3-bedroom poolside villa in Kato Paphos, Cyprus with roof terrace and free Wi-Fi

This three bedroom holiday home occupies a prime position on the newly completed Paradise Gardens IV complex - a prestigious development of privately owned villas and apartments, built in traditional Cypriot style by the award-winning Leptos Estates, and set within beautiful, landscaped gardens.

The accommodation sleeps up to 8 guests and is arranged over three floors, making it ideal for families holidaying with grandparents, or two or three couples enjoying a holiday together.

The relaxing air-conditioned lounge is furnished with a three-seater sofa bed, two-seater sofa, armchair, coffee table and two occasional tables. Sliding doors open onto the patio that is furnished with a table, four chairs and a parasol. It provides direct access to the pool, making it particularly suitable for families with children. The dining area has a large pine table, which comfortably seats six people and is perfect for formal and informal dining.

The fully fitted kitchen is well equipped with modern appliances including washing machine, fridge/freezer, microwave, electric oven and hob, toaster and kettle. Plenty of pots, pans, crockery and cutlery are supplied for guests wishing to eat in.

There are three air-conditioned bedrooms (two doubles and a twin) with fitted wardrobes, chest of drawers, bedside cabinets and table lamps. The twin and double bedrooms are on the first floor and the double has a full-width balcony overlooking the pool that is furnished with a table and chairs. With the second floor all to itself, the master bedroom has an en-suite shower room and private roof terrace that is furnished with four sun loungers, two chairs and a table. There is also an airbed for children, which is particularly handy if you have a young child who you want to sleep in the same room as you.

The first floor family bathroom has a WC, wash basin and bath with shower attachment. There is also a shower and WC on the ground floor and an en-suite shower room on the second floor.

The complex has two large swimming pools with poolside showers and sun loungers. In addition, there are four sun loungers provided for the exclusive use of guests staying at Paradise Villa.

Additional features of the property include TV with UK television channels, DVD player, games cupboard, laundry airer, washing basket, iron and ironing board and a hairdryer in each bedroom. There is also a comprehensive information pack in the villa containing maps, bus timetable, details of supermarkets and restaurants etc. plus several Paphos guide books to enable you to get the most out of your holiday.

For additional security, the villa is fitted with aluminium shutters, two smoke alarms and a safe.

Bed linen, bath and hand towels are provided. If you need a travel cot or high chair, these can be provided free of charge on request.

There is a mini-market and snack bar at the entrance to the complex, a 2-minute walk from the villa. The seafront is a 15-minute walk and the bars and restaurants are 10 minutes away. The complex is a 15-minute taxi drive from Paphos airport.
