emergency box with candles or torch, emergency contact, keep guests up to date and it would have helped if th3 shop had been opened as we had all just arrived. We stay in the annex of this property we would again suggest to replacement very small dressing table with large chest of drawers, for clothes storage top can also be used as a dressing table thank you Kate Williams

Lovely property as usual

This is the fourth time we’ve stayed in a Graythwaite property and haven’t once been disappointed. The properties are all brilliantly located and of a similarly high standard. We’ve not booked any activities this year, but have done so in the past and thoroughly enjoyed them. They are easy to book, loads to choose from and well organised. Home Farm is a really nice property, with lots of space for the whole family and two dogs. Located by the farm shop and near to the pool, but still feels very private. We will definitely be back and are already looking at booking again for next year.

Overall Excellent with a couple of aspects less so.

Great Stay , excellent accommodation for 3 generations of our family. We had a really good time but it could have been improved. 1) The on-site shop was closed all week and we had not been informed prior to arrival. This was annoying as it meant we had to shop more off-site. Better communication would have helped. 2) The towel rails and bedroom heating could not be turned on to dry towels etc.Not too major , but the weather was getting colder and damper.Again we would have mentioned it at the shop if it had been open.... and I know we could have called the central office. We would be very happy to return , especially if 1) and 2) were operational.

Lovely house for a young family

We stayed in this property by accident! We'd arranged a booking for a smaller property on site and that became unavailable due to a leak. We were re-located to the Home Farmhouse with no extra charge. It's very large for 2 people but it is lovely. The caveat: I have some back trouble and not great mobility. There was no downstairs room available and there is no downstairs bathroom either, so a lot of climbing of steep stairs with only one handrail. There are also steps up from bedrooms to ensuite bathrooms. This is not the best place for anyone with mobility challenges (and possibly tricky with small children) but would be wonderful for those who are fit and healthy. There is a lovely garden and garden furniture with this property, and the surrounding woods and feilds are absolutely beautiful. The kitchen is very well equipped and the heating kept the house toasty warm.

Spacious holiday home.

We enjoyed our stay, the property is spacious and with 6 adults a baby and a dog we were never cramped. There were a couple of minor things that would have improved our stay. Oven trays cheap quality and needed replacing. More Kitchen knives would have been useful. Plenty of cutlery provided but not enough teaspoons. .In one of the bathrooms the taps were very loose from the sink. Also no place to put toiletry's etc in the bathrooms a shelf is all that 's needed .All of these a simple fix. Very dangerous turning onto the main road, a mirror placed so you can see any traffic coming would be handy. We had few near misses when turning right !. The walks around the estate are beautiful and we have never seen so many pheasants . We stayed here to attend a wedding on the estate. Its a great venue and everyone had a wonderful day.
